Location was excellent - 7 min walk from train station and easy walk to main attractions like Trevi fountain and colosseum. Free upgrade to a huge suite. Beds were extremely comfy. Food in the restaurant was some of the best I had in Rome and received 20% off voucher for staying in the hotel. Very helpful and friendly staff. Very modern and clean.

Cons: Most hotels give you free gym and spa access so thought this wasn’t great you had to pay extra. No iron also in the hotel.

Cons: Subject: Extremely rude and unprofessional treatment by staff — racist behavior To the Management, We arrived at your hotel and went to the reception desk. The staff member — who appeared to be named Mhilo — did not greet us at all. His facial expression and attitude were unwelcoming, as if he was surprised to see us there. I politely asked if there was any available room, and told him we were willing to pay. Without checking anything, he simply said: “No, you should have booked early.” When I asked if we could wait inside for a while while figuring out where to go, he firmly refused and said we could not stay there. When I asked if we could at least sit, he still said no and began arguing with me. This behavior was completely unprofessional, rude, and discriminatory. I have stayed in many well-known hotels around the world, and I have never been treated like this. It felt clear that he was acting this way because we are Asian — he was racist and disrespectful. To make matters worse, another staff member — an Italian man named Nhilo — was kind enough to show us another hotel nearby. We ended up staying at Reno Hotel right next door, where the receptionist was very polite and helpful. My concerns: • The staff member Mhilo was unfriendly, unprofessional, and refused basic courtesy • He appeared racist toward Asian guests • He refused to provide even basic help or allow us to wait • He argued with guests instead of being polite I strongly suggest you train your staff properly on professionalism, hospitality, and treating all guests equally regardless of race or appearance. Modern hotel, stayed here for 3 nights. The receptionists were helpful and inviting, the amenities and comfort of the room were good. A/C was strong and helped us cool off from walking under the intense heat all day.

Cons: There was only one issue: there was water leaking out from the bottom of the toilet every time we flushed. We reported this to the front desk, and they assured us they would send people to fix it. We came back at night to see towels stuffed underneath the toilet. When we flushed, water would still leak out. We reported this to the front desk the next day, and they said they would call the maintenance crew again and tell them to fix it. We came back at night and the problem was still there. We covered the floor with towels as a workaround, but it still felt very unpleasant. Thankfully, we were only in the room to sleep at night and spent most of our time outside. When we checked out, we told them that the issue persisted and they apologized. I don’t know what was up with our bathroom but that put a damper on our stay. I heard other people had a good experience. We were just unlucky. Everything was else great otherwise.

We stayed at the Hive Hotel for 4 days. The strength of the Hive Hotel is the personalities of the front desk staff. They are always positive and upbeat during all interactions: pre, during, and post hotel stay. They arranged an excellent airport transport for us and allowed an early check-in after our transatlantic flight. We traveled together as a family of six adults booked into 3 rooms. In our booking request, we asked to be near one another and in twin beds. However, this did not happen/we were spread out and in double beds, However, we made it work and attributed the mistake to checking in 2 hours early. The rooms which were serviced daily were very comfortable, large, and clean with modern decorating. The beds/bedding were decent, and the bathrooms were upgraded with rainhead showers/strong hot water flow. We could hear some street noise inside our rooms. The location was safe, convenient, and satisfactory for touring Rome, about a 30-minute walk to most historical sites. There were many restaurants and a supermarket within one block. It was important to us that this hotel was close to the rental car place at the train station. If you are using the train often and/or touring outside of Rome for the second part of your trip, this hotel works especially well because of its train station proximity. We were able to pick up our car at the train station and then return easily and quickly to pick up our passengers and luggage by pulling off on one of the side streets around the hotel for a few moments. We ate breakfast every morning and one lunch in the rooftop restaurant. The food choices at breakfast were good and abundant. However, in contrast to the front office staff, the servers are unfriendly and inattentive to customer needs. We didn't try the gym and spa, but we don't know if we would have even if we had extra time due to the additional charges.

Cons: Inconsistent service, attitudes, and interactions with some hotel staff. Busy area--some street noise. Small, slow outdated elevators--we always took the stairs but this could be an issue for customers with disabilities. Gym and spa upcharges--it is always better to raise the overall room prices slightly and then offer your guests a more inclusive, elevated experience that includes some access to amenities.

Cons: We stayed at the hotel for couple of days, we’re happy with everything in general, but were shocked by unprofessionalism of the staff for losing our luxury item we ordered there. While it clearly said on delivery receipt that the item was delivered and signed for by the hotel employee including their name, we were told multiple times that they do not have our package which was pricey and caused some stress at the end of our trip. Luckily the brand handled everything for us and the package miraculously appeared in the hotel after we left. While the brand who we purchased from handled the situation perfectly, the hotel never responded to a single email we sent. The Hive is ok for a short term stay, but we do not think it is trustworthy after this situation.

Un bon hôtel assez récent. Les chambres sont propres et la climatisation fonctionne très bien, ce qui est particulièrement appréciable à Rome. Très bien dans l'ensemble et assez bien situé : environ 20 minutes à pied du Colisée et 8 minutes de la gare Termini.

Cons: Le personnel à la réception est poli et correct, sans plus. Le personnel d'entretien est très sympathique et toujours à votre service. Au restaurant situé sur le toit, le service varie de très bien à passable. Ce n'est pas un hôtel où le personnel est particulièrement chaleureux; il offre simplement un service dans la norme.

It was hard to believe what was taken from my room. We were in Rome for my birthday and my grandchildren had clubbed together to get me some earrings - when I was packing I realised they were missing- also cleaner had been through my toiletries and taken an item. I thought it was unusual to clean the room at 8am as I hadn’t even checked out and no sign of cleaners trolley on my floor. It’s come to something when you have to lock up your toiletries- never again. Am still upset.

חווית מלון מלאה ונפלאה: מהמתקנים הנקיים ומצוחצחים, החדר הגדול והיפה, הכל נראה חדש ומתוחזק למופת, ארוחת הבוקר עשירה ומגוונת, השרות נקיון יומי לחדר היה מעולה, חווית האדיבות והשרותיות היתה פנטסטית, לא היה איש צוות אחד שלא חייך והיה נעים ואדיב כלפינו, כולל עובדים שסתם חלפו לידנו במסדרון. למלון יש מסעדה שנהננו לאכול בה בערב. למלון יש ספא מעולה, אומנם ללא בריכת שחייה אבל עם ג'אקוזי ענק ומפנק וסאונות מעולות שכל כך נהננו מהם. המתבגרת נהנתה מחדר הכושר שבמלון. ועבורי, מי שהפכה את החוויה במלון מטובה מאוד לפשוט מושלמת זאת אנה, המעסה בספא, שבמקצועיות ובנועם נתנה טיפול עיסוי נפלא לרגלים העייפות שלי אחרי הרבה ימים של הליכה ברחובות רומא. בקיצור - כל כך מומלץ! כל כך נהנתי שאני צריכה למצוא הזדמנות לשוב.

Cons: המלון מרוחק 400/500 מטר משתי תחנות מטרו. קרוב לתחנת הרכבת ולשכונת מונטי המקסימה. יחד אם זאת - קחו בחשבון שהוא יחסית לא קרוב לאיזור ההיסטורי. כך שאם אתם לא רוצים לקחת מונית לפנתאון וסביבותיו (10-15 יורו בדרך כלל) או לא מאלו שגומעים בקלילות 2 קילומטר לכל כיוון - המיקום עלול לאתגר אתכם. מהצד השני, החדרים שקטים והסביבה עצמה של המלון נעימה ובטוחה.

Отель в целом оставил хорошее впечатление: всё чисто, современно, номера красивые, персонал вежливый. Но организация работы полностью испортила впечатление от проживания.

Cons: При бронировании я случайно забронировала 3 ночи вместо 4. Когда заметила ошибку, люксов уже не было, поэтому пришлось отдельно бронировать обычный улучшенный номер на последнюю ночь. При заселении мы сразу объяснили ситуацию и спросили, можно ли остаться в том же люксе, если потребуется доплата. Нам ответили, что никаких проблем нет, мы можем остаться в этом же номере без доплаты . Однако на третий день нам позвонили и сообщили, что мы должны выселиться. Мы объяснили, что в день заезда менеджер разрешил нам остаться, но нам ответили, что либо мы оплачиваем дополнительную сумму, либо освобождаем номер. В итоге нам пришлось доплатить ещё 100 евро, чтобы не переселяться с ребёнком. Кроме того, возникла путаница с завтраками — их сначала не хотели учитывать, хотя мы их оплатили. Отдельно неприятно удивил туристический налог. На Booking было указано, что налог оплачивают только взрослые, однако с ребёнка семь лет тоже взяли туристический сбор. В результате последняя ночь в обычном номере обошлась нам примерно в 550 евро с учётом всех доплат и налогов. За такую цену это совершенно не соответствует ожиданиям и не стоит своих денег. Очень жаль, потому что сам отель действительно хороший. Но из-за постоянной путаницы, дополнительных расходов и отсутствия последовательности в решении вопроса впечатление осталось негативным.

Gute Lage in der Nähe des Bahnhofs Roma Termini und der Basilika Santa Maria Maggiore. Da das Gebäude von außen nicht sehr ansehnlich ist, hat uns das Innere umso mehr positiv überrascht: schöne, geschmackvolle und besonders saubere Räumlichkeiten. Angenehm ist die Dachterrasse (Frühstück, Bar, Restaurant), die noch dazu für Hotelverhältnisse in Rom annehmbare Preise bietet. Das Frühstück ist für italienische Verhältnisse hervorragend. Das Personal freundlich und hilfsbereit.

As much as we love this hotel the service via email has been terrible the last few months. We are regular customers who love to stay here and previously the email response was always wonderful, usually within a day or 2 we would get a response. Now our emails will go unanswered for weeks. I am not sure what happened but that's too bad as we are trying to book our trip. :(

Το ξενοδοχείο έκανε την 4ήμερη διαμονή μας ακόμη πιο ευχάριστη, καθώς ήταν όλα όσα θέλαμε για την παραμονή μας στην Ρώμη. Ήταν ήσυχο, καθαρό, περιποιημένο, με καθημερινή παρουσία προσωπικού καθαριότητας. Η ποιότητα των παροχών ήταν εξαιρετική, το πρωινό ποικίλο, η τοποθεσία πάρα πολύ καλή με εύκολη πρόσβαση στα σημεία ενδιαφέροντος. Το προσωπικό ευγενικό και εξυπηρετικό. Αν επιστρέψω στην Ρώμη, θα επιστρέψω και στο Hive Hotel!

Had the pleasure of staying at this lovely hotel for 2 nights to celebrate our daughter’s birthday as a family of 7 including 2 Grandsons. From the moment we arrived to when we left we were welcomed warmly and nothing was too much trouble. Reception staff really friendly and helpful. Breakfast was fantastic and well worth 20 Euros with a huge selection of various food including hot and cold, fruit and pastries and delicious coffees. The lady who greeted us was smiley and friendly. We had dinner one evening on roof top terrace. Fabio the waiter was excellent and really helpful. After other diners had left he spent time explaining places we should visit and how to get there. A credit to the hotel. All the bar staff were friendly and fantastic drinks made. The room was beautiful, clean, toiletries provided and a hairdryer in the bathroom. This was perfect as we had had to pack lightly . The bed was so comfortable and absolutely nothing we could fault with this super hotel . Would definitely stay here again

The Hive is a beautiful hotel, the staff are friendly and helpful, the roof top terrace is a lovely place to relax & unwind after a long day of treading the streets of Rome. The main bar member called Davide is a real credit to the hotel, he greets everyone with a smile and is exceptionally helpful I hope his bosses realise how lucky they are to have a staff member like him as they are hard to find. Breakfast was great there was a large choice and it’s constantly topped up. We didn’t eat in the restaurant but it looked great and has a lovely setting. Our room overlooked the central area of the hotel and a a balcony with a table & two chairs. The hotel is in an excellent position for sightseeing. If you turn right then cross the road there are lots of lovely restaurants and you certainly can’t go hungry in Rome.

Cons: I can’t think of anything that I didn’t like. However if you turn left out of the hotel & then left again that street is not pleasant. But that’s not the hotels fault.

Zimmer Top. Alles sauber, Zimmer service super und essen auch gut. Das Preis- Leistungsverhältnis wirklich spitze. Wir sind überall zu Fuß hingekommen und die zu- und abreise war durch den sehr nahegelegenen Bahnhof sehr entspannt.

Cons: Die Lage des Hotels. Das Bahnhofsviertel ist kein viertel in dem man viel Zeit verbringen will. Es ist sehr laut und dreckig in der Umgebung.

Besiden, how spotless everything was and how great the location is, especially if you're planning to use trains to move out of Rome and to the airport, it really made my day that they offered a free of charge early check in. The staff is super friendly and helpful. I strongly reccomend The Hive when you go to Rome, fair price for what you get and easy to move around Rome from this location.

We stayed overnight 2 nights at the Hive. Their staff was super helpful with directions, taxis and holding our bags until check in. We enjoyed the restaurant on the 5th level/rooftop, with the outdoor eating space available. We had lunch there one day and the food was delicious. They serve a breakfast buffet there too which has many international options. Our room was somewhat spacious, having a large support post in the mid center of it, which chopped it up. The place was spotless, clean everywhere! We were able to walk most places or get to the train station within a 10-15 min walk. I would stay here again.

My husband and I stayed here for the first half of our honeymoon. Location is 8-10 mins away (walking) from the train station and around 20 mins from colosseum. The hotel lobby is extremely outdated. The marble is nice and gives the appearance of “luxury” but all of the furniture is filthy, old and to be honest- disgusting. Now for our room… they put us on the ground floor closest to the lobby and directly next to a storage closet. Not only could we hear other guests entering and exiting the building all night, the janitor sounded like they were banging on the walls since 6am. Opening trash bags, mopping, laundry, we heard every step of their routine and could not sleep with all of the noise. I’m a heavy sleeper and am young so I don’t usually mind a little noise but this was BAD. Cleanliness was below average. I would say the sheets seemed to be clean (I hope), but the walls were filthy and there appeared to be mildew/mold buildup in several areas of the shower and overall maintenance/cleanliness felt below average.. Bed and pillows were comfortable, tv worked great and we did not have any issues with hot water. All in all, this works fine for budget travelers. Gets the job done but I slightly hoped for better. Side note: lobby staff was nice, had no issues with them. We didn’t complain until checkout because we were only staying 2 nights and were only there to sleep.

Cons: Wir haben ein Zimmer im B Niveau bekommen. Das ist de facto der Keller !!. Das Zimmer war zwar gepflegt und gut ausgestattet aber mit Blick auf einen betonierten Innenhof ganz unten !!!. Zudem und das war das eigentliche Drama war der Eingang genau bei der Personalumkleide. Somit war ab halb sechs in der früh dort reger Personenverkehr und dauerndes Tür Auf und Tür zu. Dort kann man einfach kein Gästezimmer platzieren. Sorry. Für 3 Nächte gings irgendwie aber bei so einer Hotelkategorie muss das einfach anders sein.

Das grosse Zimmer und das Badezimmer mit Dusche und Badewanne. Die Rezeption war zuverlässig, hatte durchgehend offen und das Angebot mit dem Transfer war sehr gut für uns.

Cons: Das Personal im Massagebereich und die Massage selber lassen zu Wünschen übrig. Die Aussicht hat uns nicht gefallen, da auf die Strasse.

My experience at this hotel was unfortunately very disappointing due to multiple issues during my stay. First, several members of the staff were quite rude, including a front desk employee named Luciano. The attitude and lack of professionalism were noticeable and made interactions uncomfortable. Second, something as simple as requesting a steamer for clothes became unnecessarily difficult. The hotel does not provide irons, and the steamer they offer can only be used for one hour. When I asked about this limitation, one employee even commented that one hour was “more than enough time,” which came across as dismissive rather than helpful. Third, and more concerning, a bellhop entered our room while I was sleeping. When I confronted him, he said he had received a call claiming there was an emergency in my room. I immediately went down to the front desk to speak with a manager about the situation, but I was told there was no manager available. This raised serious concerns about guest privacy and security. Finally, during checkout, the hotel attempted to charge me for parking despite the fact that I never had a vehicle during my stay—we used taxis the entire trip. Overall, the combination of rude service, poor handling of guest requests, a serious privacy issue, and incorrect charges made this a very frustrating experience, this taking into account this is not a cheap hotel.

Localização é boa, bem perto da estação Termini, café da manhã muito farto, quarto amplo, muito confortável e a limpeza impecável. Como chegamos antes do horário do check in, ficaram com nossa bagagem e também no check-out, até a hora de pegarmos o trem. Foi tudo perfeito. Recomendo com certeza.

The staff at check in were helpful and efficient. We were able to leave our bags while we visited Rome after check out. Restaurant staff were very good and friendly. The hotel is walking distance from the railway station. We actually flew in to Fiumicino airport and they arranged a taxi transfer for us.

Location was excellent with easy walking to most historical sites. Had an issue with the lighting in room, on first night the central lit well in the room would not turn off and they sent someone to look. They could not fix it and it was late so they had to shut off all power which meant H&S nightmare when I needed the toilet in the middle of the night. Resolved the next day but was unnecessarily difficult to do with room swaps offered not good alternatives (Had a bath n other a shower which was not ideal). In general though the hotel was nice, clean and comfortable. The breakfast was good. Lifts a bit cramped but very functional and in a perfect location. Dropped a point due to lighting, and the fact that no compensation was offered.

Cons: The room has a fee for drinking water. Hotels need to revise this rule and give 1L of water for free. Unfortunately, I didn't like the service at the cafe.

Sauberkeit , zimmerausstattung und die lage des hotels war sehr gut. Man konnte zu allen sehenswürdigkeiten und Restaurants zu fuss laufen. Würden wenn wir wieder in Rom sind aufjedenfall dieses Hotel waehlen.

Cons: Frühstück hat uns nicht gefallen, zu wenig Auswahl und Kaffe hat uns auch nicht geschmeckt deswegen haben wir nur einmal gefrühstückt. Und Abends von unserer Zimmerseite war es etwas laut .

The whole place was spotlessly clean & fresh. Very comfortable beds. Rooms were spotless. Fresh towels every day & toiletries re stocked. Lovely powerful shower a bonus too. The kettle was so clean, looked like new

Cons: Only things lacking were an iron, a hairdryer that’s not attached to bathroom wall & nice coffee in the rooms. Could supply coffee machine & fresh milk as there are mini fridges in the room to keep milk fresh.
