Che soggiorno magnifico! Dal primo momento in cui siamo arrivati ci siamo sentiti coccolati e accontentati in ogni nostra richiesta. La struttura è in una posizione perfetta: a pochi minuti dalla piazza principale ma, nonostante questo, incredibilmente silenziosa. La pulizia è impeccabile, davvero rara. La colazione è ottima: sana, nutriente, con prodotti freschi preparati al momento per noi. Anche il ristorante merita una menzione speciale: abbiamo mangiato due tajine eccezionali, ricche di gusto e davvero indimenticabili. Un ringraziamento speciale va a Khaireddine e Mehdi, due persone straordinarie che hanno reso il nostro soggiorno ancora piÚ speciale, sempre presenti, gentili e pronti a farci sentire come a casa. Persone cosÏ se ne incontrano poche. Infine, tutto lo staff è stato di una gentilezza e disponibilità incredibili: ci hanno fatto sentire cosÏ bene che non avremmo piÚ voluto andare via. Consigliatissimo sotto ogni aspetto!

We stayed one night in 11 Zitoune and two nights in the annex 10 Mandarin. In both Riads we felt home immediately because of the nice staff, the cozy atmosphere, the intimate character and the tasteful design (11 zitoune is more authentic and 10 Mandarin more modern but both Riads are a feast for the eyes). In 10 Mandarin we stayed in the junior suite on the top floor; it was one of the most beautiful rooms we ever had. The Olive room in 11 Zitoune (on the ground floor) was also really nice but less practical and noisier. The breakfast on the rooftop, in both venues, was fabulous. After a day in the top busy Marrakech-Medina it's great to find peace and calm in 11 Zitoune or 10 Mandarin.

the overall stay was OK. the place is beautifully arranged. courtyard is very beautiful, the rooftop is nice to enjoy under the sun, the staff is very nice overall. the place is also in a calm area of the Medina (no noise from the outside). safe to go back to at night, minutes away from all the sites,
Cons: I think the price-quality is not there. it was more than 170 euros a night, and for that price, i expect great everywhere. however, there were several tiny issues. -internal noise. place is quite narrow, you hear everything. we were not lucky to have quite noisy neighbors laughing out loud even late at night, that is not anything the staff could have done, but the staff was overheard laughing during the day, which resonated in the court, which did not allow us to enjoy the calm of the place for instance in the afternoon. - breakfast was ok. but we had two strange events. in one, no bread was made available (they offered omelette though to be fair.) however another time, i asked for a 3rd coffee and my partner for a 2nd coffee, and the member of staff told us we needed to be charged for these extra coffees. (which had never been the case) also, directly after, they asked that we settle these 2 coffees + a bottle of water, when we also settled at the end of the stay the meal we had on one evening and the taxis back and two the airport) - then you have the issues of a riad in the Medina: not so much pressure in the water, sometime moist/bad smell in the bathroom. nothing i guess you can do anything against, but good for clients to know.

WunderschÜnes Riad, mitten im Geschehen und trotzdem eine Oase. Man fßhlt sich wie in 1001 Nacht, die Zimmer sind wunderschÜn gestaltet, es gibt eine tolle Dachterasse. Dort wird jeden Morgen fßr jeden Gast ganz frisch ein tägliches wechselndes und leckeres Frßhstßck serviert, mit selbst gebackenen Kuchen, Fladen, Obst, Joghurt und frisch gepresstem Orangensaft. Extra Wßnsche wie Omlette etc. werden gerne erfßllt. Das komplette Team ist unfassbar herzlich und gastfreundlich, bei jeder Rßckkehr ins Riad, fßhlte es sich an wie nach Hause kommen. Ahmed der Besitzer hat uns ganz viele Tipps gegeben. Von Herzen nochmal Danke an alle, ganz besonders an Fuad, Sumaya, Mohamed und Medi, ihr habt unseren Aufenthalt ganz besonders gemacht, durch eure Herzlichkeit, eure Gastfreundschaft, euer Lachen und all die Tipps und Geschichten, zu eurer Kultur und Tradition. Wir kommen ganz sicher wieder!!!

La posizione del Riad è ottima, vicino ad un Souk (anche piÚ economico del Semmarine piÚ famoso ma piÚ costoso). Le persone che ci lavorano sono tutte disponibili, amichevoli e di una gentilezza infinita, abbiamo chiesto diversi favori (dal pranzare e lasciare gli zaini anche se avevamo già fatto il check out - anche il giorno dopo ancora, di stamparci le carte di imbarco per il volo di ritorno, prenotare il taxi e l'hammam..) e sempre ci hanno risposto di sÏ e sono stati davvero disponibili e sempre con il sorriso pronto ad offrirci del buonissimo thè alla menta. La camera pulitissima, ci hanno anche rifatto il letto (il Riad non è un hotel e non c'è lo aspettavamo). Sicuramente lo consiglio! Davvero ottimo servizio clienti! Eravamo un gruppo di 3 ragazze e alloggiare lÏ è molto sicuro. Conoscono molte lingue quindi parlare con il personale è davvero semplice! Grazie ancora e speriamo di poter tornare presto!

Die Lage im der Medina von Marrakesch kann man nur als sehr gut bezeichnen, man ist nur in wenigen Gehminuten mitten drin. Die Freundlichkeit des Personals kann man nur hervorheben, wir haben uns insgesamt sehr wohl gefßhlt. Wenn man in einer Riad nächtigt muss man wissen, dass man in dem Zimmer schon mitbekommt, was sich im Innenhof so tut wie z.B. Gäste kehren nachts zurßck und unterhalten sich noch im Innenhof oder auf den Terrassen lautstark, liegt aber auch immer an den Gästen und deren Rßcksichtnahme. Grundsätzlich ist es ein ruhiges Refugium im wuseligen Marrakesch.
Cons: Wir haben im Vorfeld das Hotel nach einer privaten deutschsprachigen Stadtfßhrung gefragt, haben jedoch nur die Antwort bekommen, dass aufgrund der Kßrze der Zeit nur noch ein englischsprachiger Guide zur Verfßgung stehen wßrde. Wir haben dann 4 verschiede Anbieter im Netz angeschrieben und haben 3 Zusagen fßr eine deutschsprachige Privattour bekommen und haben uns fßr einen dann entschieden. Da hätte ich mehr vom Riad 11 Zitoune erwartet.

We are a family group of four adults who stayed for four days at this charming centrally located riad . All the staff made us feel instantly at home and nothing was too much trouble for them .They helped with taxi and restaurant bookings and recommendations.Food was good, especially the selection of tagines which we enjoyed on our first night . Situated in the heart of the medina , yet not disturbed by the call to prayer or music from nearby restaurants . The warmth and friendliness which you experience as a guest here makes staying at No . 11 very special . Highly recommended .

Sehr, sehr schĂśnes Riad in der Medina, 5 Minuten zum Jeema el fna zu Fuss. Das Zimmer war gross und sehr schĂśn eingerichtet. Wir hatten sogar einen kleinen Balkon. Das FrĂźhstĂźck auf der Dachterrasse war wie Ăźberall in Marokko, mega lecker! Wir wurden auch herzlich vom Besitzer empfangen. Er kann perfekt Deutsch und hat uns viele praktische Tipps gegeben. Exceptionnel. Un magnifique Riad dans une ruelle au calme à 2 pas de la place Jemaa El Fna. L'accueil est adorable. Un grand merci à Fouad et ses collègues pour leur gentillesse, leur disponibilitÊ et leur serviabilitÊ. Ce fut un bonheur de loger 3 nuits dans le Riad. Les chambres sont typiques, spacieuses et très propres. Le petit dÊjeuner copieux est pris sur la terrasse. Je recommande vivement ce très bel endroit.

What's not to like? The facility was charming and met our every need - and then some! The staff is incredible - so friendly, nice, accommodating to our every request. We had a suite which had so many extras - candles, a make-up mirror, large closet space, fluffy robes, a carafe of water. The location was perfect; right near the main square of the Old Town.

This place was an oasis in a hot city. I agree with all the other great reviews - everything here was just perfect. The staff were so friendly and welcoming, the smell of the riad was delicious, the breakfasts were tasty and generous and the room was spotlessly clean and comfortable with a lovely hot shower and great bed sheets. The location is fabulous, just a couple of minutes from the main square, and felt very safe.
Cons: Some hair conditioner in the room would have been helpful, and perhaps a top up on the complimentary water each day, rather than just day 1.

We felt at home the moment we arrived. The staff were incredibly friendly, helpful, and made us feel truly welcome. Our room was spotless and beautifully kept, and the location couldn't have been better for exploring the city. Breakfast was delicious, and waking up to the sound of birds singing in the early morning was pure magic. Donât overthink it, just book this riad, you wonât be disappointed.

Otherwise, you may have a lot of complaints. I highly recommend people on the second floor or above, but I do not recommend people on the first floor.

The team were phenomenal!!! Special thank you to Youness (both of them) Medi and Fouad for being so attentive to all our needs. The location was a quick walk into the center and easy to manage getting to restaurants by walking.
Cons: I would recommend having a cab take you to the property. Hard to find at night.

From the moment we stepped off the aeroplane we felt looked after by Riad 11 Zitoune. Nothing was too much trouble. the accommodation and room was immaculately clean and beautiful. All the staff we met were excellent but we felt particular credit had to go to Mohammed and Faoud who were just so accommodating. Faoud made our time at the accommodation extra special by taking time to answer our questions and explaining local culture to us, and Mohammed welcoming us with traditional Moroccan tea . Anyone looking for accommodation close to the action, with great service and beautiful safe surroundings, we would highly recommend Riad 11 Zitoune

Amazing experience. Excellent staff and extremely friendly. Made me feel confortable and protected all the time. I stayed with a friend and provided the 2 beds I requested. Beautiful Riad with an excellent location next to the martket and to everything. I fully recommend for solo travelers or women because location, staff and comfort. Thank you to manager and guys in the concierge.

We loved everything! From being met at the airport to being dropped off at the end of our trip. The Riad is in the perfect location, a genuine oasis of peace and tranquility at the heart of the medina. The rooms are traditionally decorated to a very high standard. The staff were all excellent, especially the 2 Mohammeds, Zachariah and Madi, they all made our stay memorable, nothing was too much trouble. The breakfast was delicious and large, setting us up for a day sampling the delights of Marrakesh. We would definitely recommend staying at Riad 11 if you are in Marrakesh. Thank you for everything and we hope to see you again soon!

The staff were very courteous and very helpful. The Riad is cozy, located very close to Jema El Fina square and excellent access to sites to take in the atmosphere of Medina/old city. It is in a narrow alley but very safe to walk about even late at night. The breakfast was simple but good. The hotel manager even carried our luggage, accompanied us to the nearest taxi point when we were checking out - excellent service. It would be useful to remind people when checking in to the Riad that city taxes are to be paid extra when checking out preferably by cash, so can be prepared in advance.

The property was well located within the market, walking distance from multiple landmarks. It was also very clean, with lovely interiors and facilities, and super delicious breakfast. It also always smell d amazing! We stayed at the second property, Riad 10 Mandarin, but we briefly saw the Riad 11 as well and it was also clean, beautiful, and well located. However, the best thing about this accommodation is definitely the staff. Every single person we encountered (day and night staff, cleaners, driver) were so lovely, kind, hospitable and helpful. He was always available to help specially when we needed some help for the baby food. Mohammad was new to the Riad but again super duper supportive everytime with a big smile. Took us to the fruit market and walked us to a taxi point during checkout. Fed us amazing breakfast every morning.

Cons: Sadly lots of things went wrong and staff on site, although very kind, were unable to resolve my issues. Staff telephoned the owner/manager when I was leaving to pass on my concerns and disappointment and I was not given any apology or compensation. Had the manager empathised and made an adjustment, my opinion of the establishment would be quite different. Here is a list of things that went wrong during my very short, 2 night stay. On their own, they would have been manageable but when accumulated into a short stay, it left me very disappointed. On arrival the safe did not open. obviously I wanted to leave my passport and other items so someone came to assist. They set the alarm off in the process and had to call someone from outside to resolve this. Which meant I HAD to leave my room, and the hotel as there is nothing to do at the hotel. When I returned, the safe was open. I tested it (without putting my passport in) and it locked and would not open. Still faulty. The first night, there was no power in the room when I woke in the early hours so my phone did not fully charge. Still no power when I got up at 7.30am so had to dress using my phone torch. The power returned at about 8.00am. I was told that I had to pay my taxes in cash. I was told several times that the cost was x Euros but I had to pay in Dirhams. I am not sure why they kept telling me in Euros if they were not accepted. The next morning, I was in the bathroom getting ready and the bathroom light exploded, fusing the whole room. Thankfully, I was not in the shower as there was glass all over the shower floor. Someone came up to try to resolve this, although observing him I am unclear how he was trying to resolve this. I was told once again that nothing could be done and they would have to get someone in. I was offered another room, no help to me as I was getting ready to leave, no one cleared the glass away and the towel that was used to twiddle with the fitting, was put back on the towel rail.

On arrival we were given a really useful introduction to the city, highlighting places to visit and how to make the most of our visit - along with what to avoid expecially in the main square. The food was excellent, both breakfast each morning and the tajine we had on our arrival. The Riad were excellent in organising airport transfer for âŹ20 with hotel staff meeting us at the taxi drop off to lead us to the hotel in the Medina (the roads are too narrow to get a car near to the Riad). We chose to get our own taxi back to the airport as this was cheaper once we knew the city and only cost us the equivalent of âŹ8.
Cons: The listing states "Outdoor Swimming Pool" which was an attraction for us, there is a small hot tub style pool on the roof - but as it turned out this wasn't an issue as we loved exploring the city.

We loved everything about the riad starting with itâs WONDERFUL staff, Zacharia, Mehdi, Mohamed, Chaimae and the warm cleaning staff. We learned so much about Morocco and its culture through them. We experienced thanks to them a sense of service and a generosity like never before. We felt taken care of perfectly and more than that, we felt part of a family. As strange as it may sound ;) Beyond the staff, the riad was an oasis of peace and calm in the heart of the buzzling city. Beautifully decorated with great attention to details - something we all appreciated a lot. A beautiful rooftop for breakfast where we also spent some time lounging. Location was PERFECT we were at walking distance of all main attractions and of the Jem Al Fna square. We felt completely at home.
Cons: Itâs a riad so rooms are not 100% soundproof - it was never a problem for us, we used earplugs. We also enjoyed the liveliness of the place and felt very homely.

The walls are that thin , you hear absolutely everything , from running up and down the stairs constantly to the conversations held in the patio/reception. we have a very busy job as many others and we go on holidays to switch off and to catch up on some sleep. This is simply impossible in this new Riad. What was also a big surprise is that we booked RIAD 11 , based on good reviews and passed experience from other guest but we been put into their latest aquisition RIAD 10 MANDARIN which has nearly no reviews at all⌠again, the staff is amazing and accomodating but the fact of the thin walls/doors etc⌠was for us the biggest issue and a made our stay impossible to recharge our batteries if you know what i mean

We had a wonderful stay at the new annexe of Riad11 - the Riad10 Mandarin. We were one of the first guests as this new riad from the same owners just opened on first of October. Everything was great, from the decoration of the room, the children beds that were designed as small little caves, the overall style of the riad. Breakfast was served at the table and was freshly made once you took your seat. We also had dinner once which was very good (tajine). The location is close to perfect - 4min walk from the main square and in the same street than one of the top rated roof top bars in Marrakech. Although youâre in the heart of the medina, the Riad Mandarin is an island of peace and quietness. The staff was super friendly to the children. Transfer from the airport is included and even waited until 1 am as our flight was late. We took a tour with a guide organized by the riad which was very good. They also organized our transfer to the next city which we wanted to visit which was great.

This is like staying in a home with wonderful hosts. Riad 11 had two buildings now. We visited bothânice decor, rooftop lounge/eating areas, and open terraces on all levelsâand stayed in the new one. They are just around the corner from one another. There is a plentiful breakfast each morning. The staff could not be nicer and more hospitable. They make the visit!

Excellent options of tagine for lunch or dinner. Breakfast is wonderful with a selection of breads, pastries, fruit, eggs and tea or coffee with juice. Hot tub and seating on the rooftop terrace offers an option for sunshine and relaxation. Rooms are spacious and as described. Bed is comfortable and plenty of hot water. Location is just 5mins walk from Jemaa el-fnaa (main square) and many shops along the street to the riad. Ps - zitoune means olive!
Cons: Narrow, winding staircase to upper floors and roof terrace may not be suitable for those with mobility issues but did not concern us!

This was our first trip to Marrakesh, and for the first week, we chose a Riad in the middle of the center of the old Medina. We carefully selected Riad 11 Zitoune, and the place has fully lived up to our expectations. It couldn't be more centrally located, yet it is completely quiet, with birdsong being the only thing you hear. The place is really cozy, from the cool area downstairs, the room, and especially the lovely rooftop terrace where breakfast is served. The breakfast is really good and varies from day to day, but includes muesli, yogurt, omelet, and the most delicious freshly squeezed juice you can imagine. The cleaning is top-notch, with everything being cleaned daily. Many places like this receive commissions from the places they recommend, but here you can feel that it's more important that guests have the best possible experience, and Chaimae and the other staff are always ready to help with everything from restaurants to where to get the best hammam, as well as arranging airport pickups. If you and your partner are planning to visit Marrakesh, this is the place to stay. The rooms are cozy and vary from room to room, with a small sitting area in most where you can relax and check emails, etc. I was in a situation where I needed to check my emails a couple of times a day, and the Wi-Fi does not work optimally. I don't know if it is the Riad's system or the network in Morocco in general. We chose one of the bigger rooms, but still, more space for storing clothes would have been nice. I had to use my suitcase as a dresser so that my wife could have space for hers. Highly recommended from us.

The shower has a great flow and very nice water. The rooftop is amazing, the little pool is great to refresh in the hot days of Marrakesh. The breakfast is very well served, with delicious fresh morroccan goods. Most of all, the staff is really welcoming and do anything to help, it was amazing, I couldnât recomend it more and if Iâm ever returning to Marrakesh, I would love to stay there againâ¤ď¸

I had a wonderful stay at Riad 11. We were greeted by their friendly staff who also took the time to show us the local map and made great suggestions. They were readily available if you needed anything. The breakfast was a great experiences in the Riad. The presentation was beautiful, we were given fresh squeezed orange juice, local pastries, fruit, and eggs. It was followed by mint tea/coffee. It was filling and delicious. Location was perfect, close to the main markets and also the spice markets. They also upgraded us for a night to a beautiful room on the second floor which had a private terrace. Wifi was fast and reliable. They offer a lunch menu (22eu) but we didn't try it.
Cons: The last night we stayed in the Olive room and the room set up was unusual. For example, the toilet was separate from the shower and sink. The toilet room was very small, your knees touched the door when closed and you're sitting on the toilet. Additionally, as its ceiling is not closed, you can hear everything :/ The double bed was, in my opinion, a bit too big for the room as you had to shuffle sideways to get to the sink/shower area. If you're not careful you'll stomp your toes. The shower didn't have a curtain and the drain did not work, which we only realized when I was in the shower and noticed the water was overflowing to the bed area. We noticed that the floor was moist when we checked-in to the room but didn't think anything of it until the next day when I was showering. I believe the staff might have known because when we informed them they were not surprised. They came to look at it and did their best to unclog the drain but to no avail.

The Riad is an exceptional example of a Moroccan styled house with a slightly modern twist, supremely clean, beautifully decorated, with lavish facilities. The staff of the Riad were wonderful, helpful, and very welcoming. It is without doubt the friendliness of the staff that would encourage us to return to Marrakech, and specifically this Riad. They made us feel at home away from home. Many thanks to Noureddine, Omar, Shamam (I hope that's correct), and all the others who went out of their way to ensure we enjoyed our stay.
Cons: Not much, but if I was to point out anything, the bathroom was a little cramped, making the shower a little awkward to operate. The lighting in the bathroom might need to be adjusted to bring more light into the shower, otherwise you may be mostly in the dark. And, if the chip on the sink could be fixed it would improve the look of the bathroom immensely.

This location was perfect. It was so easy to get to the souks and El Fnaa Square and then pop back to the Riad to drop things off, or to freshen up. The thing with the Medina is that you have to walk everywhere and the location of this Riad meant that home was always close by. Noureddine (the manager) looked after me so well and was so attentive to whatever I needed.

I was lucky enough to have a beautiful suite on the first floor - a standout balcony overlooking the internal courtyard, and a large bedroom with super comfy bed/pillows/linen. Central location so quick to reach the medina, and a reasonable food and beverage menu to remain self-sufficient for a night or two; the tagines are esp tasty. But without its attentive staff the riad wouldn't have been quite as enjoyable. Noureddine supports the German owners by helping the riad's guests to navigate Marrakesh with a reliable local knowledge meeting you at the taxi drop-off and even taking you to key destinations. His English is really superb. Similarly, Omar and the small team of women help to make the riad feel homely and are thoughtful and kind. Owner Alexandra had good recommendations about what to do /where to go. The rooftop terrace/dining area is cute.

Exceptional! Full of so many details and love â¤ď¸ We tried two rooms and both were beautiful and super comfortable. Even more, later we stayed in more expensive properties in Marrakech⌠and Riad Zitoune was by far the best, even comparing to âŹ200/night options!!! Also, there is quiet terrace upstairs so I was able to work and make some zoom calls, which was super convenient. The last but not the least: you HAVE to try their zaalook. Gosh, it was the tastiest thing we tried in thw whole Morocco! The kitchen was pretty good in general.

We were warmly greeted by the staff on arrival. They met us just outside the Medina to transfer our luggage from the car to the hotel. Abdo (Abderrahim) made sure we were settled in and oriented, We had 2 rooms on the 3rd floor that were well appointed in the quaint Riad.. Just a short walk to the square and souks. Breakfast was very tasty and changed up a bit daily. We met the owner, Alexandra, who was very pleasant and informative. The staff found out it was my wife's birthday and surprised her with a dress that she liked very much. Noureddine was very helpful and gave us some shopping tips. Every day the staff seemed genuinely happy to be there and it was well reflected in our interactions with them. It was so nice to escape a day of hustle and bustle in the souks and square to retreat to the comfort of Riad 11 and the hospitable staff.

We stayed at Riad 11 Zitoune for 5 nights and had a wonderful time there! We enjoyed talking with Abdo, the manager who was very responsible and friendly. He gave us useful information about the city. The atmosphere at the Riad was always warm and cozy thanks to all the members of the staff. Clean room, tasty breakfast, great location! We would absolutely recommend this place and choose this place for our next trip to Marrakech.

Cons: Be prepared to get off at a main street and walk (with your luggage) to the Riad as itâs located in a small cobblestone alley where cars are not allowed. The AC in the room did not work well especially on those hot Marrakech days. The sink was clogged and dripped on the floor whenever used. Breakfast lacked variety.

We really enjoyed our stay in this Riad. The entire staff was exceptionally friendly and hospitable, and we would like to extend a special thanks to Driss, Nouredine, and Abderahim, who went above and beyond to make our stay truly enjoyable. The Riad's location was perfect, right in the heart of the city, and the breakfast was absolutely delightful. The staff's warmth and attentiveness added an extra touch of charm to our experience. We are already looking forward to returning to Marrakech soon and staying at the same Riad.

The best riad we stayed during our 10 day trip to Morocco. Very close to the main market square in the Old City of Marrakech (2-3 min walk), which made it a perfect choice where to stay immediately after arrival in Marrakech as it was the first time we visited Morocco. Probably not the cheapest choice but served well as the entry point into the country and the city. Excellent water pressure in the bathroom, good wifi speed in the room, magnificent (common) roof terrace. Very nice and helpful staff.
Cons: Perhaps could be a bit cheaper considering the general price level in Morocco. But still not crazy expensive if you book well in advance.

In the center of the Medina, walking distance of all the interesting parts of Marrakech. Fantastic staff, helpfull and friendly. Lovely garden, nice rooftop terras. We sleept in the suite, with a private outdoor sit. Beautifull room, nice beds, good shower. I will recommend Riad 11 Zitoune to all my friends visiting Marrakech.

We stayed in a suite on the 3rd floor, which was very nice with a private veranda. The room was very spacious and nicely decorated, with many amenities. The hotel is within 2-3 minutes' walking distance to a few very nice restaurants, including Pergola Bar and Le Bistro Arabe where you can eat great food and listen to live jazz. Also, the souks in this part of Medina are nicer and less pushy.

Me and my best friend visited the Riad for 5 days. We were amazed by how beautiful the accomodation was. Very cosy and the interior was completely our taste. When we arrived, we were welcomed by Nourddine who gave us a nice cup of tea and showed us the Riad. After the tea we received a very nice home cooked Tajine from the chef which was very delicious. Nourddine and Abde Rahim who work in the Riad are super hospital and will help you with dinner reservations, recommendations and are very service focused. They gave us a very welcome feeling and nothing we asked was too much. Alexandra recommended us a daytrip to the mountains which we really enjoyed, she gave very good tips and also shared her own experiences with us. Me and Fabiola had a lovely stay and were sad to leave at the last day.. We will definetely come back! Kind Regards, Anouk Vijn

everything was perfect. the place was really warm and comfy despite the low temperatures outside during December. the staff was very helpful and kind. the room was clean, beautiful, and very comfortable. the bathroom is lovely. our room had a little private patio, very enjoyable. the last day the day offered us the pic nic for our return trip to France. the breakfast was delicious. the location of the riad is perfect, central but quiet. really a perfect stay. I donât know how it is during summer about the rooftop but for a winter cold stay itâs wonderful.

Cons: The Riad has a fireplace and we lived on the 2nd floor. When stoking a fireplace (in winter) the smoke and smell of the fireplace spread throughout the Riad and this is a discomfort. We did not make comments, but other guests during our visit made comments to the staff. Yes, they put out the fireplace, but it did not remove the smell during the evening or night. Bad wifi, but I think this applies to every hotel - Riad.

We loved our suite with a private balcony, and particularly loved the bathroom. It was very spacious and the decor was lovely- they have clearly purchased high quality materials as the bedsheets and blankets were incredibly soft. The pillows were a little soft for us but that is personal preference. The location is very good - less than 5 minutes from the main square, and a short walk to the palaces. We ate at the Riad the night that we arrived and thought the tagline was exceptional. We also liked that breakfast varied slightly each day. The staff were also very nice, and we met the owners briefly who were equally lovely.
Cons: We were a little disappointed by the restaurant recommendations that we received - we were looking for more authentic Moroccan food, but personally felt the places that were recommended were quite touristy and expensive (one was a belly dancing restaurant). Again, that is personal preference. We managed to get a very good deal on the riad through genius discounts, but I am not sure I would pay full price.

Great location, very friendly staff, cute room same as photo. our stay was very comfortable, wonder why room and courtyard stay cool without air-conditioning, even outdoor hits 32 degree. we constantly ordering tea and were able to enjoy lovely mint flavor at our balcony, in courtyard, and on roof top. good room service keeping the room tidy and clean, and the fast laundry service helped us a lot. desserts are great too, we love the very chocolaty chocolate cake, and fresh and photogenic crème brulee. wish I can share more photos of the place.

Riad 11 Zitoune was the perfect spot for us to stay in Marrakech. The staff was excellent been really helpful, polite, spoke several languages and gave us a lot of really good tips about Marrakech. The architecture of the Riad is really wonderful. The photos of this review speak by itself, the terrace on top provides a really nice view over Marrakech and I think its a must on to visit on the evenings. The room was really clean, organised and with a really good AC ( made the hot afternoons in Marrakech much easy to handle). Overall, my expectations about Riad 11 Zitoune were high but they were really beaten.

The location could not have been better, the breakfast and coffee were delicious, and the gentleman who prepared and served the food was very kind and attentive and remembered after the first day how you liked your coffee. The manager, Jaouad, was above and beyond any ratings available. He was kind, helpful, and had a demeanor that made you feel welcome and at home. He was very, very good at his job, and just a lovely human.

Riad 11, with its 5-star ratting on 100 + reviews on TA, was a big disappointment. The riadâs courtyard is quite small and has a lot of furniture. When I sat in the courtyard, Instead of relaxing, I felt claustrophobic. The riad's furniture and decorative items looked cheap, the oranges in a bowl in the courtyard were spoiled, the door to our room did not lock and the toilet bowl leaked. Only one person in the staff spoke fluent English. Despite the language barrier, the staff was kind and helpful. Omar, in particular, would go out of his way to help.

We stayed for 7 days at Riad 11 Zitoune and really enjoyed it. We stayed in the Green Tea Studio which has a private staircase and little balcony overlooking the courtyard. Great location close to the medina, souks and Jamma Elfna square, easy 15 min walk to El Badii Palace, the Saadien Tombs and Bahia Palace. The staff are wonderful and so helpful, you will not regret a stay here! Breakfast was great each morning as well. The riad is small and cozy, not as flashy as some of the big riads but that's what makes it so enjoyable. A real treat in the heart of the medina!

It was the most comfortable room we've stayed in our entire trip. On top of that the staff is incredible!! They helped us figure out transport to and from Ourika Valley and the rest of our time in Marrakech even though they were fully booked and we had to change Riads. They even held our larger luggage safely on our overnight trip to the valley and asisted getting it to our new Riad so we wouldn't have to walk all the way back. Breakfast was also delicious.

We stayed at this Riad for one night (wish I stayed longer) on the 23rd Sept, the moment you walk in this place it feels like you walked into a spa with the nice scent in the riad. Ahmed welcomed us with some great Moroccan tea and some Moroccan cookies. He was very helpful in explaining how to get around the city and the places to visit. We stayed in the green room with a balcony and it was absolutely beautiful, clean spacious room with a well maintained wash room. It is located very close to Jama el fnaa, a 5 min walk. The next morning we had to leave early for the dessert tour and they prepared breakfast for us early morning around 7 am, I feel really bad that I couldn't enjoy it since I woke up a bit late and would've been late for the pickup so had to rush out. Please convey my thanks to who prepared the breakfast apologies for forgetting the name. I highly recommend this Riad and would stay here again if I ever come back to Marrakesh

If youâre not use with market ambiance then this hotel is not for you, located in the heart of old medina where the market is located. Thereâs no easy and direct access going to the hotel you need to drag your luggage passing through different stalls, the cobbled stones and rocks and mud makes it difficult to go to the hotel hence, can quickly ruin your holiday mood make sure you donât ask young boys otherwise, they expect a tip from you if they take you to the hotel. However, the enchanting rooms and ambiance of the hotel is worth all the struggles, the owner is extremely helpful and very pleasant, and I canno fault the manager and the ever reliable busboy. I would like to personally commend the staff for always being polite, friendly and very accommodating, the only downside for this review is the WiFi service. 65MBPS thatâs, the speed of the internet and it depends which part of the room you will be, and the connection gets stronger during late night, and not the entire room (Jasmine room) have WiFi reception. But overall I am happy with my entire stay, and I will definitely come back to Marrakech

Fabulous experience from check-in to checkout. Each and every person, from the owner Ahmed, to the manager Mohammed, and help from Omar, Malika, and the other names I didn't catch, were extremely kind, helpful, respectful, informative. They paid great attention to detail. They kindly upgraded our room to the junior suite once they found out they had availability, which was very kind of them. We saw three rooms while we were there and every room is unique with impressive decor, with high end furnishings, which would be found in American give 5-star hotels, with a local Moroccan flare. Upon check-in, we were quickly served delicious Moroccan mint tea and biscuits, and our bags were carried up to our room. There were 2 water bottles in our room. The premises were very clean. We loved sitting by their fireplace in both the libraries, as it was raining so the terrace couldn't be used. We woke every morning to the sweet sounds of the birds chirping and soft music playing in the riad courtyard during breakfast. The breakfast was impeccable and impressively served, and different every day! The standards per day included mint tea, coffee, fresh orange juice, fresh bread, sweet yogurt, and bananas. And also included pancakes, pound cake, Moroccan breakfast roti or pizza! It was served like an English afternoon tea! Next, the location was AWESOME. Less than a 2 minute walk to Jmaa el-Fnaa, we were as close to the action as we wanted to be & yet slip away into quiet bliss.

We stayed 2 wonderful nights in Riad 11 Zitoune. Pros: The owner, Ahmed gave us a warm welcome when we checked in. He took time to sit down and talked to us about the Riad, gave us tips on shopping, culture of the Moroccan people. He patiently answered all our many questions ,gave us a tour of the riad from our lavander standard room which is very lovely, the rooftop, the cozy library with fireplace. Perfect host indeed. He even upgraded us to a suite on our second night! We also met Ahmedâs wife upon checking out. Very lovely couple! The team: everyone is all smiles, Thanks to Omar for always opening the door for us. The Manager and all the ladies where very nice too. Thank you! Love the decors, the scents, breakfast, cleanliness of place... from the bathroom to the sheets. Cons: nothing really. It just it took us a long time to find the riad- which is I suppose is usually the case in most riads in the medina. We didnât have wifi when we where looking for it but I would suggest google map the riad and do a screen shot. The riad is only 5-10 min from the square, really. Donât go far too deep from the square, and donât get stressed out, that was our mistake.

We staid in Raid 11 Zitoune mid of Jan 18 for 4 nights. The place is just beautiful with delicious food and very friendly and helpful staff. Raid is located very close to main attractions, so make sure you take comfy shoes as market seemed to be never ending labyrinth of paths and market stands. We arrived early and were welcome with Marrocan sweet tea, we were equipped with a map of Marrakech with detailed explanation where to go and what to see, also som good suggestions on restaurants and Spas. Breakfast was delicious and different everyday. We staid for dinner one evening and food was superb! only wine was bit pricy, but if you donât mind walking a bit you can get your own vino and enjoy it on the terrace or in your room. We staid on 1st floor for 2 nights and room was spacious with its on leaving room, next 2 nights we staid on ground floor smaller room but also really lovely. I would definitely recommend stay at this Raid if you want to have truly Marrocan experience. Best wishes Anna and Allan UK
