Personeel aardig, met name Abdrahmen en de dames bij het ontbijt. Ze deden hun best om glutenvrij te regelen.

Cons: Er werd niet helemaal goed begrepen wat glutenvrij is. Er was veel geluidoverlast. Personeel bij receptie met name 1 jongen was niet zo heel professioneel en de communicatie (vooral via de mail vooraf) was niet optimaal.

C’était très beau, le personnel est vraiment incroyable et ils sont d’une amabilité exceptionnelle. C’est un plaisir de séjourner ici et d’être aussi bien accueilli. Le petit déjeuner est très bon aussi. J’y reviendrai avec plaisir.

Cons: À la limite les clients qui certains peuvent être bruyants mais j’ai envie de dire c’est le jeu et le personnel n’y est pour rien et ça reste rare.

The location, food and rooms were excellent. The communication with the riad was easy and plentiful. They left no questions unanswered and responded very promptly. The think that really made our stay special was the staff! Sara and Abdul were so great. We interacted mainly with Abdul and he made our two families feel like we had a second home. He is smart and helpful and had excellent recommendations! Thank you so much for taking such great care of our two families Abdul. If you want to be within walking distance to all the sight and souks but don’t want to deal with noisy crowds walking past your bedroom this is the place to book.

Idéalement placé. Propre, gentil, serviable. Nous avions 7 amis avec nous lors de notre voyage dans 2 autres Riad , et ils ont été accueillis pour des petits moments dans ce Riad, les bras grands ouverts.

Cons: On sent que l’établissement est vieillissant. Chambre et salle de bain trop petites. Malgré tout nous avons eu la chance avec mes enfants d’être à l’étage, nous nous sommes senti privilégié car comme à la maison comme tout un l’étage pour nous

La posizione del Riad è eccezionale. A 5 minuti dalla piazza. Il personale gentile soprattutto le signore!! Camera sempre ben fatta, cambio asciugamani tutte le mattine. Ottima colazione

Cons: Purtroppo noi avevamo la camera a pian terreno e la nostra e unica finestra si affacciava proprio sul bancone dell' accettazione e sulla sala dove venivano fatte colazioni e cene. Quindi impossibile aprire anche un attimo la finestra. Zero privacy. C era confusione a qualsiasi ora. La colazione viene servita dalle 8 alle 10. Noi che avevamo delle escursioni programmate non siamo riusciti ad anticipare nemmeno di 10 minuti e nemmeno siamo riusciti a farci dare qualcosa da portare con noi. Sconsigliato per chi vuole alzarsi presto e fare escursioni. Anche perché la colazione viene preparata quando ti metti a sedere al tavolo, quindi se ti siedi alle 8 fino alle 8:15 non hai la colazione. ATTENZIONE nelle camere del Riad non c è il phone. Ho provato a chiederlo ma senza nessun risultato. È un problema per chi come noi è stato 6 notti. Non ci tornerei.

Cons: Il personale è stato sempre gentile e disponibile, ma purtroppo la manutenzione del riad da parte del proprietario è inesistente. Al mio arrivo mi è stato comunicato che il riad che avevo prenotato non era disponibile a causa della presenza di scarafaggi e dei condizionatori rotti. Senza nessun preavviso sono stata quindi trasferita in un altro riad dal nome CHALYMAR, che però si è rivelato in condizioni altrettanto pessime. Ho trovato muffa perfino accanto al letto, forte umidità, crepe e muri rovinati, bagni con manutenzione carente e un generale stato di abbandono. Dopo quattro giorni mi è stato proposto di spostarmi nuovamente nel riad originario ossia questo BALKISSE, ma anche lì le stanze non corrispondevano affatto alle foto pubblicate su Booking e mostravano gli stessi problemi di manutenzione. In sintesi: personale squisito, ma il proprietario non si occupa minimamente della manutenzione e ciò rende il soggiorno molto deludente. Le foto online non hanno nulla a che vedere con la realtà. Sconsiglio vivamente questa struttura finché non verranno risolti i gravi problemi di manutenzione. Spero che Booking ne tenga conto.

What a beautiful Riad! We had a lovely few nights here. Perfect location 5 minutes from the main square we were greeted at the airport prearranged by Balkisse on my request. And they arranged a taxi on our return. And even made sure we had an early breakfast before we departed. The staff could not do enough for us very friendly and helpful. Our room was cleaned daily with fresh towel’s and bedding.

Cons: The bathroom in our room could do with being upgraded it was in need of refurbishment but everything worked ok. Building work was being carried out right next to the Riad it would if been nice to been told about this prior to booking, it was very noisy but didn’t overly disturb us as works did not start until 10ish most mornings.

The staff were wonderful. Very helpful with recommendations and Mariam was so bubbly and friendly! The location was excellent, just a couple blocks from the main square, but down a quiet street. We were not in the room originally pictured in our reservation. The room was a decent size but had no outside window so was quite stuffy. The a/c + fan helped with that, though.

From the minute you walk in the door (once you find it of course), you're greeted like an old friend of the family. Mariam's communication was outstanding from initial whatsapp messages prior to arrival to ensure we were all set on how to get there, to being able to provide us with fantastic dinner recommendations in the city. Everyone in the team was extremely hospitable and happy to help in anyway they could, always with a smile whenever you passed by. The Riad is in an extremely convenient location for exploring the old town within the city's walls. It's not too far from the outer edge either so easy to be dropped off by taxi and be able to find your way back again. Even though it's close to everything you don't hear the outside hustle and bustle, with the exception of the call to prayer obviously. When my friend had an issue with her heater it was fixed immediately. Breakfast was a feast each morning, although we were craving some fruit by the end of our stay.

Cons: The shower pressure was lacking and the temperature was tepid for the first couple of days. However, I should have brought this to the attention of staff as I'm sure they would've sorted it asap. I ended up figuring it out for myself that it was actually that I needed to lightly pull on the hot tap to ensure the spray and heat were working correctly. Basically, if there is something you think isn't right, just ask them. The team are happy to help. Likely something that happens in every Riad due to the design but voices within of other guests do echo within the lower floors and if people are on the terrace near rooms you can also hear that and smell their cigarette smoke - again, not a complaint of the property per se, just something to keep in mind.

Cons: When we arrived they told us there was a problem with our room so they sent us to another riad for one night. When we returned the next day, they said check in was not until 2pm and that our room still had problem. I told them it was unacceptable as we had paid for it for the night before, then they put us in our room right away which had no problem - Still very confused as to what happened. The room was okay. Bathroom was tiny and cramped. Windows on street side and riad side so was extremely loud all around. Do not think it was worth the price at all.

The service was great. The staff were respectful and friendly. We were given new towels, and they cleaned our room every day. We were given soap, shampoo, and shower gel refills as well. The location was great. About 6 minutes walk from Jamaa El Fnaa, but without being too close to the night noise. The room looked nice.

Cons: The breakfast was very minimal (below average). I expected to at least have 1 small bottle of water per person, 1 or 2 fruits per person, some extra protein source, and a salad. The bathroom sink was not draining properly, so I always had to wait a couple of minutes in the middle of taking a shower for it to drain before I could continue. We had a couple of small roaches in the bathroom. The room was too small and too dark.

Plenty of hot water and also a heater in the room for those who are chilly Breakfast - as expected as with other reviews. Could offer to make eggs for those who require it. Terrace - is lovely to sit at as shaded from noon sun, to chill out and read. Staff - are very friendly. Hajar, Osama, Saida and the other staff are very helpful. Taxi organised from and to the airport with a meal for the first evening requested that we enjoyed.

Cons: Was good, the drains smelling every soften that some bleach could sort. The shower head was for too high so used as hand held as bathroom would be flooded as no shower curtain, so knowing how to manage. I always prefer to pay in local currency.

The hotel has a nice ambience with red and wooden accents, and it's situated 5-10 mins walk from many main tourist sites like Jemaa el-Fna market, Bahia Palace, Secret Garden etc. Staff, especially Hajar, Mohamed and Oussama were always there to help, guide, book a tour, and always be polite and smiling. The chef was always making great breakfasts and lunches (prepare yourself to be well fed!) Overall, amazing experience, highly recommend!

Very satisfying experience from start to finish. Hajar, the manager welcomes guests with a smile and traditional Moroccan tea, something that being regular visitors to Marrakech, we very much enjoyed. Room was very clean and quiet. Breakfast was excellent and staff in the breakfast room could not be nicer. Location is awesome, very near main square and other must visit places in the city. Very recommendable.

Cons: The bathroom, although beautiful, could do with a bit of TLC around the basin, the pipes could be less exposed around the toilet area and the bedlinen, though of great quality, was slightly worn out. However, none of these factors spoiled our experience.

Cons: First day they moved to a different Riad due to some over booking it is clearly a lie. We opted the arrival time as 8pm so they gave the our room to someone else. Next day we moved to our Riad and the room was not clean. Bathroom flush didn't work properly. It was a not so good experience.

The staff were so friendly and hospitable, especially those working the front desk. The traditional breakfast every morning was lovely and really tasty. They helped us set up tours and have us ideas on where to go.

Truly had a wonderful experience here at Riad Balkisse Hajar and Ousma were great managers who went above and beyond during our stay. In particular Hajar even plan a surprise Birthday event for me with my friends when she found out that we were there as a birthday trip. It was very thoughtfully of her and shows amazing Moroccan hospitality!

This place has totally SCAMMED us. If you are planning to visit morocco, DO NOT book this place. We were 4 travelers with a baby.They did not give us the room we booked at the first place. We arrived morocco little late because of the time differences, we even sent them our flight information still they did not hold the rooms for us. This place does not even have air conditioner that works properly .They took us to a small tiny congested room and asked us to stay there for the night which was impossible. They completely refused to give us the refund and I have no idea how in the world they are doing this business as they are not professional with their guests. ANOTHER SCAM - They wanted us to book their transportation which they asked for double money. We took taxi from the airport and the price was less cheaper than the hotel staff offered us. We did not even ask for transportation and let me make it clear- we DID NOT cancel the booking. They DO NOT have any proof that we cancelled the booking for our rooms, because we did not cancel the rooms booking. And the transportation is completely voluntary , it is not something required by the hotel. Plus based on the texting we were not even sure if actually we are talking to the right people.NOW they are trying to make us the bad people here while they are one tried SCAM us every way that could.I absolutely refused to give them recommendation to other tourists and I highly prefer other tourists to AVOID booking this unprofessiona

From the minute we walked in we felt like home. Greeted by Oussama with dinner and wine. He went over details about the Riad and activities that we may enjoy doing. Very informative, welcoming and attentive staff. We met other employees at the Riad, Daris and Zouhir whom each contributed to our trip by guiding, assisting and booking activities for me and my family. The location was excellent and very easy to find.

Cons: There is nothing worth complaining about. Overall it was an excellent stay.

There is nothing I like about this place. Disgraceful to a beautiful city. The location could be one, but I'm writing to meet the wording criteria. Scammy, Dodgy place. Absolutely not suitable if you're travelling alone or are a group of girls.

Cons: This place is an absolute disgrace to the beautiful city of Marrakech. If you're reading this, thinking you've got a DEAL of 50% and stuff, don't fall into the trap as I did. We were a group of 3, stayed there for 4 nights. Booked for a so-called triple room, it turned out we got charged for two rooms and got an old tight double room with 3 small single beds. Even the double bed is not actually double-two singles connected. Everything about this place is trash, location is good yet dodgy, and hard to find. Staff- 2/10 not bad but not welcoming or having enough information about the city. definitely, not trained. There is only 1 staff at any time. One flirty dude and one dude who's absolutely lost. The lady who checked us in seems accommodating yet disappeared since then. And that one lost dude would ask you from time to time to lower your volume as the only way to communicate in the place is to whisper (literally) as it's a tiny place and not soundproof- not as in music, even someone is talking next door, you can hear it, so you might as well feel bad and kept quiet. Breakfast- bare minimum. just so they can advertise and overcharge you. 1 pastry per person, 1 half-full fruit juice, 1 scoop of yoghurt and one small snack per person per day, every day. Room- again, as mentioned, it's a falling apart, old, barely furnished place. My goal was to experience Riad. Doesn't mean cleanliness, facilities are to be compromised. Small bathroom, dusty old mouldy seats, furniture with shaky tables. Air-con, functioning but old and loud. Whatever you're seeing in the booking.com screen is simply an edited, exaggerated version. There is a large mirror in the photo. It's a mirror, don't confuse it with room size. The worst part, we asked them to book a taxi and guess what, in the morning the grumpy manager/owner himself will drive you to the airport and charge you a tourist price.

Staff were wonderful especially Miriam who spoke perfect English and was exuberant and lovely! Breakfast was a mez Mix of breads, hard boiled eggs, home made crepes, breads and cakes. Plenty of coffee and lovely central courtyard. It’s around the corner from the main central square so it’s a great location.

Cons: The renovations were minimal in the rooms. The bed platform was too low for westerners. The signage to find the place was not adequate, it needs a more prominent sign at the beginning of the small alley.

The Riad Balkisse has been our home and our point of reference in our trip. We loved the kind ambient and the hospitality of Zouhair, Mariam, Mohamed, Najat and Ghizlan, they have been like our family in Marrakesh, they helped us with the tours that we needed, gave us really good tips and with my allergies they have been so considerated, they prepared special Marrocain sweets and foot for me. We highly recommend the Riad Balkisse, it's a really good place to discover Marrakesh and have a peaceful shelter to rest.

This is our second stay at this Riyadh. We returned again as we had no major issues the first time nor this time. The gentleman at the reception was professional, courteous, spoke good English, and even gave us an upgrade to a larger room. Thanks to all at the hotel. The hotel is within walking distance (10 minutes) to the Koutbiyya Mosque and El-Fanaa Square. It is a decent Riyadh.

Cons: The bath area deserves more attention in terms of cleanliness and future renovation. The 'double' bed were two single beds put together. We requested an early breakfast, told something will be done, but was not taken care of and left without breakfast. This didn't really bother us as we left earlier than the usual time of breakfast and the breakfast is pretty basic.

The staff here are amazing. I felt so welcomed and cared for. The location is very central but still quiet inside. There are plenty of reasonably priced eateries nearby. The staff will help book you on tours. There is no need to book online. I was happy to call this place home for 12 days.

Cons: I didn't love the breakfast but it is typically Morroccan with lots of sugar and bread. Fresh fruit would be a welcome addition. The room was a little cramped. You had to climb over the bed to get into it and the bathroom was also small. Movement compromised people would struggle.

Our stay at Riad Balkisse was exactly as we imagined. This Riad is very close of where all the action happens, but at the same time it's situated on a quiet street and at night, you can't hear the noise or music from Jemaa el-Fnaa market. We have to admit, that Zouhair made our stay incredible. He was there for everything we needed, from advices of where to eat, what to visit, where to find the best prices, etc. He was a pleasant person to talk with, because you can see with your bare eyes that he loves to help others and talk, knows a lot of languages (english, german, italian, spanish, french) so there are no chances to get bored while spending time with him. He made us feel like we were in our home, always careful for our needs and for sure, he makes this Riad better. The place was quiet, breakfast was delicious, the room was clean so there are no subjects we can complain about. Just pay attention if you use Google Maps for getting there, as is doesn't take you where the Riad is. You need to find a small corridor and the Riad is after 20m and then you know you are on the right way. Would totally stay here again next time we are in Marrakech.

I love the Ambiance of this Riad it was very clean and always smelled good. The host Fati and her mother are so nice and so accommodating. From the tea and the Moroccan breakfast. They even tried to bring my luggage upstairs to my room especially when my bag was over 50 pounds. The location is prime within 5 minutes to the Souks and Medina.

The breakfast was good. The owner Jean Jaques, of the Riad was dishonest with me. We made an arrangement and he reneged at the very end of my stay / he would not communicate with me until the day before I left. It turned out that he owed me money and I told him to keep it. He was rude and argumentative.

The Riad is in a very convenient location, a few minutes walk from many of the tourist attractions. It is located down an alley, as are most of the Roads, but not once did I feel unsafe getting to or from there. The staff are exceptional, always helpful, often going above and beyond their duty. I really cannot recommend this place enough. I will be returning there on my next visit.

Es un bonito Riad muy bien situado, a escasos metros de la famosa plaza Jemaa el-fna. Las habitaciones son amplias y tienen baño incorporado, armarios empotrados, calefacción y aire acondicionado. En la última planta hay una terraza donde puedes relajarte tomándo un té. Nosotros nos comprábamos todas las noches la cena y la tomábamos allí. A destacar la amabilidad del propietario, el cual habla perfectamente inglés y frances y alguna cosilla de español. Lo único malo es que el primer día es muy difícil de encontrar, al final hay que acabar preguntando a algún lugareño que seguro os acopañará y al que tendreis que "agraceder" con un par de euros.

Fantastic riad with a fantastic staff. Everyone was so helpful and accommodating. The location of this riad is exceptional. I stayed in 2 riads during my stay in Marrakech, and this is the one I would return to again due to the location. I had a lovely room on the top terrace floor. I was hoping to have a view of Koutoubia Mosque, but there is not a view from the main terrace. I highly recommend this riad for the location and the staff.

Our first time in Morocco. Read Balkisse was great! They arranged a ride from the airport then met us outside when the driver got to the hotel. They offered us drinks when we arrived and showed us to our rooms. Everyone on the staff was so friendly and helpful. The rooms were small but nice and very much what I think of when I hear Morocco. It is centrally located near a lot of restaurants and shopping areas, it seems kinda scary at night in that area but it's really not. The hotel arranged a tour for us to the Cascades waterfall and it was an amazing, and cheap, day trip, best part of the time in Morocco. If we ever got back to Marrakech we will definitely stay in this hotel again.

We had a fabulous time staying in Riad Balkisse. Location is excellent (2 mins from the main square), but it was cool and peaceful inside, a perfect contrast to the hot, noisy streets. The staff were so friendly and helped us to plan our days out and trips out of Marrakesh, and made us plenty of delicious mint tea. A special shout-out to Simon who made us feel very welcome and looked after us so well!
