The location, the owners are very nice. I recommend this riad!

Cons: The owner doesn't speak english, just french, and we had to translate it. Anyway, the last day a guy came and he spoke english and he figured it out. The breakfast wasn't until 8:30 so our bus had left at 8 in both days so we hadn't had any food. On the last day we finally got there at 8:30 and the breakfast it was delicious.

The staff was super attentive and helpful, we really felt welcome! Especially the lady working in the kitchen, her breakfast was amazing and she was super kind too. The location is really central, basically inside the souk and very close to the main square, yet the street is very quiet.

Cons: The other side of being so central in the old town is that every time you need to go out or go back to the riad, you need to enter the souk (which is super crowded most of the time). The room is small (although super clean and very well equipped, but you need to consider that when booking I think)

The stay was ok, the breakfast is good, the rooftop is nice, the staff was nice.

Cons: The bathroom was really run-down. Despite being cleaned daily, it didn’t make much of a difference. However, the main reason for my low rating is the experience with the boss and the airport transfer. We booked the transfer through the riad, even though it cost €30—twice the usual price—because we had to leave at 4 AM with a toddler. We paid upfront on the first day and even reconfirmed with the boss the night before. She assured us everything was arranged. Come 4 AM, we get to the lobby—no driver, no staff. The rain had just started, and one of the staff members finally appeared. She had no idea about our transfer, spoke only French (while we spoke English), and was visibly confused. She also refused to call the boss or the taxi company. In the end, we had no choice but to go out into the pouring rain with our toddler, searching for a taxi—exactly what we wanted to avoid. We found one for half the price, even at that hour, which really put the riad’s pricing into perspective. I messaged the riad requesting a refund. At first, they ignored me. Then, after multiple follow-ups, they promised to process it, so I sent them my details. More delays, more excuses, and now, a month and a half later, I’m certain I won’t get my money back. I know it’s "just" €30, but this is about principle. The service was unreliable, and their handling of the situation was unprofessional. If you stay here, double-check everything and be prepared for issues. As I saw in the comments later, this has happened before.

Cons: 10 dirham for every single boarding pass you need to print out Breakfast was good (cake a little bit dry) but neither yogurt nor fruit. There was none in the Riad once we got there for check-in; we had to reach out the owner several times to get the door open.

Our stay was absolutely amazing! The host was incredibly kind and welcoming—he met us upon arrival to take us to the riad, arranged our transportation back to the airport, and even helped us organize a fantastic trip to Essaouira. The Riad is centrally located and only a few minutes walk from the main square. The staff are extremely friendly and helpful. Rooms were clean. Traditional breakfast was provided every morning and was lovely. We had transport from airport arranged through Riad and this made our transfers smooth.

Such a great location (though down a dark alley so as a solo traveller with my children I was a little wary). I can not fault the staff - Arthur made our trip exceptional and the Madam who ran the Riad really did bend over backwards to assist before and after booking. She was excellent and so kind and helpful. Just fab and she was so reassuring to me as a lone female ( with 2 kids in tow) in a busy and hectic city!!

Cons: It was all great apart from we did have a stinky bathroom - the drains. But I don’t think anything could be done about that!

Cons: I’d firstly like to say my husband, myself and our children have stayed in countless riads all over marrakech for years. From the lovely hill tops of ourika to the old medina and Palmeraie and we have never ever ever had a bad experience let alone one I feel obliged to write about. I will try to keep this short however there are too many points I feel I must warn people about. 1. Our airport pick up was late and was charged €30 instead of €15, we were then made to wait almost 30 mins in the car until a staff member came to walk us to the riad. We finally got to our riad, was given a brief and awkward run down of the riad and the staff members name and so on, we hadn’t yet exchanged money as such but was pressured about the taxes €136 but on booking said €106. Tried to explain if they could hold on just until the morning (not like we’re going anywhere) but again was pressured into paying there and then. Everything seems very money oriented with BOUCHRA her staff and this riad. 2.While the rooms were relatively clean, there is a horrible stench coming from the bathroom, like a sewer smell, no amount of bleach or cleaning product could cover it, something must be done about this. 3.The shower's water pressure is very weak and the shower itself is not safely attached to the wall. Mid shower it fell and knocked my husband on the head leaving him feeling very dizzy and light headed for some time 4.There are still large cracks in the bathroom and around the riad I’m assuming from the earthquake, these are huge health and safety concerns. Ones that could be fixed very easily also. 5.Poor bland breakfast choice. The same minimal breakfast everyday. We are not asking for silver platters of food for breakfast but it really feels like Bouchra is trying to save money, a bit of a cheap skate serving tea and shop bought bread/msemen everyday. Usually there is some more choice even with beverages.

Riad Eva is situated 5 min walk from the center of Medina/Jemaa el-Fna square. So it is very convenient location to go anywhere near. Its also in a quiter part of the medina. Remember that you cannot get taxi to come in and drop you near. When we arrived late afternoon and also when we left late afternoon, we had to go to the nearby gas station which is about a 12-15 min walk. So be prepared for it, especially if you are lugging your bags

Cons: I would rate Riad Eva very disappointing because of two primary things - 1. The bathroom and the room had a stench that was almost unbearable. Its a stench because of wetness of the walls or the drainage. 2. We were 3 in a room whose size was inadequate and the third bed was way too small. Was basically a single bed futon like. Our room was on the ground floor and hardly had any light. The lighting in the room and in the bathroom was super dim. Our bulbs in the room went bust 3 times and had to be replaced all the time. The AC in the room went on randomly during the night and made beep beep noise and we had to figure out how stop that noise at 3 am. All in all, the pictures on the place look good and inviting, but the place isnt that great, the room/bathroom we got was terrible with the stench and just wasnt a pleasant stay and experience. I wouldnt recommend the place and would say there are probably many more choices and so carefully choose it.

Good location,, some minutes walk to Jamaa al Fna Market. The host offered us the possibility of payed transfer from the airport (25 euro one way) and also the first dinner (20 euros/adult, 10 euros/child). She arranged us also a day trip to Ourika Valley, 25 euro/persson. We have confortable beds, even the room was small. Hot water and private bathroom also.

Cons: Breakfast includes mostly sweets (honey, nutella, jam). Even I informed the host I have diabete, two times, and I insisted to change something (for example eggs or cheese, extra pay if necessary), nothing happened. I was very disappointed for this

The Riad is down various back alleys of the soul where there are lots of various groups of males hassling for money, we were followed to the riad by a man demanding money from us, there was no one there upon arrival and we had to wait 10 mins ti get in, all the time being hassled by man who followed us. Once in room wasn’t ready, man sat us down tried selling excursions and breakfast, when room was ready it was in the courtyard where check in was, no windows and door that didn’t lock, we left without unpacking ( there was nowhere in this tiny room to put anything) .

Cons: You can’t get to property by car, you get dropped off in main square and have to walk through a very busy narrow part of the souk, constantly getting hassled by men asking you if you need help ( for a fee) you then have to turn off into a very narrow deserted side streets to get to riad ( followed by fake guides) upon getting to riad, no one there, 10 mins waiting outside being hassled by varioid men for money, NOT SAFE FOR FEMALE TRAVELLERS AT ALL.

The property was in a great location and really central to a bunch of souks and the Jemaa El-fna square. We loved how easily accessible it was to get to everything, it was always a short walk back from when we returned from excursions (and we always did some shopping along the way)! We absolutely loved the atmosphere and Ahmed. He was extremely helpful and would joke and laugh with us and ask about our day. He fixed any problems (we didn’t have many) and was always around. He was definitely the best part of our stay, hands down. We will definitely be coming back to Marrakech soon and would definitely book this place again🙃

- Easy to find if you search on maps beforehand - it's only 5 minutes from Jemaa el-Fna and the souk leading to it is open late and always bustling with food and stalls. - Let us check in ten mins after arrival even though we arrived quite early due to flight times. - Room was very clean with private bathroom and good storage. - Towels were provided, clean and changed daily. - Beds extremely comfortable and made everyday. - Breakfast is simple but tasty, authentic and filling. (Can't understand negative reviews - 3 to 4 types of breads with jam/nutella/butter/honey/cheese, with orange juice and a choice of coffee or tea). - The terrace is a great spot for morning breakfast, afternoon chilling or evening sunset - the highlight of the property! - Close to the busy souks, but just far enough off them to not hear the noise. - Friendly and helpful staff, some knew English and some knew French.

Cons: - We asked for suggestions on things to do, but only really told things the accommodation provided (eg hammam and food offered at relatively higher prices, we went for cheaper options in the Medina). We were given a map, but it would have been nice to have someone explain the different areas of Marrakech, things to do, locations of good restaurants/hammams and things to explore - some local "advice". - Rooms are sometimes dark, but often the case with Riads and inward facing windows. Noise wasn't an issue, apart from one group on the first night, it travels a bit in the accommodation.

We loved everything about the property! It was so gorgeous, all of the little details were perfect. It felt so traditional and also so safe. the place was very clean the whole time. It is local area and also very quiet and peaceful. The staff were the real highlight though, especially the owner! They couldn't do enough for you and we felt like we were staying at a home away from home. In addition, Breakfast was abundant, homemade and tasty; the location was very central, in the medina, within very short distance to all city attractions, but at the same time quiet and accessible.

Cons: Cameras everywhere, the boss keeps an eye on things. I was refused milk for my tea. I was told I'm not allowed a bucket to wash my clothes. I had 3 kids so the place was cramped. Not good for kids or a family of 4and more. We left three days later for another place as it felt uncomfortable with the refusals of the outdoor key to get into the building. So really you are on a curfew. We lost our money but I'd rather stay another place where you don't feel intimidated and unwelcome and the staff are free. Don't go here.

Cons: We were given two adjacent rooms with a door connecting them on the roof level. It was exceptional hot at the time and only one of the aircon units was working, Which meant that one of the rooms was very difficult to sleep in due to the heat. My son had to sleep on the floor in the air-conditioned room as he could not sleep in the other room. The dinning area was also just outside our bedroom window which felt a bit like you couldn't relax in the room.

Siham was such a lovely host and very welcoming, helped me out with everything i could need. The room was very nice with unique features i've never seen elsewhere and had aircon.

Cons: There wasn't much room to walk about in my room due to there being 2 beds, and as I stayed in January the room got very cold at night with the stone walls so be prepared if coming in the winter (aircon did heat up room too so this helped). Wifi connection in my room was unstable at times but going onto the rooftop helped this issue and there is an amazing view from there - especially around midday when it is sunny and the prayer calls go off. I would highly recommend anyone staying in the Medina to have mobile data as this place is quite hidden from the main square and it is very easy to get lost.

Cons: First of all, we didn't find what we booked. I have booked two rooms, when we arrived they told us that the second room was already taken and Booking made an error. Finally, I have accepted your proposition to be received in a new room and pay 25€ per person (75€ in total + 12€ as taxes), they told me it would not be a new room but the first room in my initial reservation. We were 6 persons in 9 m2 room and three of us slept in the same bed. they told me that Booking would reimburse me. In the morning I found your message which was sent at 5:28 am telling me that the property cancelled the booking and you found me another Riad and I should move there for 187€. I tried to convince the property to call you to see what is the solution for that situation and they refused. At the end we called the police and there was a scandal in the street. I had 3 children with me and we waited for 2 hours to find a solution. I payed 110€ to Mrs Bouchra the Riad's owner in the presence of the policemen to end the conflict. She told me that was just a part of her right and it would contact you to reimburse her. She refused to give me a receipt and I was obliged to leave to go to the airport as I had a flight to come back to Paris. I will contact the Moroccan authorities and the ministry of Tourism to complain of the unacceptable attitude of Mrs. Bouchra in the front of my children. I will send you as well an official letter to reimburse me for all the inconvenient events that had taken place. As a journalist, I will write also about my experience with Booking and the Riads in Marrakech. I will also inform the Moroccan ministry of foreign affairs about what happened.

Cons: The main light in the room didn't work. the bedside lamp provided us with lighting- still it's not a big deal for 1 night. The city tax (10euros) is paid after arrival. It is not visible while booking a room. The information about it shows while you have your reservation confirmed. Sharp 11am (check out time) we were cut off the wi- fi which is not a very pleasent way to tell us 'guys it's check out time, it's time to say goodbye' or whatsoever

The best Riad we've been in Marrakech so far. It's clean, very cosy, pretty and traditionally decorated. The terrasse has a beautiful view over the city. The food in the Riad is delicious (one of the best that we've tried during our trip). It's well situation, only 5 min walk from the big central place. The staff was just amazing and attentive. The room was not very clean, in particular the bed sheets. However, they help us straight away to solve it and as a gesture of goodwill, they also offered us a taxi to go to the airport. The breakfast was amazing and they provided it to us even if we left very early in the morning. I would recommend it as I am sure the problem with the bed sheets was only an exception.

Cons: Unfortunately, the bed was not clean at all and we had to change the sheets, but it was not easy to find clean ones. Also, the shower is to improve as the shower handle is not comfortable and also get clogged. As soon as we get in the taxi, he asked us for more money. Probably, it would be better to use a more trustworthy taxi driver.

very well decorated property in a quiet dead end medieval alley. in the old town close to shopping.

Cons: bathroom was terrible - blocked shower drain, toilet seat not fitted properly, door handle broken. No sound proofing at all - even the smallest chat downstairs was possible to hear in rooms on upper floors. Getting to this hotel is problematic if you have luggage as taxi cannot get very near. we had to go through the overcrowded souks (no other way) to reach the property. Exotic and colourful as old town hotels may look, beware that these are old and often dilapidated buildings with poor waste management system - foul smell is everywhere, and chaotic traffic of all sorts (donkey carts, dirty engine bikes, crazy bicycle riders) may annoy discerning travellers. Air quality is terrible, after two days stay we started having nose and throat problems. Locals cough frequently; this place badly needs low emission pedestrian zones and some one way traffic streets!

Cons: Do not trust the previous comments of the Riad, they are new owners who lie and deceive for their benefit, which of course will lie in the response to this comment. They take advantage of the good reputation of the previous owner but when you arrive you realize that everything is a lie. During our stay they entered without warning to paint and varnish our room when we went to visit the city and we had to put up with the smells and itchy throat at night for days. In the application they say that they have a shared kitchen and when you ask about it they tell you that it is a restaurant service. In general they are neither helpful nor welcoming, do not go to this Riad in any way if you do not want to feel cheated at all times. There are many better options.

Me and my friend stayed in Riad Eva for a few days. The guesthouse is located in Medina, a few minutes walk from the main square but far enough to be a quiet place. The rooms are fitted with Moroccan style and the building has traditional courtyard and great view from the top terrace. The rooms were frequently cleaned during our stay. The breakfast was tasty with a good selection. Many thanks to Nordine and Samira who went above and beyond to make our stay very pleasant. They are great asset to this riad.

A beautiful riad with a perfect location and a relaxed family atmosphere. Nordin and Samira were both extremely kind and helpful. Nordin organized our taxi from the airport and came to pick us up at the Djema el Fna. He immediately made us feel welcome in the riad. We were also able to leave some of our things in the riad while we went on a trip to Sahara. The location of the riad is perfect- a couple of minutes from Djema el Fna, in a quite alley. Breakfast was great. All in all, I would definitely recommend this riad

Stayed for 3 days with family, so were allocated the double suite on the top floor. Nicely decorated Riad and having the top floor room meant almost a private terrace. Breakfast also served on the terrace every morning and was very nice. The Riad is down a side street and some alleys not far from the Jemaa El Fna - could be tricky to find, but we arranged to be met by the manager on arrival at the square, and he helped us to the Riad. Nordine the manager was very friendly and helpful, and couldn't do enough for us! The only complaint was the bad smell from the drains in the bathroom. this may have been a problem with living in the medina, rather than the Road, but could be quite noticeable at times. Would recommend if you want a place in the middle of the action!

It is situated just 5 minutes from the main square Jemaa el-Fnaa, and Caffe de France which is a meeting point for everything in Marrakesh. When you get out of the side street just 50 m to the left is great restaurant Chez Ibrahim. Our hosts Nordin and Samira were excellent. Nordin (Nur al-Din) is so helpful and hospitable beyond expectations. He will help you with everything and everything he said or did was absolutely great. He made us great tea almost anytime, and helped us carry luggage to Cafe de France for our departure. I would definitely recommend it to everyone.

Had a booking thru booking.com since september 11 th, going with our family of five people arriving okt the 30th . Four days before arriving, the riad Eva found out that they were not going to be able to host us because of restoration-work! Not a nice dilemma for us five , arriving in peak season and in hand of this mess- not Good. Created a LOT of unnecessary stress not needed and not a Good start in Marrakesh. We where left in the hands of Riad Tarek and that was another story (see Riad Tarek)

I had an excellent time staying at the Riad Eva with my girlfriend and two close friends. Hakim, the Riad manager, was very friendly, and offered personalized service. He was interested in what we wanted to do and how he could help us to make it happen. The Riad was fairly priced, and located in the heart of the Medina. With all our needs taken care of, including a modest but enjoyable free rooftop breakfast, we were able to explore the wonders of Marrakech with a reliable home base to return to. We were very much thankful to Hakim and the Riad Eva for adding to our experience.

Stayed in Riad Eva on my first 2 nights on this solo trip to Morocco. Really enjoyed my stay here. I booked an ensuite room for €35 for the 2 nights (breakfast included). Riad Eva is in a great location a 4 minute walk from Jemaa el Fna and right in middle of the MĂ©dina. As with most Riads in the MĂ©dina it can be hard to find the first time as it is down an alleyway but there is always someone around more than willing to bring you there (for a small fee of course). My room though small was comfortable and very clean. There was no aircon or fan which at first I was worried about but in the end wasn't a problem as the temperature was a lot cooler than my first trip to Marrakesh a few years ago. The bathroom while small (using the shower did wet all the bathroom) was clean and the shower was powerful with plenty of hot water. Breakfast is served on the rooftop terrace and is excellent (bread, jam, cheese, boiled egg, pastry with coffee and orange juice). Yassine the young manager speaks good English and was very helpful and always willing to give advice on Marrakesh. The Riad also has very strong WiFi. Certainly recommend staying here.

The first thing I would say about Riad Eva is that it is set in a very good location in the MĂ©dina but may be a little too off the beaten track for most tourists when it comes to finding it. It’s a 5 minute walk from the Riad to Jemaa el-Fnaa square. This is a huge plus point and the main reason I booked to stay here...well that and the price! But back to my first point about it perhaps being a little too off the beaten track for some. Once you’ve left the square and found the turning from the souk, which takes you down the dark alleyways to the Riad it could put off those with a more risk adverse attitude t venturing into the unknown. It is a little scary but once you find it you’ll have your eyes opened in amazement at what is behind that solitary door in the wall. I can only describe it by saying that if this property were lifted out of the Medina and dropped into London it would be a ÂŁMillionPlus property. The beauty once inside is incredible. It’s an authentic taste of Marrakech. Mosaic tiles adorn the walls and floor, with typical Moroccan pastel colours throughout the place. The rooms that lead off the balconies around the Center atrium are a focal point that will keep you amazed every time you ascend the spiral staircase to the top floor for breakfast and the 360 panoramic views above the city skyline. You must take in the views once you reach the top. I spent every morning with a coffee up in the top terrace taking in the rooftop views of the surrounding buildings and the absolutely spectacular Atlas Mountains. Luckily, we had the top room. A double with an adjoining twin single room and en suite. The plus signs are that it matched the pictures in the booking app. It was large and having the adjoining twin single room was good as it gave us the space to spread out our luggage and settle in. The negatives were that it is located next to where all the other guests have breakfast so we were awoken throughout our stay when the other guests settled outside of our bedroom to eat and talk in the morning. The best was hard and sank at the middle where are feet lay but we still slept very well in spite of this...who’d of thunk it?! The shower was fine but wake up late and you may miss the hot water. The staff were friendly but as the title states there was a problem communicating with them. Our first problem came when we couldn’t communicate our dietary restrictions to the lady providing breakfast. As a result we only took coffee from there on in. This is more our fault for sucking at French and having non-existent Arabic but I say it for you to know in advance...so brush up on your language skills. The price? We stayed here for 4 nights and paid 1400 Dirham (including tip...you do the math). All in all, it’s a great spot. It does what it says on the tin. Lovely place and would stay again for what it is! I think that says it all for me really!

Rooms are quite nice and clean. Breakfast is served on the rooftop terrace and includes eggs orange juice etc. What's missing in my opinion is the nice atmosphere we experienced in other riads. Maybe it's because the staff doenst really speak English. That's my main complaint about this place and you can find that in other riads for the same price. Otherwise everything is fine, good location. Just a safe at the room is missing and no shampoo provided.
