The hotel manager, Zouhaire, is excellent. I arrived from a tour bus and he spoke to my guide and agreed to come to a designated location to personally find me and escort me back to the hotel. I did not even ask for this service - it was something my guide arranged for me without me even realizing. Also, I was suffering from food poisoning when I arrived at the hotel. I asked Zouhaire if he knew of any local place to buy some fruit. In a heartbeat and smile he kindly offered to personally take me to the local market where I could pick out and purchase a wonderful selection of beautiful healthy fruits from a friend of his. He really looked after me to make sure I stayed safe. I felt very safe going through the Medina to buy my meal especially when feeling sick. Then, he went the extra mile when I asked, last minute, to purchase a hamman experience. Again, he arranged for me to have one that evening after the spa hours had officially closed. The hamman was really good and helped me take a turn to feeling better. I bounced back to my normal self so that by the next morning I was actually able to visit the city as I originally hoped to do. Also, Zouhaire prides himself in his hospitality. He gave me a huge spread of fresh food for breakfast which I barely ate because I have a small stomach. I couldn’t believe how much food he put out for one person! He also arranged a cab for me to the airport. The cab was large, clean, and the driver trustworthy. Zouhaire will do anything to help you with a genuine smile and caring heart. Very impressed with my stay and I cannot wait to return! The WiFi is strong, they have two rooftop terraces with stunning views. The bed was so comfortable with freshly pressed linens and the decor is beautiful.

Budynek robi wrażenie, przebywanie, nocowanie i jedzenie śniadania to czysta przyjemność!

Struttura curata e molto accogliente. Ben localizzata. Tutto molto pulito, con camere spaziose e ben climatizzate. Splendidi il patio coperto e le due terrazze sul tetto, con vista sulla Medina. The riad is very well located, close to a medina gate and market. There are shops, banks and restaurants in the area, so it is easy if you don't want to go far out in Fes at night. The staff prepared very nice fresh breakfast daily and Zouhaire made our stay very enjoyable, helping us from the very first moment, with a nice introduction about the city, until the end, even when problems with our flight appeared.

Cons: As a typical riad, you may hear the noises or even smell coming from the kitchen (our room was on top), but nothing to be bothered that much. We kindly recommend this place!

Riad Fes Aicha was a lovely place to stay. Like the rest of the Fes Medina, once you step inside the door, you are greeted with a beautiful, hospitable, and comfortable experience - a far cry from the alley you need to navigate to get to the Riad. Zuhair was a great host, providing plenty of recommendations and getting us a packaged breakfast when we had to check out early for our desert tour. The location is very close to much of what the Medina has to offer, but it's not in the heart of the most touristy part, which makes you feel much more integrated into the area. With the Rcif market just a few meters away, you are immediately in the bustle that makes Fes so exciting. We would absolutely stay here again!

Cons: There's really not much that we can say we didn't like about our stay. Aside from the slightly off vibes from the alley that leads to the Riad (again, classic Fes), there's nothing to complain about.

Zouhaire, the attendant and the location

Cons: Bed sheets weren’t ironed giving it a messy look. Once I got inside bed at night realized it was dirty, full of hairs, different body parts hairs….. disgusting. Zouhaire did his best to solve it but all the bed sheets he would bring were the same… I ended up leaving at 1am in the morning trying to get another hotel. Since it was a high demand weekend I didn’t find any other hotel rooms. Had to buy a flight ticket back home and end my trip in Marruecos two days before expected….. Pictures are THE SECOND sheets Zouhaire brought to replace the dirty first ones… they were as dirty and old as the originals, with those little balls that give an uncomfortable feeling, asides from the hairs…

We thoroughly enjoyed our stay at Riad Fes Aicha. After navigating our way, the Riad is easy to find, just follow the signs. We were first welcomed with mint tea, a nice peaceful greeting in the beautifully decorated courtyard. Our host was very informative and polite. Being our first time in Fes, we were very naive, but the host helped us immensely, with invaluable knowledge that ensured that we have a safe and enjoyable experience is Fes. Our room, though small, was adequate for the stay, clean and with a comfortable bed. Space wasn’t an issue with the access to the homely courtyard and gorgeous rooftop terrace with equally gorgeous views. The breakfast was the best part, delicious with many options and generous amounts. The location was brilliant being easy access to taxis, restaurants and the Medina, once you know the tricks of navigating the labyrinth that is the old city, you’ll always find your way back to the Riad. Loved our stay, thanks so much to the our host that ensured we had a great stay.

We liked everything very much! The location is perfect, right on the edge of the lower medina next to the souks. Once you cross the street and you're right in the action, which also means you don't have to walk home through any alleyways. The breakfast was very good and varied and the rooms were nicely furnished. I can also highly recommend the dinner, the chicken tajine was the best I have eaten in Morocco. Moreover, the rooftop has a really nice view! But the best thing of all was the friendliness of the host. Zouhair is the best host you can wish for! He recommended a restaurant for dinner and accompanied us there as it was in the old medina and ordered us a taxi for the journey there and back. He gave us his cell phone number so we could text him at any time if anything needed. He really made the stay amazing. Thanks!

The Riad is really beautiful as showed on the photos. The hall is magnificent, and also the room with big windows and the rooftop terrace were very nice. Zouhaire (the manager) literally did everything to help us. No matter if it was finding a taxi, giving restaurand advice or organising a cooking class for us (highly recommended). We felt 100% welcome and supported in the best way. And also the location is a reason why I would recommend to stay at Fès Aicha. It's in the centre of the medina, but still very good accessible by car/taxi.

The property is located at the entrance of the medina, in a very convenient position at less than 1 minute walk from a square with all services, and easily accessible by car. Both the room and the common areas were very clean and well-maintained. There's also a terrace that offers a beautiful view on the Medina. The breakfast was spectacular, abundant, and varied. But the real highlight of the property is Zohuir. Attentive and caring, always ready to help with anything. He allowed us to have dinner at the property on our first night since our flight arrived late, and the dinner was one of the best of our stay. Upon request, he can also help organising trips or other activities. He gave us excellent recommendations for restaurants to try, often personally accompanying us. It was a pleasure staying in this Riad and I would definitely recommend it!

Zouhaire was extremely friendly and helpful when we stayed there. He answered to all the questions we had for him and even printed the boarding pass out for us on our last day. Finding the riad at night time can be a bit scary but once you get used to it after the first night then we're fine. The interior of the riad was stunning, couldn't keep our eyes off it. The room was clean, had AC, lovely water pressure and hot water. Towels were offered and replaced everyday plus really delicious breakfast. It's also very close to the madina, first time visiting Fez can be a bit daunting as 10 google maps are not enough to help you find the right directions but Zouhire gave some good tips and dinner recommendation which made it better. Would return next time.

Cons: The room is quite humid and has a strange smell which I cannot sleep with- please be aware of this. The shower does not have a curtain so the water will go everywhere if you don’t pay attention. In the morning, you will hear the prayer around 6:30am so bring your earplugs.

Beautiful courtyard room and rooftop, and room. I appreciate host coming to the taxi to meet us and take us through the alley to the Riad. Breakfast was wonderful and the service is great. The rooftop view was very pleasant and an ideal location to watch the sunset.

Great location if you want to be right in the center of the historic Medina. Pretty terrace upstairs with nice views. The place is lovely, well kept and clean. Breakfast was super nice and abundant. Location is not ideal cos' you're far away from the blue door, so for you to go there you'll have to cross the whole Medina, isn't bad but keep that in mind. The best part of our experience was meeting Zouhaire, he helped us in everything we needed, gave directions, got us a taxi, helped with excursions, took us to the chemist, gave advice, everything! And most importantly always with a smile! Thanks for everything!

Beautiful Riad with elements dating from the 14th century, yet very well maintained. The room was clean and cozy, incl. TV and AC. The hotel manager was an excellent host, very communicative, easily reachable and concerned for the guests' safety. The riad entrance is located in a small alley but only a short walk from the entrance to the Medina (and the taxi dropoff spot). Overall very recommendable!

We loved that the host, Zouhaire, was helping us so much with finding tours and negotiating the medina and surrounding roads. The breakfast served was fresh and delicious every morning. The host was always willing to help and we were glad to feel safe knowing how secure the property was during the day and night. This is definitely a property for the adventurous, given its location so close to the bustling maze of a medina. The rooftop balcony is exceptional at sunset, especially during the evening calls to prayer from the surrounding mosques. The Riad is at the end of the road, so a 2-minute walk to find lots of friendly red Petit Taxis. Three safe ATM machines are round the corner from the Riad as well. We thoroughly enjoyed our stay. We felt fully immersed in the culture and although we were only there for three days, we felt like part of the people too! Such is the Moroccan way 🇲🇦

Cons: The TV in the room didn't work unfortunately, but the local radio station seemed to! No problem for us though.

This was a great place to stay. The building is lovely, the rooms are nice and the decoration classic and with very good taste, the staff was friendly and very helpful. The breakfast was varied, plentiful, and tasty. The location is perfect, at the bottom of the hills, so that it's easy to return at the end of the day after exploring the ups and downs of the medina. The roof terrace is a lovely place to rest att he end of the day as well. Overall, a very pleasant experience.

Cons: The bathroom lacked counter space, but that is understandable in an old building converted to modernity. It was not a deal-breaker at all for me, but some people are picky about that, so just informing others.

The Riad was beautiful and like a museum in its display of historical items. The location was perfect for arrival by taxi. We were greeted by, Zouhaire, the most amazing host that I have ever encountered. His historical knowledge was evident every time we asked a question. I would be remiss though if I do not mention the food. Oh my goodness. Our first breakfast was a to go one and it was amazing. It included warm crepes, yogurt, fresh fruit, and cakes. He then arranged our dinner each night when we done exploring, which again was amazing. We enjoyed the most amazing soups and tajine, couscous, and pastilla. Unfortunately we only had one full breakfast with Zouhaire and I regret that plan because his breakfast was extraordinary. Fresh squeezed orange juice, fresh light eggs, crepes, cake, and the amazing fig jam were only a some of things that stood out. Zouhaire also arranged a tour for us of the city on our way out of town and again the trip was perfect. If my path leads me back to Fez, I will again stay at Riad Aicha and hope to experience the superb hosting provided by Zouhaire.

The host, Zouhaire, was great and definitely a highlight of our stay. He took the time to show us around the Medina, gave us good recommendations, escorted us to the exchange shop, and pointed out a good coffee shop. Overall, he made our stay very comfortable. Even though we cut our stay short, Zouhaire helped us book a taxi to the Fes train station on short notice, and he kindly bought a small gift for my wife and me. The room was a decent size and included a very nice breakfast in the price. There is also a rooftop where we enjoyed the sunset.

Cons: There is a tiny bathroom, but we didn't mind since we stayed for only one night. The riad can help with tour guide recommendations; however, the Fes medina is small, and you might find the tours expensive for what they offer. I recommend exploring on your own, as you can meet people who will happily show you around. If you still prefer to have a tour guide, Viator is also an option.

Riad Fes Aicha is located within the old town of Fes and offers traditional accommodation. Our host was very friendly and made us feel welcome. As two female travellers we were hesitant to leave the Riad on our own so our host organised the airport transfer and also a private guided tour of the old town. The food was lovely too, so if you arrive late on your first day, make sure to book a dinner table.

The Riad was beautifully decorated, extremely easy to find and just in front of the medina. Zouhaire, the manager, was always attentive, cheerful, giving us the best tips and pointers, and all-in-all a very positive presence. It made our stay even more enjoyable :)

From the moment we booked our stay the property manager reached out to us to arrange airport pick up and drives for additional excursions while we were in Fes. Kacem even was kind enough to give us a walking tour of the souk and surrounding area when we arrived. It was quite a tour with history and along the way we noticed how he is very well known and liked by all the locals! We were in Fes for 2 1/2 days and Zouhaire was incredibly attentive to everything we needed. He made us feel so welcome and was incredibly generous with his time, often sitting with us and sharing so many details about Moroccan history and culture.we ate dinner at the riad the first night and it was truly delicious. Fatiha, the lovely cook, was so gracious to us and we can tell she takes great pride in her culinary arts and in making guests happy. During our walking tour my daughters inquired about where to get dates and voila! A plate of the most delicious dates appeared at our dinner table! Especially for them!! We can not say enough about the exceptional staff and hospitality at Riad Fes Aicha. The lodgings were meticulous. Our room was right off the beautful courtyard where guests take their meals and relax and I was afraid it would be loud in our rooms but it really wasn't. Breakfast was delicious with lots of traditional treats and just what we needed before setting out for a full day of taking in the sites. Riad Fes Aicha is definitely a great place to stay, right at the heart of this lovely city yet a quiet charming gem! Make sure to take the stars up to the roof. It was a lovely place to take our afternoon tea. All in all, we highly recommend this riad. Thank you Kacem, Zouhaire and Fatiha for a wonderful stay!

Cons: Our room was on the small side. The double bed was actually in a lift space. It worked out fine but I was expecting it to be two separate room spaces.

Friendly hosts, both Zouhir and Aymane were very helpful! Zouhir was very polite once we arrived and went with us to the parking spot and helped with the parking. I would advice them to provide directly before arriving this parking location (at the entrance of the city) and park directly there and just walk 15min to the Riad. When we messaged the property before arriving someone else was behind the messages. Neither Zouhir nor Aymane and he wasn't very helpful. Ask specifically for the phone number of Aymane or Zouhir and ask for the parking location (~30 DHM for a -2 -night stay). Aymane gave us very good suggestions and booked for us a half day tour in the city for 30EUR (4 people). The tour guide was very good and I would definitely recommend scrolling around the city with a local. It was the only time that we weren't constantly exposed as "tourists". The Riad is as in the photos. Traditional and cozy! The terrace has an incredible view and breakfast was good.

Cons: Arriving at 18.00 in Fes by car is challenging. Not because of the traffic, but because is challenging as a tourist to exit the car and start walking without having people around you offering their help. I would advice to really reach out to the host before arriving and specifically ask that they meet you at the car or at the parking. Also, the small alley to the Riad is dark. Of course in the end it is safe, but arriving as a tourist it is mentally challenging and I wouldn't walk inside this alley as a woman alone in any case. The location though is very centrally and in the main square outside the little alley was always police/army. Both of the rooms we booked were smelly (both smell from the toilet and like mold smell). But they were clean and comfortable. .

The concierge, Omar, was the best staff member we encountered in all of Morocco. He was enthusiastic, kind hearted, and always willing to assist. You got the impression that Omar was helping out if the goodness of his heart and not for any remuneration. Just pure kindness. The Riad is beautifully designed and the located just outside of the old Medina (Rcif Place entrance). The Riad was well marked. Lovely little rooftop terrace. Very hearty and delicious breakfast: the baked goods were particularly good.

Everything was as expected - but the real difference with this Riad was Omar, the owner / manager. He was so helpful. From arranging for us to eat at a local restaurant to giving us detailed advice in navigating the Medina, nothing was too much trouble. Breakfast was excellent as well.

The rooms were charming and clean. The room on the lower level was a bit darker than the rooms on the upper levels. The amount of blankets was just right and there was plenty of hot water. Omar, the gentleman at reception, was extremely helpful and made the hotel a gem (he should get extra kudos).

Cons: Sound wise, it is not very private but it is the trade-off for staying in a Riad.

Location was great, the staff was very nice, the breakfast was amazing and the room was really big and clean

Cons: the only complaint is regarding the guide that they booked for us. the guy took us to different scammy shops with overpriced products and pushy salespeople, on top of taking us to a restaurant that charged double prices. I’m sure he makes a cut of whatever people end up purchasing/spending, so that was not very nice. We did ask for a guide last minute, but I’m not sure if this played a role or not. Otherwise everything was really good

Omar was the best! very kind and helpful with all hosts. He took us to change money and also organised a tour to the desert. The facilities are amazing and would recommend it 100%

Cons: Our room had a lot of humidity. There’s an AC so we could solve it. Omar was very attentive and solved right away an issue we had with the bathroom.

Comfy bed, beautiful breakfast room with generous helpings and Omar was so helpful. Convenient position close to Taxi stop and Medina.

Cons: Room setup was awkward - difficult to get past the bed to the bathroom. TV didn't work. Shower temp wasn't the easiest to control. These were minor things but the worst was sitting in bed and a member of staff trying to unlock the door without knocking first as she wanted to take a quilt from a spare bed for another guest.

Excellent location by one the gates to the Medinah. Breakfast was great; varied and abundant with all types of breads, pancakes, ommelettes, juices, etc, etc. The rooms are very beautifully decorated, very clean with very confy beds, complete bathroom, etc. This Ryad is outstanding, felt so quiet so close to the hustle and bustle of the Fez Medinah and felt so private as we had 3 rooms of the total of 6. Omar the host was so helpful with recommendations, restaurant bookings, etc accommmodating our timetables, etc. 5 stars all along.

The guy who attends is the best thing about this accommodation: friendly, helpful, he helps in everything he can, he is aware of everything you need: a 10 for him. The site is quite central, and at the same time close to a main street, making it quite easy to find it in the maremagnum of streets in the medina of Fez. The breakfast is quite complete and delicious. The terrace is a bit chaotic but very good to see the medina at night.

Cons: The communication prior to the stay could be improved. All rooms face a large interior atrium, so you have little privacy (you can see those in front of you, and they see you). The information about parking is not entirely correct: on the page it says that "reservation is necessary", but in reality you cannot reserve, you park only if there is space when you arrive. The place is a bit expensive if you take into account the average price of Morocco.

This road is located in a strategic position in town. you are basically in the Medina but at the same time you are out of it. this is perfect if you are planning to visit other places in town, don’t want to get lost every time you get inside the Medina or want to take public transportation. we stayed in the upper room by the terrace, it is a lovely large room perfect for families with air conditioning, private bathroom and tv. if you stay in this room you have a lovely terrace to use whenever you like. Without a doubt the best part of staying here was Omar. he was the best host ever!!! he was always available and kind. he made our stay wonderful and helped us with everything we needed. he definitely deserves an award as a great host! he has passion for his love and his guest he even gave my a birthday present since he knew we traveled to Fes to celebrate my birthday. anyway lovely and super efficient staff. On the other side the breakfast was delicious and quite big. I think this place represents Fes at its best. it was a very nice experience for us to stay here.

Cons: there are quite a few stairs to do in order to get to the upper rooms and terrace but it’s well illuminated and there’s a safety handler by the stairs. I am not a big fun of stairs but I understand it is part of the architecture of the riad so it’s fine :)

Riad Fes Aicha is the best place to stay. It is very close to the entrance of the Medina (the most interesting attraction of Fez). The host Omar is very kind, helpful and very nice. The breakfast is very good, plentiful, full of fresh and homemade food. Moreover, on the morning of our departure, the flight was at 6 a.m. and Omar prepared a take-away breakfast for us (even if it wasn’t the breakfast hours). The room was comfortable. The stand-out feature of the riad was Omar; receptionist, waiter, concierge et al. He was unfailingly cheerful and a fount of useful knowledge on what to see, where to eat and how much taxi journeys should cost and much else, we cannot praise him too highly. This was our first trip to Morocco and our first experience of a riad. The typical design around a central patio means that there could be some noise from other guests using that area as a lounge. however it was very quiet at night. Our room was traditionally styled with a tiny shower room but quite adequate. The riad was situated about fifty metres from an area where taxis and buses stopped and only a couple of minutes walk from the souk. A good breakfast was served consisting of breads, pancakes and omelette together with jam, honey, cream cheese, fruit and juice. Excellent value and recommended.

Cons: Not much and none of it significant.

I didnt stay at this Riad because at our arrival they informed us that they had overbooked it so we were being transferred to another one. However this was done only after they asked us to fill in the relevant form saying we were staying there for 2 nights, a form we had to refill at the new riad. It was not any trouble of course, it was just their tricky behaviour that bother us because they knew we would not be staying there so why ask? I think they might be getting something out of it. The owner or whoever it was who received us was not polite either. He even tried to blame us saying the 'confusion' was made because i initially made a booking, then cancelled it and rebooked. How is this my fault i dont understant, at the end of the day, i had a booking there which they accepted. The riad we were transferred to was cheaper but we didnt get a refund. They insisted it was more expensive but our friends booked the same type of room the same night but for a cheaper price and even if you search the new riad any other day it comes out cheaper than the one we booked. They did say we didnt have to pay the 10€ city tax (apparently we should normally pay that)

I really cannot say anything about Riad Fez Aicha, except that they overbooked, let us know they had, then found us another riad to stay in. The one we stayed in is called Cedre D'Argent, so I can only write my review about it. The riad was a bit hard to find, as it is tucked away in the medina on a significantly less traficked alley. But it would have been easier if we had taxied to another side of the medina, as opposed to Bab Boujloud, which is where we got off. The riad is a traditional set up, with a courtyard in the middle and the rooms around it going up. The ceiling above the courtyard is retractable, so there is always a light, airy feeling. We were served Moroccan mint tea upon arrival, and the check in process was pretty easy. Our room was a bit cramped but it was enough to accommodate the four of us, and we barely spent any time there. It was clean when we arrived and cleaned quite well while we were out. Breakfast was phenomenal, with several choices of bread, a fried egg, lots of butter, honey, marmalade, etc., yogurt, and coffee and tea. There is a terrace on the rooftop which was also nice for viewing the medina from above and just hanging out. The beds were super comfy, Wifi was good in the room, the olive oil soap was fantastic for my skin, and we genuinely enjoyed our stay. Both Majid and Samir were absolutely wonderful, going above and beyond to make everyone feel comfortable and give them what they needed. I would definitely return!!

We liked the location, and the building itself and breakfast were excellent. However, the staff tried to cheat us on transfer (taxi) costs both going and coming. They claimed we owed more than stated in the hotel's documentation and confirmation messages, which required involving the owner on both occasions to ensure we weren't overcharged. This was unnecessarily stressful and really detracted from the experience! In speaking with other people in Fes, I learned the staff here have a reputation for doing this. My bottom line - I suggest looking somewhere else for lodging.

My brother and I arrived late so the host Ayad actually came to pick us up from the taxi drop off point and walked us to the Riad. The Riad and the room are beautiful, the only reason why I’m giving it a 4 stars is because the bathroom is a bit outdated. Ayad is the nicest host. He showed us the way to the market and what are the must see for our short visit. It is tuck away in old part of the city and only mins walk away from the local market and tanneries. Breakfast is delicious and make sure you check out the view from the roof!

My family and I are glad we stayed here. It's a beautiful place. I think there are only half a dozen rooms, and the superb host (in our case, Hishan) took great personal interest in us, offering to carry our bags, providing us with tea in the evenings to warm us up, cracking a few jokes but also giving us the space we needed, giving us wise suggestions on what to do in Fez. We're grateful that his suggestions primarily had our good in mind; he wasn't just sending us to his friends' establishments. He never gave us the impression we were a nuisance. We are happy to recommend this riad! One criticism. It was a bit stressful upon arrival to feel we were in the middle of a battle we didn't understand concerning walking guides through the Fez medina. Via email, the hotel manager was pushing us to hire a hotel-approved guide, giving us terrible warnings about what happens when you hire the wrong kind of guide. The hotel-approved guide, once we hired him, also seemed to feel very threatened by these other sorts of guides, bristling when he suspected we'd been in discussion with some of them. I don't mean to say that all Fez guides are equal. Surely some of them do focus primarily on getting you to buy things from their friends' shops. But in our case the hotel management put so much pressure on us that it was quite obvious the hotel was hoping to make a profit from our guide's fees. I write this just so that other travelers won't overreact to all the tales about bad guides.

I loved the space itself, the staff, the breakfast, and especially the amazing roof terrace at Riad Fes Aicha. It is a dar (house) not a riad because there is no garden, but it is beautiful, spacious, and tastefully decorated. The staff is friendly, helpful, and multilingual. I have two complaints: it's location in Bab ar-Rcif, on the other side of the souks, makes it hard to walk back to from Bab Boujloud after 8pm when the doors of the souks close, and I had to have a faux guide help me back (insisting on a generous tip) every night. It may be better to take a taxi back to Bab ar-Rcif at night. Also, while there are doors and windows and curtains, I still felt I did not have enough privacy (I am American), in part because the toilet was right beside a window. .

He settled us in with traditional Moroccan mint tea, while he processed passports and paperwork. The owners of this Riad should be proud of the restoration efforts they've put in. The tilework is beautiful and the carved doors look to be from an era when the bolting was actually in use. If you are looking for a Riad experience, this has to measure as one of the best!

My friends and I stayed at Riad Fes Aicha on Feb. 16-18, 2016. This was our first time in Morocco and none of us fluently spoke Arabic or French. As the planner of the trip, I had underestimated how hard it would be to communicate and get around Morocco. Kacem was very quick with responding to emails to help me set up transport from the airport (and setting up meals, etc.). Aziz met us on the street where the driver dropped us off and led us through the maze of Fez (literally, Fez is a maze). Both Aziz and Kacem were very helpful. They served us delicious mint tea and the breakfast was the best. I reserved 2 rooms for us and they were both great with heat (which is rare for Riads/houses/hotels in Morocco). Kacem helped set up some tours for us. Fouad was our official walking tour guide. What was supposed to be a 3-hour tour around the medina turned into an all day tour. Fouad became a friend to us and taught us history of Fez, Morocco, Islam, and many Arabic words. His tour was the best we went on while in Morocco (and we went on many tours). If there's one thing you do in Morocco - go on a tour with Fouad (or stay in Riad Fes Aicha and ask Kacem to set it up for you :) ). Fouad and Kacem help us set up our next leg on the trip to Chefchaouen with a driver and another tour guide. Thank you everyone for making it an amazing part of our trip.

This is a renovated 700 year old home that is ornate and wonderfully decorated. The service is wonderful and the breakfasts were delicious. It is a mix of very old world flavor with some modern convienences.

Was not the "Deluxe Room" we viewed and booked online. Very small, basic ground floor room adjoining breakfast area, cupboard not functional, shower drain prone to overflow. From viewing the other very positive reviews and pictures can only conclude that the other rooms (upstairs) are much superior. On our third day, we were told that our room was double booked and we would be moved to another affiliated property. On a positive note, the second room/property for our final night was very nice.

We made arrangements to be met at the square closest to the Riad. Aziz met us and escorted us to the Riad which is very conveniently located. From the moment we entered the mail sitting room we were in awe of the gorgeous surroundings. Aziz upgraded us at no extra charge to a beautiful two level room on the first floor. We arrived in mid November so the heater in our room was much appreciated and worked incredibly well. The beds are on the firm side all over Morocco, but we slept wonderfully. Breakfast is the usual Moroccan breakfast beautifully served. Each morning was a little different to keep things interesting. Location is great. Easy to get to the new city if you want and connected to the main thoroughfare in the medina. A fantastic Riad! Aziz is around each day to help make your time in Fez as full and interesting as you want it to be. Highly recommended.

The A/C made my room very comfortable, despite August heat. Aziz was incredibly helpful. He went out of his way to give me directions, hire excellent guides (both a 1/2 day guide for the Fez Medina, and a full day driver to go to Meknes/Volibilus/Moulay Idriss), sent someone to meet me and by luggage at the taxi when I arrived, and helped me carry my luggage to a taxi when I left. He suggested a good restaurant nearby, and offered to walk me there if I wanted. His English and French are both excellent. The location is a couple of alleyways from the Place R'Cif, which is very central in the Medina. Taxis can drop you off at the Place R'Cif, leaving only a couple short blocks walk with your luggage. The Riad is thus both right next to an entrance into the heart of the Medina that is car-accessible, and also right by the old city sights you will likely want to visit.

Beautiful historical road great location great chats with the proprietor could not have been more friendly plus his staff would take all advice given for your safety and an official guide would be helpful for excursion into the medina as lot bigger than Marrakech. Enjoyed my stay the view from the roof top terrace fantastic 😊

The staff at Riad Fes Aicha gave us a great introduction to the City. Things to do and things not to do while in Fes. Traveling independently in Morocco can be difficult at times. You are always approached by guys who want to be your guides every step of the way. This Riad was very protective of us, giving us all kinds of advise. We were able to enjoy our experience and tour the City on our own. Kudos for the staff.

The riad was lovely and our host, Aziz, was wonderful. Breakfast everyday was delicious and we were quite comfortable. Many riads in Morocco don't have great internet service, but it was great here!

This truly is a fantastic place to stay when in Morocco! When the taxi first pulled up we were a little bit concerned as the streets in Morocco are quite grey, plain and dirty, but the moment we stepped inside the Riyad we experienced 5 star conditions and hospitality. Moroccan culture (rightly or wrongly) is such that they focus all their attention inside the home- to the extent that even the balconies face towards the centre of home rather than outwards to the world outside. When we arrived Qasim (the owner) was waiting alongside Abdul Aziz (his assistant) to assist bring in our luggage and discuss any needs that we may have. When Qasim saw that we had a child with us he automatically upgraded us to a larger and more luxurious room. From Day 1 the staff could not do enough to ensure our comfort, and would go out of their way to be of assistance at the slightest suggestion (for instance when mentioned in passing to Abdul Aziz that our child is used to drinking milk before bed, he immediately left to the market to purchase milk and made sure that there was a bottle of warm milk for the baby everynight). The central atrium of the building was luxuriously decorated, as are the bedrooms, and it is a genuinely comfortable place to relax, rest and use as a base for tackling the hustle and bustle of Fez that awaits in the nearby Medina. I would have absolutely no hesitation in recommending this Riyad to anyone researching online for accomodation in Morocco. Five star experience!

We had a lovely time in Fes & spent 4 nights in Riad Aicha. The hotel re-booked a taxi collection from the airport, it cost 150 dirhams £10; we were met by the lovely Junior and made to feel very welcome. Fes in late January is cold, much cooler than expected, and we didn't have appropriate clothing. When we returned at the end of each day Junior welcomed us back with a warming mint tea and had put the heating on in our room so it was lovely and cosy. We had a room with a double bed and 2 singles, it was right at the top of the Riad next to the terraced area - I guess in the spring it would be a lovely place to hang out, the views were good looking across the Medina. Junior arranged a taxi for a trip into the mountains - the driver, I can't spell his name, a bit like Muhija or something, he was fantastic - spoke English really well, was calm and patient and took us to some wonderful places. We spent the whole day up in the Middle Atlas - it was freezing but the day was wonderful; he took us to various places inc the cedar forest, Azrou and Sefrou, I would really recommend this trip. I'm sure you can arrange a taxi yourself but be careful as some drivers are only interested in going to places where you buy things & the driver takes a commission. By the way, if you're planning to buy a rug, you'll get a better price in the mountains than down in the town

Riad Fes Aicha is a very beautiful Riad and the rooms are spacious, clean and comfortable, but the thing that really made our stay was the great service we received from Junior! He is such an amazing guy and was very attentive and thoughtful of our needs. He also makes great mint tea! We really enjoyed our stay here.

Hotel arranged pick up from and to airport. Kacem arranged tours for us whilst he himself was on holidays- great service. Riad is very close to old Medina and within 20 meters of taxi stand, which is very convenient. Very friendly staff, always willing to help. Big clean rooms with air conditioning. Very good traditional breakfast served every morning. Overall, a very satisfying experience.

Overall, we were very dissatisfied with our stay. Upon arrival at the "hotel" we were greated by the maid - who could not speak english and really didn't know what to do. Eventually the "manager" showed up who checked us in, etc. The room was large, but our bathroom smelled like mold and showed significant signs of wear and tear. The hotel in general showed significant signs of wear and tear. We were not provided with clean towels daily, rather the same dirty towels were hung back up. Also, we were not given a key to the front door of the "hotel", rather we were told to ring the bell and someone would let us in. There were at least two occasions where we had to wait 10+ minutes for someone to let us in as the "manager" was "running an errand" at the time. Finally, to wrap things up they scammed me on my taxi ride to the airport. They told me one price when arranging the service, and then when the taxi arrived they told me another price. DO NOT STAY HERE.

The Riad is located in the heart of the action at the enterence of "Bab Rcif" in the heart of the medina. The staff, Junior and Kacim are two of the most decent people we came across in Morocco, they will do whatever it takes to make your stay a pleasant one. We had an emergency and Kacim took us to the hospital and stayed with us until the end. Thank you Kacim. The rooms are very comfortable, breakfast was great and a perfect Riad experience altogether. Did I mention location? Also, Junior is from the Congo with a Moroccan hospitality will go out of his way to help in any way he can, thanks Junior.

Going on holiday with a teething baby is probably the hardest mission in the world however the service and help my husband and I recieved exceeded our expectations. Whatever we requested, nothing was ever too much for the staff and we were very well looked after. The riad itself is spectacular and is very charming, with a spectacular view from the terrace. Despite being in the heart of the old city, it is peaceful and oozes of tranquility. Breakfast was traditionally moroccan and never-ending which we love! We'll be definately going again and a special thanks to junior and Kacem for taking such good care of us. You can't go wrong choosing this riad. What we paid for was a room however what we got was a whole lot more!

The entrance is disappointing, first impression is a low point. Need to improve the entrance, little decor, paint when you walk in would be nice. The common area where breakfast is served is almost good but there is some peeling paintwork that needs attention. The receptionist , Juniour, is the best!! Perfect command of english language, intelligent, helpful, polite. This is really a positive point of the riad :) The room is of good quality with flatscreen TV, aircon, comfortable beds. The linen is clean and up to standard. The bathroom is lovely with its Moroccan decor. The breakfast is adequate. The roof terrace is nice for winding down and offers more than one surface where you can snap some excellent photos of the surrounding medina. The location is good for access to the famous Qarawiyeen, some old medressahs and busy shopping areas of the souk. The riad is very close to Bab Rcif, within easy access to the old medina and to taxis for venturing a bit further afield once you have explored the medina and want to venture to other parts of the city.
