I loved the rooftop for breakfast and dinner. The room was impeccable. The location of the road is excellent right near the soul where you can see real life Marrakech. All the staff were so welcoming and very helpful.

Stepping through the front door was like entering a sanctuary from the noise and bustle of the Medina. The staff were all very friendly and welcoming including the owner himself.
Cons: We stayed 5 nights. We would have appreciated a bit more variety with the breakfast. Fresh fruit. Also, the bathroom had no racks to hang towels.

We stayed in a suite. Exceptional clean everywhere. Attended personal who clean the room twice a day. We can't complain about anything else. Good and fresh breakfast. We can recommend anyone to this place.
Cons: It has nothing to do with the riad itself. The location is good. But the surrounding area is less nice.

Riad Kniza exceeded every expectation and delivered one of the most authentic luxury experiences we have enjoyed in Morocco. From the moment we arrived, it felt less like checking into a hotel and more like being welcomed into an elegant suite Moroccan home. The riad is beautifully restored, rich in traditional craftsmanship, intricate details, and timeless character. Every room, courtyard, and sitting area reflects the warmth and sophistication of Moroccan culture. What truly sets Riad Kniza apart is the exceptional hospitality. The staff anticipated needs before we had to ask and consistently provided service that was gracious, professional, and genuine. Their attention to detail made every aspect of our stay effortless and comfortable.

Very authentic decor not only in the room but around the entire Riad. It was truly a beautiful experience and the staff were very friendly and helpful. I felt safe during my stay and inside the Riad. The rooms are clean and bathroom is spacious and clean. The location of the Riad was also ideal, only a short minute walk to the end of the road where you can hail cabs.
Cons: Shower pressure could’ve been better and the hot tap in the sink didn’t really work. Lighting is very dim so could’ve been a bit brighter and having a long mirror in the room would’ve been handy. The padlock to lock the door is quite fiddly.

Beautiful Riad with a number of different courtyards and seating areas. Lovely, relaxing rooftop space with comfortable seating and sun loungers. Delicious and plentiful, freshly prepared breakfast. Comfortable and spacious bedroom with its own seating area. Drinks were available to order throughout the day.
Cons: I would have liked some communication from the hotel before arrival. The swimming pool was too cold to swim in. Spa, hammam needed to be pre-booked - if we had known this, we would have pre-booked to use it on arrival. No information about what was available in the hotel and prices - eg. hammam, drinks, restaurant menu. We were never able to get the WiFi connection to work.

Riad Kniza was truly beautiful, thanks to its exceptional location in a historic 18th-century setting, which has been wonderfully restored and impeccably maintained. The cleanliness was flawless, with delicate touches such as rose petals thoughtfully arranged throughout the house, in the room, and across the property, creating a refined and welcoming atmosphere. The service was discreet yet attentive, striking a perfect balance, and the Moroccan continental breakfast was simply outstanding - the pastries, in particular, were of superior quality, among the best we tasted during our entire trip to Morocco. The hammam experience was also a lovely addition. We would also like to highlight the excellent location of the property, ideally situated near one of the city gates in a pleasant and safe area of the Medina, making it both convenient and enjoyable to explore. The view from the rooftop is truly superb — especially at golden hour — with breathtaking perspectives over the Koutoubia Mosque and the Atlas Mountains. It was undoubtedly one of the most beautiful views we experienced during our rooftop explorations. We especially appreciated the personal touch from the owner, who kindly greeted us during the first evening of our stay. Thank you for such a memorable stay.
Cons: If we were to offer one small suggestion, it would be to consider adding a walk-in shower, either instead of or in addition to the bathtub, as this may be more convenient for some guests. We stayed in the largest room of the riad, so it is possible that other rooms are already equipped with walk-in showers. Additionally, having a small in-room station with a coffee machine and facilities for tea and coffee would be a lovely enhancement. These are only minor suggestions — everything else was truly wonderful. Once again, thank you for such a delightful experience.

The service and facilities at Ryad Kniza were exemplary. The staff were uniformly helpful and cheerful and all requests were promptly met. The rooms are large and comfortable and there are many seating areas open to guests including a large roof terrace where breakfast can be served as an alternative to either your room or dining room. Breakfast is plentiful and includes omelette and a variety of crepes, cake and bread although it is largely unchanged on a daily basis. It is located in a vibrant part of the Medina with access to many local eateries, We had a tour of the museum established by the owner who we were also privileged to meet, and it was a fascinating experience and highly recommended.

Two friends and I in our 70s recently spent a week in the exotic, chaotic city of Marrakesh. It was my fourth visit and this time I selected this 17th century Riad because of its excellent location in the Medina and its reputation as a bastion of comfort and culture. Our experience succeeded expectations in every way! The concierge provided us with professional and knowledgeable guides, an excellent driver, and the perfect itinerary. The room was spacious and the food marvelous. The entire staff—bellmen, waiters, housekeepers, and the charming and elegant owner, Mohammed, embraced us as family rather than simply treating us as guests. It was this effort that truly made our experience unforgettable…

We chose Riad Kniza for a 9-night stay in Marrakech based on the recommendation of neighbors who had stayed previously. We were not disappointed. The Riad is beautiful, well appointed and in excellent condition. It is quiet. The staff was uniformly friendly, attentive and helpful. The room was comfortable, the shower good and the beds firm. Fresh fruit and water every day. Breakfast (which you could have in the restaurant, in your room or up on the terrace on the roof) was ample - an omelet, cereal and yoghurt, juice, coffee and tea, with four different kinds of bread each day. The terrace is extensive and, while there isn't much of a view (given that almost all of the buildings in this part of the Medina are at the same height) it was very pleasant, with lots of both open and covered seating. The location, close to Bab Doukkala, is good both for exploring the Medina and going out to the gardens, shopping areas and other sights in Gueliz and Hivernage. We found that when we wanted to walk to the southern areas of the Medina it was often easiest to go outside and walk along the walls, at least down to the Kutubiyya Mosque, rather than staying within the walled area. The only issue that we had was that the wi-fi was a bit sensitive; in our room we got good connections sitting on the sofa in the front of the room but not so good at the back of the room on the beds, and up on the terrace there were areas where the reception was very good and some where it wasn't. I suspect that getting wi-fi to maintain a strong signal throughout an extensive property like this with those solid walls is a challenge. There is a small, private museum located just across the street that is owned by the owner of the Riad. I suspect that he will show it to any of the guests but if you can get his grandson - Adam - to give you a tour you will find that an hour very wisely spent. Adam used the items on exhibit to give us a concise, thorough and informative introduction to Moroccan culture and history. It was more informative than anything that we encountered in the public museums we visited and we thank him again here for the time that he spent with us; we valued it highly. All-in-all, we were most pleased with our stay and have no hesitation at all in recommending this Riad to anyone visiting Marrakech.

The property is beautiful, winding staircases, intricate tile and paintings throughout. The sofa in the dining room is so intricate pictures don’t do it justice. the only thing better than the beauty of the hotel is how accommodating and helpful the staff are. Shoutout to the owners grandson for his suggestions, very practical and helpful for my trip.
Cons: It was a little cold. There could be more variety with breakfast.

The staff, property, and food were simply phenomenal. Extremely attentive and caring, the staff were fantastic. The property is exquisite, with tremendous architecture. You can also tell the staff takes extreme care. Our 5 course dinner the first night we stayed was truly wonderful, teaching us about the culture and tasting great. We could not have asked for better. Additionally, the breakfast on the terrace each morning was a great way for my family and I to start the day. Thank you so much for all the care you made my family feel during our stay.
Cons: The neighborhood surrounding the property was a little edgy, however, it felt like we were in a local neighborhood, which we liked.

The Riad was beautiful, the staff so friendly and helpful it felt like you were staying in a home rather than a hotel. Our room was huge, comfortable and immaculate. The breakfast was substantial and the evening meals served in the dinning room with the open fire ( it was cold when we were there).

Very beautiful spaces, clean, great breakfast, chic, friendly staff and good location in the medina
Cons: Unfortunately it left something to be desired. The shower had a limited volume of hot water; The sound from the neighboring room echoed around; Some service requests (like a hamman) were forgotten; And I also had issues with overbooking/category: I've selected and paid a category via Booking, and at the time of check-in I was accommodated in another (I understand overbooking issues, but it would be more considerate to admit the situation instead of insisting that the customer is properly accommodated as reserved)

We moved to Riad Kniza after an incredible stay at another Riad in the same price bracket (Riad Kherreidine), and unfortunately, the experience was lackluster and disappointing. While the Riad itself is undeniably beautiful and the bed was very comfortable, the service simply did not match the price point or the reputation. Multiple Service & Maintenance Failures: Facility Issues: On our first night, the toilet flush was broken—an embarrassing discovery to make after use. We were told it was fixed while we were at dinner, but it wasn't; instead, it wouldn't stop running. When we asked for a room change, we were told they were full, leaving us no choice but to deal with it. Water & Heating: On our second night at 11:00 PM, the water pressure was so low I couldn't even shower. Additionally, the rooms were quite cold, and we had to run a portable heater constantly to stay comfortable. Basic Amenities Missing: Unlike other luxury Riads, there were no robes or slippers provided. On our third night, they forgot to replace our bath towels. When we tried to call for some, no one answered the phone, forcing my husband to walk all the way down to reception to get them himself. Lack of Personal Touch: The service felt indifferent. The gentleman at the front desk seemed clueless and provided very little information. Most staff avoided eye contact or conversation, with the exception of the lady at the front desk and the person serving breakfast, who were both pleasant. It was incredibly annoying to be asked for our room number every single day—especially after coming from a place where the staff knew us by name immediately. The location is excellent, but it feels as though the Riad has become complacent because of its past good reviews. If you are looking for the warm, proactive Moroccan hospitality that Marrakech is famous for, you may want to look elsewhere.

This is a grand and very lovely old Road in a prime location walkable to major city highlights including the medina. Its sumptuous interior is truly stunning and steeped in history. The room we stayed in was excellent- basic but all you need for a very comfortable stay. The staff were excellent and the food including a huge breakfast especially good. The hotel is literally out of this world and would highly recommend.
Cons: There’s nothing much to quibble about. Our room was a little cold but we had a movable heater and to be fair it was December. You also have to remember that Riads are built around court yards which is part of the charm but means you are in almost direct contact with the elements!

This was our first time in Marrakech and Riad Kniza was everything we had hoped for. The property is beautiful - a very short walk from where we were dropped off. Luggage was carried by hotel staff. Our welcome was lovely, and the room (Royal Suite ) was amazing. We ate both evenings at the hotel and the food was exellent, fresh and tasty. Breakfast was amazing - and enough to keep you going until the evening. All staff we met at Riad Kniza were friendly and went out of their way to help and fulfil any requirements we had. We will definitely return.
Cons: the room was a little cold - but it was December and rainy with temperatures of 7 degrees. Plenty of blankets provided.

I cannot recommend Riad Kniza highly enough. The Riad itself is a work of art, furnished richly in the Moroccan style. The rooms are sufficiently spacious, and each is unique. We found the beds incredibly comfortable. (Some friends thought the mattress and pillows were too firm; we disagreed.) The location in the Medina was great: We were able to walk to most of the sites, from the Yves St. Laurent museum at one end to La Momounia across town (and of course the Medina itself). But the thing that really elevated Kniza was the staff and service. Morning coffee, delivered hot to the room, complimentary. Breakfast is a mix of Moroccan and Western specialties - you'll certainly find something to your taste. And everything came with a smile. Those smiles! We spent five nights here, left for a few days in Fez, then returned to Riad Kniza for one night before our flight home. When we arrived for our second visit, the woman at reception opened the door, and when she realized it was us she broke out in a broad smile - "Welcome back!" We were greeted this way by almost every member of the gracious staff, as if we were family. My partner likes to tease me because I can *always* find the flaw in any hotel where we stay. In the case of Riad Kniza, the worst thing I could find was that I had to use toilet paper to blow my nose because there weren't tissues in the room (and I'm sure they would have found me some if I had asked). In other words: This place is close to perfect. There are surely more "upscale" places to stay in Marrakech, but for my money, you're unlikely to beat Riad Kniza.

This really is a lovely property, fabulously ornate Moroccan design and associated geometry, fabrics, tiling, antique furniture, etc. All within the walls of the medina but close to one of the gates where you can get taxis/meet drivers when venturing outside to the new city and surrounds. The main part of the souk is about a 10min walk, the main square a little further. Didn’t have dinner in the Riad itself but did across at the Terrasse Des Arts opposite, where the food was excellent and the rooftop terrace a lovely setting. Breakfast in the Riad (continental moroccan) was tasty and plentiful and you can opt to have in the ornate dining room, your room, or on the roof terrace. It’s the same each morning - so if you were staying a few days you may want to go out for breakfast once or twice for something different. It’s an historic Riad dating from the 1700’s (even had to use a padlock to lock the traditional cedarwood double door of my ground floor room) so of course don’t expect the high tech/spec of a modern 5* hotel, But do stay here to stylishly elevate your authentic Moroccan experience.

This beautiful, peaceful riad was the highlight stay of our trip. With so many places to sit quietly by a fountain or pool or up on the expansive roof terrace, it was relaxing and calm. The rooms were lovely (we stayed twice), and the service was very friendly and immaculate; we felt like all we had to do was think "tea" or "coffee" and a tray would appear with hot drinks and Moroccan cookies. We also had lovely breakfasts on the roof, and delicious soup and tagine on our last night with a nice glass of Moroccan wine. Not only that, but we were right in the medina, minutes from souks and restaurants (Terrasse Des Arts is literaly next door). Our thanks to all the staff and to Travel Exploration Morocco for booking!

My husband and I stayed at this beautiful Riad, and highly recommend it. It’s located in an easy to find area of the Medina, we were old pros at navigating by the end of our trip. It is a bit of a hike to the more popular areas so something to be aware of. It can also be noisy at night due to the busy street and traditional locks on the doors so we found a noisemaker to be helpful for sleeping. We were exceptionally well cared for by the staff and can’t say enough good things about them. If we needed anything, it was taken care of immediately. This includes everything from having a beautiful breakfast brought to our room each morning, bringing us traditional tea in the garden, providing a laundry service that picked up our clothes from our room and delivered them back perfectly folded the same day, and arranging for a lovely hammam and massage on short notice. The room was lovely, spacious, clean, and very comfortable. We also loved enjoying the beautiful common areas like the pool and garden during our stay. Overall I felt this was a very good value and it felt luxurious and private.

Cons: We ate one evening at the rooftop restaurant and the food was excellent. We preselected our main course, but didn't understand that we would be served EVERYTHING on the menu! It was way too much food for us. We would have been happier to have been shown the menu and been able to select just one appetizer ( soup or chicken pastillia or vegetables.) We don't object to the cost, just the waste of food.

It is difficult to find something to say that hasn't already been said about this amazing family run Riad. Therefore a few words which I hope will encourage you to book and go and experience for yourself. What a beautiful calm oasis in the heart of the Medina . A gorgeous sanctuary after a full on, busy and noisy day wandering the streets and souks. The staff team, kind, helpful and always smiling. Nothing was too much trouble. The rooftop space perfect for relaxing with a drink in the evening as the call to prayer echoes around the neighbourhood. Food incredible and very generous servings; almost too much, however we were pleased to hear nothing is wasted so any un eaten food is offered to people living on the streets. Mr Mohamed (the owner) is often around the Riad and always happy to share stories and his extensive knowledge of Moroccan culture and history. A visit to the museum across the lane with Mr Mohamed is a must. We loved Riad Kniza, it is far more than a place to stay, it is a place to experience, to take time and cherish. We hope to visit again

Cons: Our room was very noisy. We were below the room terrace where they served breakfast every morning. From 500AM we could hear them dragging tables, chairs etc over our heads and couldn’t sleep. The breakfast was very limited and not at all healthy. Our room was also advertised as having a patio, which is the reason why we upgraded, but we didn’t have one. Arrived for a 2day stay after our tour ended and right from the time the door was opened it was wow wow wow. The riad is a calm peaceful space after the rush and bustle of 2 previous days exploring Marrakech. The rooms we traditional in decor of a riad ,the beds extremely comfortable with great quality bed linen. The breakfast was nice and you could have it in a multitude of locations within the riad. We also ate both evenings in the riad and again the food was delicious and as we experienced throughout Morocco, plentiful. The day before we left i experienced the hamam and massage, it was very well done and extremely relaxing before we began our long journey home. The thing that for us was most outstanding in Riad Kniza was the staff nothing was to much and they were happy to chat and do whatever they could to ensure your total enjoyment. Special note goes to the evening staff at table service which would not be out of place in a Michelin starred establishment. We'll done all at Riad Kniza and thanks for having us.

Riad Kniza is pure magic — a jewel in the heart of Marrakech that perfectly blends historic Moroccan elegance with modern luxury. From the moment we arrived, we were treated like honored guests rather than hotel visitors. The staff’s warmth and attention to detail made our stay truly exceptional. The riad itself is stunning: intricately carved woodwork, glowing lanterns, and peaceful courtyards filled with the scent of orange blossoms. Our suite was spacious, immaculate, and beautifully decorated — every corner radiates quiet sophistication. The rooftop terrace was our favorite spot for breakfast and evening tea, with panoramic views over the Medina and the Atlas Mountains in the distance. What sets Riad Kniza apart, though, is its people. Every member of the team was gracious, kind, and eager to make our stay perfect. They anticipated our needs before we even asked — arranging transportation, recommending hidden gems for shopping, and preparing a romantic dinner under candlelight that we’ll never forget. Breakfasts were divine: fresh fruit, Moroccan pancakes, homemade jams, and the best mint tea we’ve ever had. It’s easy to see why so many travelers call this riad a “home away from home.” If you’re looking for an authentic yet luxurious Marrakech experience, Riad Kniza is simply unbeatable. We left with full hearts and can’t wait to return.

Wow wow wow. You must stay here. It is just beautiful and so quiet and peaceful after the craziness of Marrakech. The staff are so welcoming and make you feel like home. The rooms are so luxurious. You will love the morning breakfast on the rooftop. The most special part of our holiday with lots of spoiling.

I stayed 3 nights in this exquisite Riad which was booked by Atlas Desert Tours. The owner and staff went above and beyond to meet all of my needs. They offer meals delivered to your room, on the beautiful rooftop garden, or in their restaurant. All the meals were delicious and elegantly presented. I enjoyed the lovely pool which was very refreshing, as well as the Hammam and massage service offered. I also had a guided tour of the Berber Museum they have next door. Very informative and enlightening.

Beautiful, peaceful oasis in the middle of a very hectic Marrakech. Wonderful, helpful staff. An absolutely beautiful room. Delicious breakfast made us feel like royalty. A little bit daunting upon first arrival… you need to walk a block through the very active Medina, can be a little intimidating.

STUNNING from top to bottom. Location is perfect, the lovely staff is SO attentive and kind. We splurged and stayed at the royal suite and it was INSANE. Glorious art, architecture and attentionn to detail. Free breakfast.
Cons: The room AC really didn't do the job and it was HOT at night. During the day it was fine. There needs to be an upgrade there. Breakfast is great for those without any allergies - I am celiac and allergic to dairy. My requests were either forgotten or pretty bad - the GF/DF bread was cardboard. I know that coconut yogurt and nuts are widely available which is a great option vs corn flakes. It was great for my husband - TONS of food, including daily fresh eggs.

One of the nicest riads we stayed at in Morocco. Beautiful with excellent accommodations, hospitality, and service on all fronts. We had dinner at the riad twice. Food was delicious, wait staff was extremely attentive, and it was accompanied by great live Moroccan music. Our room, the superior suite, was beautiful. Convenient location near the entrance of the medina. They sent someone to meet us to help with luggage and directions. Would recommend 100%.

Cons: I chose Riad Kniza based on the glowing reviews and its reputation as a top-tier "luxury" riad. I'm honestly baffled by the hype and left feeling profoundly disappointed and significantly out of pocket. Let's start with the positives, as they are brief. The building itself is beautiful. The traditional architecture and the central courtyard are visually stunning, exactly as pictured. Now, for the reality of our stay: 1. The "5-Star" Service Was Nowhere to Be Found. From the moment we arrived, the service felt cold and transactional. We were ushered to our room with a rushed, rehearsed speech and then largely ignored. Requests for extra towels or a restaurant recommendation were met with indifference. The much-praised butler, Mr. [Name], was more of a silent observer than a helpful presence. It felt like we were an inconvenience. 2. The Room Was a Letdown. We paid a premium for a "luxury" experience, but our room was anything but. While "authentic," it was dark, musty, and felt cramped. The air conditioning struggled against the Marrakech heat, and we could clearly hear every conversation from the courtyard and the room next door. The antique furniture, though pretty to look at, was impractical and the bed was unforgivably hard. For the price, I expected comfort, not a museum exhibit I couldn't touch. 3. Noise and Lack of Privacy. This is a critical point. The riad's design means all sound travels directly upward. Every morning at 6 AM, we were woken by the staff setting up breakfast—clattering plates, moving furniture, and loud conversations. There is zero soundproofing. If you value sleep or privacy, look elsewhere. 4. The Location is a Nightmare. While the medina location is historic, be prepared for a 10-minute walk through narrow, chaotic, and often confusing alleyways to get to the main square. Arriving with luggage was a stressful ordeal, and returning after dark felt uneasy.

This riad is a little perfect gem, an oasis of peace amidst the mad hustle and bustle of the medina. Stunning interiors, attentive and friendly service, gorgeous, oversized room and bathroom, with the most comfortable bed and pillows! Upon our arrival, we were greeted with mint tea and the best cookies we’ve ever had! A fruit platter was waiting for us in the room. A very nice breakfast was included in the price, served on the beautiful rooftop. The location was superb - with the main sites all within a 20 minute or less walk of the riad. This is an absolutely stunning property (once you find it!) . We stayed outside the Medina for most of our holiday but wanted to experience the Moroccan culture at its best and chose this Riad from a luxury UK tour operator's brochure. It did not disappoint and as being a surprise for my husband it added to the magic. The members of the team are beyond professional and welcoming. We were shown around and everything was explained into detail from meal and bar hours to pool location and procedures. The room was on the ground floor, very spacious with a sitting area and a beautiful bathroom. Shower worked to perfection as well as the air con. The Riad is in a quiet location just off one of the main crazy streets with local vendors. It is approx 15 min walk to the main square and maybe 20 min walk to the Koutoubia mosque. We chose to have breakfast on the roof top and it was just great. It consisted of plain omelette, yoghurt and cereals, freshly baked breads, jams, local honey and traditional cakes, served with plenty of coffee and tea at your choice. The owner is well known in the area and received many iconic personalities over the years. We had the pleasure to meet him as well as his hard working grandson who is a credit to the business. Presentable and speaking impeccable English. All in all a wonderful experience and if given the chance we would return to Marrakech and stay in this Riad a bit longer. Shukram!

Incredibly decorated authentic Riad. Every tiny detail is a small wonder of Moroccan provenance. Rooms are all original and absolute works of art. I loved that you could have the gargantuan, locally supplied breakfast in your room, in one of the many spacious drawing rooms and alcoves on the ground floor or on the well appointed roof terrace. The pool area and hammam area are to die for. Go on, treat yourself. You deserve it!

The staff were incredibly friendly and the Riad was a little oasis and everything about it was perfect - there were many common areas to sit and read, have tea and cookies, and relax. The pool was a nice surprise and provide an option to cool off with the hot weather. The rooftop had cabanas with amazing views of the medina and we could not resist having breakfast there every day, and the times that we did have dinner, the food was delicious and fresh. Our room and bathroom were spacious and super clean. Staff would take care of maintenance every day and made us feel at home.
Cons: I liked everything about this place, and would recommend 10/10

My wife & I stayed in a beautiful Riad in the Medina called Riad Kniza. The rooms were ornate & spacious. It was close to all sites & amenities. The staff were accommodating & pleasant until the end. The Riad had a lovely courtyard full of green plants & trees and charming common areas with tables, chairs and sofas where you could relax or read a book. They even had a magnificent roof terrace furnished with plants and cozy cabanas. On our final morning we arranged a taxi to the Airport (RAK) as we had a 7am flight to Paris. Shortly before we left, a man (who I believed was either hotel staff or a taxi driver in contract with the hotel) brought us cappuccinos & Moroccan pastries. We believed it was so thoughtful. He took our room key & grabbed our suitcases. Once we were finished he returned to escort us out. As he was walking in front of us pulling our bags towards the awaiting taxi, that’s when my wife & I noticed the back of his graphic T-Shirt. It had big bold colorful letters in English that read “F*** You All”. My wife & I looked at each other shocked & puzzled. Was this intended as a deliberately offensive message towards tourists from the U.S., UK or Canada? Because it wasn’t in French or Arabic & it definitely wasn’t subtle. Sadly, it left a sour taste in our wonderful memory as we interpreted its meaning & implication as: we may need or want your money, but don’t come back again. I wonder if anyone else has had similar experiences at this Riad or others?

Lovely Riad! Very luxurious, staff very attentive, and just gorgeously decorated. Some very thoughtful touches, and very helpful in organizing things around the city. Breakfast on the roof was lovely, which you can do before the day gets too hot. Some nights had a live musician in the courtyard which was cool. Only thing to be wary of is a few charges adding up - there are no irons or steamers in the building so only option is to pay to send things out for ironing, and they have a sauna but it's US$17 to turn on.

Everything about this riad was just right. The owner even took the time to tell my husband and I hello. Our room was more than enough and serviced multiple times a day. We sank into our bed--it was so comfortable. I loved that breakfast was served between a wide time frame ending at noon. With the city really coming to life later at night, the later start was welcomed. You can walk to many main attractions from this locations but because of its location outside of the medina it may take 10-20 minutes.

Riad Kniza was a delightful welcoming place to stay. Any question or request was kindly attended to. The building was a beautiful example of a riad with numerous pleasant spaces to relax and enjoy. The meals were excellent with polite, friendly service and accompanied in the evening with charming, subtle musicians. A friend and I stayed at Riad Kniza for 3 nights in May 2025 and had the most amazing time there. The place is absolutely gorgeous, the bedrooms are large and very clean, and the restaurant offers a wonderful menu. But what made our stay an absolute delight was the staff: from Lamia and Abdoul at front desk (who took care of all of transfers and reservation), to Samir, and Sidi Mohammed (the owner) who was always available if we had any questions. We are already planning to go back and this time we will stay longer.

The breakfast was plentiful and the location fine
Cons: I thought the food was the least successful part of our stay We would have appreciated some choice over what we had for breakfast. Instead the same thing was delivered every day - and far too much of it and too many sweet things. We wasted at least half of it. We had one evening meal on the roof terrace and I found my lamb tagine very disappointing - far too tough and not very tasty.

What an absolute Jem in the "Old City". The staff were super helpful and friendly. Souk on your doorstep and plenty to explore. Just a pity we did not stay for another night as Marrakesh needs 3 full days. Would recommend this venue if you're looking for an experience of the old city, its souks and its people.
Cons: Water pressure in our room for the shower was a bit low on one of the days

Location was great, compared to other places this Riad was very easy find and get to. Easy walking distance to all the attractions and the main square in the Medina. Riad Kniza staff were very helpful and very professional. They have a nice pool but it is not heated though. They have a good collection of local art related books, a fantastic gallery and lot of art effects to see and appreciate. The room we stayed in was a good size with everything one needs, with air conditioning and a heater. They provide bottled water free of charge and good quality fruit plate in the room. The restaurant menu is static and does not change much, so the same food is on the menu everyday ( At least during our 4 nights stay). A changing menu would have been nice. Overall a great place and we will definitely stay here in the future.

This is more than a Riad. The service is excellent. The location is perfect for walking into the Souks and other locations. It’s close to a gate in the medina so also easy to come and go. The riad itself is a beautiful home, restored and loved by the owner. Clean, bright, quiet and a cool pool to refresh after the heat of the city. The owner has also created a museum of Moroccan culture - it’s very good. In fact it’s better than good. Breakfast on the roof terrace, which is an oasis, is a great way to start the day.

Loved our stay at this Riad and if we return to Marrakesh no hesitation this is where we would stay. A perfect oasis from the hustle and bustle of Marrakesh. My wife and I spent a week in Marrakesh and wanted to see the Atlas mountains and surrounding environs. We arranged a half-day car trip via this Riyadh; our driver was named Ali. He was extremely kind, accommodating, and friendly. It was very interesting to get a local view of the culture. We stopped at a Berber house, which was very interesting, drove up into the Atlas mountains and ate at a local café. A fascinating part of our day was stopping at the local market, which is held each Monday. It was predictably chaotic and fascinating. I would note that if you are unsteady on your feet or overwhelmed by crowds, it might be best to skip the market visit! If you’re looking for a nice outing, which is easy and very reasonably priced this would be hard to beat.

Total oasis amongst the medina madness. Everything about the riad helped make our stay relaxing and comfortable. Having someone met us at the closest drop off point to help with our heavy luggage was much appreciated! Otherwise it would be a stressful journey through crowds and uneven paths. Welcome tea and snacks by the pool helped us further relax. The riad has several private and beautiful areas for guests to unwind. You can simply listen to the birds or water fountain sounds, enjoy views of the sky and city or relax in the pool and hammam. The whole place is beautifully decorated and an architectural gem. Breakfast time is flexible till noon and staff helped us book several other meals and transfers.

Made booking through Booking.com. Communication not good. Took 24/48 hours to get a response and on one occasion no reply. Booked taxi with hotel and when we arrived at airport it wasn’t there. We waited 15 mins and booked at the taxi station. Here you can pay by card. Hotel’s taxi was cash only but same price. Arrived at hotel. We were told someone else had our booked taxi and we had no apology. Friendly welcome however it was over an hour before we were properly checked in. We were left until we asked to go and have lunch as our room wasn’t ready. We were briefly shown around some of the riad. Our room was very clean. It was cleaned twice a day. Perfect. We weren’t shown anything in the room ie safe, air con, phone or how to contact reception. I had to ask about arrangements for breakfast. This has to be ordered 20 mins before you require it. Even though I ordered 20 mins before as requested, it took 40 minutes on one occasion. Beautiful terrace. No information given about ordering food or drink. However you can order coffee/tea/wine when you want at very reasonable price. Everywhere is so clean. Floors washed daily. There’s an inside pool which looks nice. It’s very cold so beware. You can book a massage or hamman. They just need 24 hours notice. The riad is in the medina and is typical Moroccan property. The area was reasonably clean and felt very safe. Charging of phones/tablets etc only works when lights are on this not overnight. There are bathroom toiletries apart from conditioner. Everything is quite tired looking. The hairdryer is tiny but surprisingly powerful. Air con is good thankfully. Turndown excellent Staff amazingly helpful. Nothing too much trouble. They gave me excellent restaurant recommendations. Riad booked a city tour for us which was very good and reasonably priced.

Lovely Riad within the Medina, good location, quiet. There are no lifts as is the norm with most Riads but we had 63 steps to climb to the rooftop for breakfast every day which is difficult if you are not very mobile. Breakfast was OK but they need to know what time you will be having breakfast as they pre-cook the omelette and set up a standard breakfast which is the same for everyone. We would have preferred a La carte. We stayed in a Suite which was spacious and comfortable but the bathroom feels rather old and is in need of renovation. There is a rather deep bath-tub with hand shower and small rain shower, which may be difficult for some people to climb into. We only stayed the one night but can recommend.

The Riad itself was beautiful and the staff were incredible. They were attentive , polite, helpful and always willing to lend a hand so that your stay and Morocco experience were amazing. The location was quite good as well . About 100 meters from Bab Dhoukala which is the main entrance to the area and where your tax would drop u off . The staff will meet u at the drop off for your bags . They arranged daily excursions which were wonderful. It is a family run business with all of the perks . Only very minor issue was water pressure and hot water were sporadically not up to snuff. Otherwise I would highly recommend the Riad Kniza for your Marakesh stay .

From the moment we stepped into this beautiful riad, we were captivated by its charm and tranquility. Tucked away in the heart of Marrakech, this hidden gem is a perfect blend of traditional Moroccan elegance and modern comfort. The riad itself is breathtaking—gorgeous courtyards filled with lush greenery, intricate tilework, and a serene rooftop terrace with stunning views over the city. Every corner is thoughtfully designed, creating an atmosphere of pure relaxation. What truly made our stay exceptional was the staff. They were incredibly warm, attentive, and always ready to go above and beyond to make us feel at home. From organizing excursions to offering local recommendations, their hospitality was unmatched. And the food—simply incredible! Every meal was a feast of authentic Moroccan flavors, from perfectly spiced tagines to freshly baked pastries for breakfast. Riad Kniza is a beautiful oasis of calm, perfectly located in Marrakesh. The rooms are beautiful with wonderful carved and painted ceilings, antique furniture, fabulous beds and excellent friendly staff. The courtyards have fountains filled with cut roses and there’s a lovely rooftop terrace on which to soak up the sun and enjoy a drink. The riad has been beautifully restored by Mr Mohamed Bouskri whom we met as is run by him and his family. We were a little nervous before arriving that being within the city walls might be a bit of an overwhelming experience but everyone in Marrakesh is extremely friendly, courteous and don’t pester tourists. Going in February worked well with winter sun and none of the oppressive heat of the summer. We had a wonderful time. My wife and I travel frequently and Riad Kniza is in the top five places we’ve ever stayed alongside the likes of the Oberoi Hurghada in Egypt and Ashford Castle in Ireland. Gerry & Paula

The property is very traditional and charming
Cons: Woken up every morning around 6:15 am by noise ~then again at 7:10 am by housekeeping cleaning the Riad Whilst we appreciated Reception trying to intervene on our behalf - it was clear housekeeping had their schedule and we not willing to take account of our request for a bit of peace and quiet at such an early hour - whist on a holiday It did spoil our experience

Beautiful Riad towards the edge of the Madina in 10/15 minutes walk of the main square. We had a lovely junior suit, staff were exceptional and couldn’t do enough for us. We enjoyed a beer and a glass of wine in the January sun on the stunning roof top which is a calm oasis away from the wonders and madness of the city. We choose to have breakfast in our room and had a hamam one morning too. Overall a stunning Riad, wouldn’t hesitate to recommend.
Cons: Nothing we loved it all

Staff are wonderful, so kind and attentive. The service at this hotel is 5 star. The food is lovely. the style of the Riad is authentic and beautiful.
Cons: The only comment js the lighting is a bit dark in the rooms downstairs as the ceilings are very very high. This can feel a little uncomfortable. There are new fitted plugs in the room for charging devices but they are a bit always to reach.

Beautiful property with fantastic and very friendly staff. Everyone was helpful, really friendly and happy to help. The property is a piece of art, very clean, spacious rooms and a rooftop that is an oasis of tranquility. We would return any time. We also felt safe walking from and to the property at night. However, the alley is highly frequented by mopeds and has a lot of places that barbecue on charcoal, particularly at night which leads to smoke and smells. That part of the Medina is still fairly authentic, so prepare yourself for some frenzy. Just a minor side note: If you like to sleep in, you might want to consider earplugs because the sound travels through some sections of the property and the early morning cleaning could wake you up.

An oasis of serenity, a step away from all the wonderful maddness the Medina has to offer. A balm for all the senses, from the subtle fragrance of jasmine, the tinkle of the fountains & the attention to detail in all the fixtures . We had a lovely late breakfast each day on the roof terrace . Our room was huge and spotlessly clean We availed both of the massage & hammam treatment, which were excellent - the therapist was both professional & friendly . Indeed we would like to thank all the staff who were very friendly and helpful - nothing was ever a bother

Our room is beautifully decorated and well located. Breakfast is excellent and the staff is attentive.
Cons: The mattress isn’t the most comfortable. This is a minor point only. We would go back in a heartbeat.
