The hotel is welcoming and has a certain charm, which gives a good first impression. During my stay, there was only one staff member available, but she was kind and eager to help, doing her best to assist whenever needed.
Cons: Despite its charm, the hotel doesnβt live up to its price and is clearly in need of improvements. The location, while relatively close to the main square, becomes a downside over time, as the way back involves navigating chaotic traffic, poorly lit streets, and stretches without sidewalks. After a few days, this daily walk feels tiring and inconvenient. Communication was also a challenge, as the only staff member present didnβt speak English and spoke very little French, making even simple requests difficult to handle. Additionally, I was only informed about the municipal tax at the very end of my stay - and since the hotel doesnβt accept card payments, I found myself almost out of cash, which caused unnecessary stress.

The host Acraf was very helpful and kind. My room was clean, tidied up when I returned to my room at night. AC was working well. Washrooms very clean and hot water ran all the time. Breakfast served was also great. Acraf helped me with recommendations of places to go to and withdraw money and get a sim.

The facility itself was gorgeous. It wasnβt big though. The Riad has a quite nice terrace as well. Unfortunately beacuse of weather conditions we couldnβt enjoy it as many as we wanted to. Ash in the reception was super friendly and helpful. Breakfast was a menu that was different a little bit each day. Wifi access was avalaible in the room too. Had 2 towels per head, shower, shampoo.

This is such a lovely family run riad in a great location- close to the center of the medina, but just outside so it's quieter at night. The family that runs the place is so kind, and were able to accommodate our gluten free and vegetarian breakfast requests. They have a nice hammam and spa on the roof as well, and the views of the city from the roof are amazing. Everyone in the riad was very quiet and we had the best sleep of our entire time in Morocco. Shukran!

The property is beautiful, very authentic. Was well kept. The roof terrace with sun beds was excellent complete privacy, this is a communal area but we were the only guests. Staff left us alone all day to enjoy the space. Staff were happy to accommodate us coming in late some nights too.
Cons: Had to ring the buzzer to enter the building which was a little bit inconvenient. There is only a wall between the bedroom and bathroom which does not reach the ceiling so the room wouldnβt smell great after using the toilet. No windows in the room either. The bathroom window looks in to the courtyard so would need to close the wooden shutters to use the toilet.

Cons: Unfortunately the room we stayed in was very humid and cold, making the bedsheets and all our clothes wet/moist. In general the room was dark, smelled moldy and the doors/handles/everything felt dirty at touch. Uncomfortable bedding that also did not feel clean. The AC/heater did not work. Bad shower pressure and the temperature randomly changed from cold to hot without warning. If you have long hair donβt expect to get it washed, and in general we gave up on showering after a few days as it was an uncomfortable experience and also made the room even more humid.

I loved everything, breakfast with fresh orange juice and omelette, warm typical bread. I was worried because unfortunately I am allergic to dust but the place was amazingly deep cleaned and the decoration of the room even if it was simple was welcoming and warm.

Friendly staff - all of them - they were always happy to greet you, and looked like they enjoyed working there. It was in a great location - under 10 minutes walk from Bahia Palace and all of the attractions nearby. We stayed 3 nights, and the breakfast selection was a little different each morning - fresh and with beautiful flavours. We returned from being out each day to a find our room tidied. The rooftop terrace had plenty of comfortable seating, and offered great 360 degree views of the city.
Cons: The hot water in the shower was a little quirky - sometimes it worked and other times it did not!

Nice, cozy Riad not far from Djemaa El Fnaa, Marrakechs main attractions are within walking distance, small shops and restaurants can be found less than five minutes away at Place des Ferblantiers. Staff is very friendly and attentive, they helped me out with any questions I had. Breakfast is pretty good as well. Great service for a good price, would recommend!

Our first time in Marrakesh was made even better by staying at the New Bahia Riad. The Riad was great, very quiet, our room was lovely, the bed the comfiest weβve ever slept in. The breakfast is delicious, different things are served day to day, by the friendly, helpful staff. There is a lovely roof terrace which has good views. Fatima the owner, is welcoming, kind,and friendly and really accommodating, we had a late night flight, she let us spend the day on the roof terrace, which also has a covered area to relax in. Also use of the downstairs bathroom. We would recommend this Riad to anyone visiting Marrakesh. We will certainly return there.

Good location near Jewish quarter Helpful and friendly staff. A nice rooftop to relax on with a choice of multiple sun or shaded areas. Great hamman and massage experience.
Cons: The riad is dated, requiring repairs and updates in some areas (bathroom and rooftop furniture). Noise carries in the riad easily. During my stay I was woken up with noise both nights, early morning on one occasion due to late guest return and staff start at 6.30am on other. Suggestion to request non ground floor room if want quiet or staff to create quiet hours entry system for guests due to return ate at night / early morning. Struggle to class as value for money with similar priced and centrally located riads having better facilities and upkeep.

New Bahia is in a great location, close to Bahia Palace and also the main Place in Marrakesh. Itβs not too far from some squares which you can get taxis to and from either. The building itself has a gorgeous covered courtyard and a large roof terrace which gave us great sunset views and also a look at the famous Jewish Cemetery in Marrakesh. The staff were friendly and welcoming everytime we saw them, and it was a great place to stay to finish up our trip in Marrakesh.

The staff was absolutely amazing. Super kind, always there when needed and whiling to help at all times. The roof top is absolutely stunning and have the best sunrise view in all Marrakech! They did not have protein offer in the breakfast, and they kindly made me a very nice omelette every day.
Cons: Breakfast is not great, but I asked them if I could have some eggs which the did for me everyday which was lovely. We had some issues with the toilet flush that wasn't working very well and had a leak.

Very nice atmosphere, it certainly makes you feel like home. the staff is very friendly and feels authentic. Very good breakfast, which they prepare individually, so itβll taste very fresh. the only thing I missed here was a bit more of a protein choice, like e.g. a yoghurt or an egg. Location is fantastic, youβll have most of the main attraction of Marrakesh right around you. The place is clean, and as I said, the interiors made me feel like being home (although Iβm from Europe and my home looks very different).
Cons: like I said, I was missing a choice for protein in the breakfast. Apart from that itβd have been nice to have a key for the main door. There was always somebody readily available to open the door for me, and I never had to wait, but just for the feels of it. On the other side I can understand why they do it like this, so it wonβt hamper my experience.

The personel is very nice, friendly and helpful and the whole place has a very homy vibe. The house itself is a historical gem and the location is also great since you can get by the car/taxi all the way in front of the door, yet it is very close to Bahia Palace and all the main sightseeings.

Overall: Highly recommend this place in Marrakech. A little high on the budget as the city itself is a little expensive than Fes, Chefchouhan, Agadir, etc but worth value for every single penny. The place is beautiful, you can literally stay in the hotel the entire day and admire the architecture. They have thought about every minute detail eg: the door lock has a cute little cover. Each room is thematic and doesnt have a lot of rooms. The terrace has kinda a spa. Breakfast is available. Staff : Very friendly and very very helpful. We arrived early and they welcomed with drinks and a small library place for us to relax while they clean the room and help us check in. Mr. Dress helped us with a lot of things at all times & went out of his way to ensure our stay was comfortable. Place : Close to a market, little far from the Medina and Souk, but taxis are available right outside. Luxury : A bit congested rooms but otherwise beautiful place.

Breakfast was good, the riad was lovely inside and both our room and our bathroom were spacious and comfortable. It was accessible by car which is why we chose it. The young people we met at reception and breakfast are doing a good job given English is not their first language.
Cons: The riad is on a busy road and not very well located particularly if you need to walk somewhere for dinner. Although it didn't seem to be fully booked, we were allocated a room at the front which was noisy. We couldn't open our window because of the traffic.

Cons: awful place to find. the address in booking.com is wrong and the link to maps does not work. the premises overall is one of those basic Riads.

A nice traditional Riad with a central quiet area for relaxing and dining with comfortable rooms off this space Host was very friendly and helpful during my stay even keeping a large bicycle box available for my return from a cycle trip into the hills

Fatima the manager is the perfect host. She is so welcoming and reassuring , she speaks great English as well as French Arabic and Berber. Marakech will be difficult for some because it is so vibrant but Riad new Bahia was a welcome retreat form the noise and heat. The design of the riad with rooms opening onto an atrium means being able to be cool whilst having daylight and fresh air. However just outside , through the thick wooden door is Marakech streets. The walk to the central medina is about 15 mins
Cons: The riad is fine but the walk to the central medina is not easy. Roads are narrow and winding and the traffic is awful. Way too many vehicles are allowed to use these roads. I felt very stressed one day but thankfully the riad was an oasis of calm for me. Especially since Fatima was so kind .

The Breakfast was fresh and well presented. The coffee was hot and a great start to the day. The atmosphere in the Riad authentic Moroccan All the staff were friendly and helpful. I had a bicycle and a large storage box which needed storing when I went away for 1 week into the nearby Atlas Mountains - this was accommodated which was a big relief as it made my entire holiday stress free knowing that I could repackage my bike on my return. I canβt thank my hosts enough for this. They also found a suitable taxi at the end to get me to the airport. A great place and very nice people.

Comfortable and good location for viewing all main attractions. Hostess Fatimeh was always eager to help and advised us on where to go and arranged a very reasonably priced taxi to the train station
Cons: our room had lot of stairs to top of Riyadh but there are other rooms

Nice location with nice people. We booked at last minute and the hoste give us the best deal she could do even told us that we made mistakes by taking out the dinner cost we did not order. Thanks.

the Riad is very beautiful. The rooms are well decorated, spacious and have a private bathroom and air conditioning. There are accessible rooms on the first floor. Very good breakfast. b But the best part of the stay was the service provided by FΓ‘tima and Driss. They are very attentive, helpful and make all the difference for those who are traveling for the first time. My flight was delayed, I told FΓ‘tima and the driver was waiting. They helped me organize tours, gave a lot of city tips and were available on whatsapp at all times. I will definitely be staying with them again!

Fatima and Idriss were friendly and helpful when they could. The location was good, near bahia Palace and the jamma el fna Square. Traditional look about the place and safe.
Cons: I had very little room on either side of the bed, so I had to do a side way shuffle every morning to get out of bed. The windows in the room opened onto the courtyard but this was also a place where food was served and the staff worked so I couldn't open the windows, no day light in the room for 4 days I was there. No TV, no hair dryer, no mirrors that were functional, no mini fridge or kettle, and no access to an iron. I had to pay to get my clothes ironed. The sink was set in such a way that every time I washed my face, half of me was drenched in water, so I used face wipes. The food available was basic and needed to be ordered a good few hours in advance. I had two dinners, and both were at least an hour late, but they were ok. Breakfast was also very basic and consisted of some bread, a couple of pasteries, Moroccan breads, honey, jam, and sometimes some yoghurt and fruit. I enjoyed the Moroccan breads, so I had that every day.
