Emplacement parfait, 5 min à pied de la place. Supérette et commerces juste en bas. Personnel très attentif, petit déjeuner maison très bon, copieux et différent tous les jours. Terrasse avec vue sur l'Atlas ! Literie très confortable.
Cons: Salle de bain un peu vétuste. A noter que l'Accès n'est que par escalier, pas d'ascenseur.

A localização era excelente. O rapaz que nos recebeu, Mustapha, foi muito gentil e atencioso, sempre preocupado em agradar. Café da manhã bem servido. No último dia tivemos que sair cedo para pegar o vôo, com isso não teria tempo para o café da manhã, mas o Mustapha deixou um pacote com diversos itens para que pudéssemos comer antes da viagem.
Cons: A fachada e a entrada do local poderiam ser melhoradas. A limpeza da escada de entrada do prédio não estava boa. Faltou água à noite em um dos dias, e minha esposa não pode tomar banho. Mas estava chovendo bastante na cidade, talvez isso seja a explicação.

Abbiamo soggiornato in questo Riad e l’esperienza è stata davvero splendida. Il servizio ottimo, lo staff è sempre disponibile, gentile e ci hanno anche stampato le carte di imbarco per il volo di rientro. Anche l’ambiente è molto curato, accogliente e ricco di atmosfera marocchina, perfetto per immergersi subito nel luogo. La colazione è stata ricca, varia e molto buona, con prodotti freschi e tipici marocchini. La camera era ampia, bella e ben disposta, con letti davvero comodi che hanno reso il riposo ottimo. In conclusione, un posto che consiglierei assolutamente: autentico, confortevole e gestito con grande cura. Posizione ottima per visitare ogni angolo della città in comodità. Piccola nota positiva anche per la dolce gatta del Riad
Cons: Un piccolo aspetto meno positivo è che a volte si avvertiva un leggero odore di fogna proveniente dal bagno ma probabilmente dipende più dal sistema fognario locale e non dal Riad in sé, e non ha comunque rovinato l’esperienza complessiva.

Beautiful Riad, with attention to detail and located in a truly strategic position, a stone’s throw from the Medina of Marrakech. The breakfast was abundant and delicious, with fresh and typical products. A special thanks to Mustafa, who was very kind and super helpful: upon our arrival he welcomed us with the welcome tea and calmly explained to us, map in hand, all the main places of interest in the area, giving us valuable advice to make the most of the city. Perfect stay, I will definitely be back here next time in Marrakech! Greetings from the three Italian girls ❤️

Location was not very far from main square but still far to walk through crowded streets and dug up roads on the way
Cons: This is a “pesioen” or bed and breakfast type of facility with no front office or staff. The house is old with broken and dirty furniture. Mattresses were uncomfortably stiff and bathroom had water drainage problems filling up to the knees while taking shower. The shower curtain looked like 20 year old plastic drape! Breakfast was served outside in winter with freezing temperature, with no heaters around.

Ubicación perfecta, céntrica y de fácil acceso. Todo el personal se ha portado increíble con nosotros, Abdoul ha estado pendiente de que la estancia sea lo más cómoda posible. El desayuno estaba muy bueno. Hay una puerta de acceso al Riad para la que no te dan llave, siempre nos la hemos encontrado abierta excepto una noche que otro huésped la cerró y no pudimos acceder. En cuanto se dieron cuenta lo solucionaron y nos ayudaron en todo lo posible. A pesar de esto, la estancia ha sido muy buena, lo recomiendo y yo volvería.

Cons: Décevant…l’établissement n’a que le nom d’un Riad….ça ressemble plutôt à un établissement type « pension ». Sur deux chambres que nous occupions, une seule était bien, l’autre en très mauvais état et avec une odeur pestilentielle….mais la déception fut d’autant plus grande que les prix pratiqués par cet établissement étaient bien plus élevés que dans d’autres riads de Marrakech, dans lesquels nous avons séjourné. Après si vous ne vous attendez à rien de particulier, cela peut convenir…mais pas pour un établissement qui se dit être un Riad et qui pratique des prix élevés !

Cons: Le bruit de la rue m'a dérangé un soir sur 3 donc c'est acceptable. Après la 1ere nuit j'ai remarqué une quinzaine de piqûres sur mes bras et mon torse. Ma fille qui dormait dans le lit juste à côté n'a rien eu du tout donc c'est peut-être un moustique ou une araignée. Je n'ai vu aucune trace de punaise de lits donc je crois que j'ai été malchanceux

Very well-located riad, just off a main street, which made access easier compared to other riads in the Medina that are harder to reach with luggage. The breakfast, especially with Amlou, was very good. The staff, particularly Mohamed and Hamza, were polite, helpful, and trustworthy. They allowed me to store my luggage while I traveled through Morocco and helped with everything I needed. My first night‘s room was very cold (December!), but the next day I got a larger, warmer room. Overall a very pleasant stay.

This riad is located just outside the medina, near the Koutobia mosque which acts as a handy landmark for finding your way back after a day in the souks. The staff are lovely and accommodating, for example, meals were served outdoors in the courtyard which was freezing, so we asked them to bring a table and chairs into our room and from then on, we ate in our room. We were lucky though that our room opened onto the courtyard, this wouldn’t have been possible in other rooms. Food was very nice, we had breakfast every morning which was included. This was pancakes, bread, chocolate cake and fresh fruit, with fresh orange juice, coffee, and mint tea. We had one dinner of vegetable tagine which was delicious, but very overpriced at €20 each. The bed and pillows were very comfortable.
Cons: We stayed in December and it was freezing. The central courtyard was too cold and wet to be a suitable dining room. We had to eat in our coats. An outdoor heater would have helped with this. The room had an air con machine which was a heater, but it took hours before the room heated up so we were cold a lot of the time. Our room was very noisy as it opened onto the courtyard and was next to the kitchen, so we could hear a lot of clattering, other guests eating, etc. There was also a lot of street noise, car horns etc. The shower cubicle had black mould on the ceiling and the bathroom floor flooded when you have a shower, although the shower pressure was good and the bed was clean. Beware that although airport shuttle is listed as a feature, they will charge €20 each way, and don’t presume they have booked a return transfer for you! There is a very steep staircase to access the property, so this won’t be suitable if you have mobility problems.

Cons: Es hat leider geregnet und im Zimmer war es sehr kalt und auch beim Frühstück sind wir mit Jacke und Haube gesessen, weil es im aussenbereich war,und es gab keine Heizstrahler. Das Frühstück war auch nicht so sonderlich, Tee war ok der Kaffee leider nicht. Im Bad war es sehr dunkel.

Personnel d'accueil sympa (pas vu le propriétaire). Galettes de semoule délicieuses au petit déjeuner. Chambre jolie et confortable. Terrasse semi-couverte très belle et terrasse à ciel ouverte avec une vue panoramique. Juste en face des souqs donc on a tout fait à pied. Doubles fenêtres pour ne pas entendre le trafic. Vétuste mais ça fait le job. Meubles, lits et décoration de qualité er stylés.
Cons: Prix assez élevé, mais c'est le cas partout. Petit déjeuner de qualité mais du coup lent et assez tard donc impossible si avion le matin, juste des crêpes à emporter et aucune boisson. Peinture de la douche craquelée. Portes des chambres en bois donc très sonores. Les Ryads sont donc à éviter en groupe ou avec des enfants en bas âge (ou turbulents comme les nôtres), mais le personnel à l'accueil surveille que personne ne fasse trop de bruit le soir/la nuit, ce qui est positif.

Adorámos a experiência e, se voltarmos a Marrocos, sem dúvida que ficaremos instalados no mesmo local. Localização excelente, pertíssimo da Medina e das souks. O transfer que contratámos com o riad foi pontual e deixou-nos mesmo à porta, sem problemas. Quarto limpo, bom duche, secador de cabelo, limpeza de quarto e troca de toalhas diárias. Excelente pequeno-almoço, tudo gostoso, variedade, quantidade e qualidade. Excelente terraço para beber chá, descontrair, ler e aproveitar para fotos bonitas. Sentimo-nos bem tratados, staff muito atencioso e todos muito simpáticos. Fomos muito bem recebidos. Pudemos deixar as malas até chegar o transfer de volta para o aeroporto sem custo adicional. Fizemos visita com guia (a pé) e também fomos fazer o passeio de Moto4 + show + passeio de camelo, tudo contratado no riad e ficámos bem servidos, sem nenhuma preocupação. 5 Estrelas!

As a solo traveller , i felt safe and the staff helped me when i needed their help. If it is taxi, add more nights, everything. I highly recomand Koutobia Royal because it is very central and at reach for everything. Even if you take excursions you are just 1minute walking distance from pickup point.

I like the hospitality, the breakfast and the rooms. The shower was perfectly hot. The location was absolutely perfect, which was right across from where typically get picked up for tours which was extremely convenient. The rooftop also had a very nice view which was nicer than any rooftop bar we went to. I actually love this spot as it was a central location to walk to the center add to any location that I wanted to visit. The host was also very nice as I did get a transfer from the airport to the hotel. Note that our flight got three hours delayed, and yet our host and driver was very patient. The rooms are very big and the beds were really comfortable. I was a bit worried about the noise outside, however they did recently install a door at the balcony, which provided enough insulation to not hear the noise outside Even when I said they didn’t need to clean my room, they still did and went above, and beyond to make all of my messy clothes on my bed all folded and nice . The Moroccan tea was so good. I couldn’t ask for a more convenience spot on the first two days
Cons: I actually had nothing bad to say about them . This is more of a personal note to others ,I did travel with my family who were in the 60s, and there is one flight of stairs so they didn’t like stairs. But to me it was only one flight and it was comfortable to walk with and without luggage. When you do check in the host does help you with your luggage.

Nous avons loger deux nuits à 4 personnes dans ce Riad. La chambre était spacieuse, tout comme la salle de bain. La fenêtre donnant sur la rue était double, ce qui a limité les nuisances sonores.

Está a 2 minutos de La Koutobia y a 7 minutos de la plaza Jemaa El-Fna. En la misma calle tienes supermercado, tiendas, bares... La gestión de los traslados en taxi para la ida y la vuelta con Sofian de 10!
Cons: Las instalaciones necesitan una buena mejora, sobre todo la parte de la terraza. Está muy dejado. El desayuno estaba muy bueno, pero ha sido el más básico de todos los riads en los que nos hemos alojado. El riad no está dentro de los callejones de la medina, por una parte es extraordinario y por otra parte le quita encanto. El baño es extremadamente pequeño, estrecho y demasiado básico. Da a una carretera, por lo que hay ruido de coches, motos, calesas sin parar aunque las ventanas estén insonorizadas. No hay vistas. Me ha decepcionado quizá comparando con otros riads con colores, personalidad y encanto en cada rincón.

Excelente ubicación, se sitúa en una calle principal muy concurrida con diferentes tiendas y un supermercado al lado. Su ubicación permite llegar al zoco y a todos los puntos turísticos caminando, tardando entre 20/30 minutos máximo. El riad es muy bonito y cómodo, sirven desayuno cada mañana al estilo Marroquí, con opciones dulces, variedad de pan y puedes solicitar huevos.
Cons: Lo único que no me gusto, fue que solicite un taxi con el riad para trasladarme a otro alojamiento y el cobro fue absurdo, nos cobraron 12 dólares por un trayecto de tan solo 7 minutos en auto.

Il Koutobia Royal si trova in un posizione molto comoda, centrale, appena fuori alle vie strette del centro di Marrakesh. Personalmente io l’ho trovata in una posizione strategica, in centro senza essere nel pieno caos. La camera silenziosa (nonostante il traffico fuori) grande, molto pulita, si vede che sono molto attenti ai dettagli. Asciugamani cambiati ogni giorno. La colazione é servita sul terrazzo situato al primo piano, colazione ricca e molto buona, possibilità di pranzare e/o cenare in struttura. Il personale è splendido, tutti molto cordiali e gentili. Sicuramente se ripassassimo da Marrakesh ci torneremo!

Our stay at this riad in Marrakech was overall a lovely experience. The staff were incredibly sweet, welcoming, and understanding. As soon as we arrived, they offered us a fresh orange juice while our room was being prepared, which was a very kind gesture. Throughout our stay, they were always available and happy to help with anything we needed. The location of the riad is also very convenient—close to the main attractions but still quiet and peaceful. Breakfast was plentiful and delicious, and they even offered a takeaway option when we had to leave early, which we really appreciated. Our bed was made every day, adding a nice touch to the overall comfort of the stay.
Cons: Unfortunately, there were a few downsides. The shower was broken and only produced hot water, which made it uncomfortable at times. The bathroom wasn’t as clean as we would have liked, and there was an unpleasant smell. The water didn’t drain properly in the shower, which caused minor flooding each time we used it. Additionally, the shower mixer was damaged and made it difficult to use the water normally. Despite these issues, the warmth and kindness of the staff made a big difference in our experience, and we’re grateful for their hospitality.

The location is reachable by taxi as it is not inside the medina's wall. Walkable to the Medina, the square and the Koutoubia mosque, next to a supermarket, many cafes and restaurants at the end of the junction. The breakfast squad, Muhammad and the ladies were amazing, pleasant and polite. Breakfast were nice, traditional and filling. The deco at the reception area and the terrace were super nice and authentically moroccan. Single bed were the super single size, pillows were comfortable, AC worked well.
Cons: We arrived around 9pm, on Eid day, no welcome drink though :( Abdou seemed to be in hurry. The bathroom was without bidet, shower floor didn't drained properly, and overall cleanliness can be improved tremendously, even when the tiles are nice. The size of the room we stayed in was super tight, we can only open 1 cabin luggage at a time. The reception is on the 1st floor, so even if you don't need all your luggages, you have to carry them 1 floor up. But Abdou was kind enough to carry them up for us.

Eenmaal boven tref je een mooie open ruimte met fontein en kleurrijke Marokkaanse kussen. Aan deze “binnenplaats” zijn een tweetal kamers en wordt ook het ontbijt geserveerd. Nog een trap hoger bevindt zich de rooftop.
Cons: Wij vonden het geen probleem maar om bij de deur vd riad te komen moet je een hoge steile trap op. Daarna, eenmaal binnen, kan het zijn dat je ook een flinke trap op moet lopen. Wen er maar aan want om bij de leuke rooftops te komen is het altijd klimmen geblazen.

I have been to so many riads in Marrakesh but I never felt more comfortable then when I was in this one. The rooms are sparkling clean! Everything working well in the room (unlike other riads in the old Medina). The staff are amazing! They always offer us tea and make sure we are comfortable, they are happy to help! Everything is so close to you there is a bank and a market just in front of the Riad. Jamaa lafnaa is like a 5 minute walk to the center. The view upstairs is AMAZING! Literally a 5 star view sunset and koutoubia, you see the red city beautifully. Beautiful authentic design and decoration. If you’re looking for a beautiful hotel and clean at the same time. This one is for you! The price is sooo good for the quality of stay this stay, looks so much better in real life and I and my husband would come back here again everytime we come to Marrakesh 100%

Ha sido de los mejores tratos que he recibido en una estancia. Estancia inmejorable, por eso reservamos dos veces en el mismo lugar. Desayuno increíble, te ofrecen ayudan en todo momento,te recomiendan sitios. Todo está super cerca y está en un calle principal. Sin ninguna preocupación al volver. Y mira que íbamos con un poco de precaución porque era nuestro primer viaje con nuestro bebé,pero todo fue maravilloso gracias a Abdou. Recomendado al 100%.

Muy contento con el riad. Abdol fue en todo momento muy atento y simpático, ayudando en cualquier cosa que necesitábamos y preocupándose para que estuviéramos a gusto. La cama muy cómoda y el wifi excelente. También comentar que el desayuno era muy bueno y generoso.

La hostilidad de la gente, muy amables ,te ofrecían recomendaciones, nos imprimieron las tarjetas embarque . Nos prepararon el desayuno antes para una excursión.Losesayunos muy completos y variados contenían zumo natural, bollería, fruta, yogurt,tortitas de harina con mantequilla y mermelada café o infusión. La ubicación esta cerca de la plaza, a pesar de que el hotel está cerca de la carretera no se escucha el bullicio dentro de las habitaciones. Tiene una terraza muy acogedora y nevera.
Cons: Las instalaciones del baño necesitaban un poco de mantenimiento por descartar algo a mejorar pero en general está muy bien.

Colazione abbondante, servita in terrazza, con prodotti tipici e freschi. Posizione eccellente a due passi, ma proprio due, dalla Medina. Non mi è piaciuto: il Riad non è proprio il tipico Riad con il cortile interno e le camere intorno. Ma poca roba rispetto ai punti positivi.

La cercanía a la plaza, el trato del personal super amables, educados y atentos, todo muy limpio, cada día cambian las toallas, la habitación muy bien islada y no se escucha el ruido de fuera nada. El desayuno buenísimo, muy local y cada día lo cambian. Nos fuimos de excursión un día y nos prepararon un picnic con el desayuno.

amazing place to stay with family. Brother Jalil and the team were very helpful. On our first day, we were not sure where to park our car. He came to us and spoke to various attendants and advised the best place to park. Amazing hospitality as well. We were travelling with a baby and Koutobiya Royal was very accommodating. They provided a cot. Breakfast is good but could be improved a bit i think. The location is also within walking distance of Koutobiya mosque and various marketplaces. its also 10 - 15 minutes drive to the airport.

l'accueil et la chambre était convenable, par contre lors de mon départ dimanche, le monsieur n'a pas VOULU descendre ma valise sous prétexte qu'il avait "mal aux genoux" et qu'il était là juste "pour servir le petit déjeuner"!!! le manager n'était pas là. incroyable, alors que moi même 60 ans, j'avais une genouillère bien visible. Devant mon ébahissement, il m'a dit c'est comme cela, je m'en fiche, débrouillez-vous. Il est bien évident que je ne retournerai pas dans cet établissement, alors que je viens tous les deux mois à Marrakech.

Cons: The difficult thing is actually the problem everywhere else in Marrakech: too loud traffic. You will hear motorbikes, cars and horns while sitting at the patio and terrace. The rooms are actually quite well isolated, so if you are not too sensitive, you will be fine.

The manager and Abdo were incredibly pleasant and kind, always making sure we had everything we needed. The ladies did an excellent job and were not only professional but also warm and welcoming. La principale chose est l'absence de propreté (miette sur le lit, drap taché, interrupteur avec des traces, le sol était sale). le lavabo s'écoule pas et la pomme de la douche fuit. Les photos sur le site sont très bien prises. Heuresment j'y passé une seul nuit sinon nous serions partis. le petit dejeuner très moyen.

Tiene una terraza con unas vistas fantásticas para ver el atardecer. Cogimos los traslados de ida y vuelta al aeropuerto con ellos y todo perfecto.
Cons: La habitación espaciosa aunque un poco fría y húmeda, en general junto al baño con un poco mas de mantenimiento sería mucho más confortable. Se oía un poco de ruido del exterior.

Wij verbleven hier 6 nachten. Schone en ruime kamer. Elke dag een gevarieerde lekkere marokkaanse ontbijt. Personeel was super aardig en behulpzaam. Abdoul stond altijd gereed als je iets nodig had en sprak goed engels, gaf ons ook veel tips. Ligging ook perfect op 5min loopafstand van jema el fna plein, koutobia moskee en allerlei restaurants (restaurant time food een aanrader om te eten, lekker, goedkoop en veel keuze). Ik zou zeker hier nog een keer willen komen.
Cons: Je moet een trap op om de riad binnen te komen. Als je gebruik maakt van een kinderwagen dan is dit lastig.

the location is great - within walking distance to Jemma el fnaa. Jalil, who looked after us during our stay, was largely very good. he took time to answer our queries, give directions, was very quick in his replies to my messages. i was not sure if i left my glasses behind - he looked for them, sent a video of the room, and offered for the cleaning people to even look behind beds etc. we asked about where to see a communal kitchen and he showed us by going there on his bike and videoing the route!
Cons: i thought the breakfast was not always great for us. Most people would be ok with it, but we were a vegan and vegetarian travelling and they could not really adapt to our needs. the one issue with service was that when we raised this issue, it could have been handled better rather than asking if we wanted to move elsewhere. i really do not like lukewarm coffee and it was properly hot once in 4 days. they could not make anything vegan for us. there was no flexibility when we asked for anything different eg for toast or chilli sauce.

Y si vuelves tarde por la noche, hay bastante gente.

l'établissement est bien situé par rapport à l'ensemble des lieux à visiter et proche de la place Jamaa el fna. avec ma petite fille nous n'avons jamais pris le taxi. L'accueil, le personnel (discret et sympathique) sont appréciables. Aux petits soins pour les clients ( partant à 3 h 30 un petit déjeuner à emporter était prêt dans le frigidaire mis a la disposition des clients). les bruits de la rue ne nous ont pas dérangé, c'est la vie marrackchie. Deux bons restaurants dans la rue : Nakoul Mzian et Mazel. Merci au personnel pour sa bienveillance.

J'ai juste regretté, mais c'est mon point de vue personnel, qu'il n'y ai pas de fruit et de yaourt au petit déjeuner pour un bon équilibre alimentaire car le petit déjeuner était assez copieux . petit conseil : veiller à l'entretien des équipements (la robinetterie demande à être resserrée et une porte de placard était inexistante dans notre chambre) Attention difficile d'accès pour des personnes à mobilité réduite car beaucoup d'escaliers aux marchés assez hautes.

El Riad está tiene una ubicación perfecta, está muy cerca de la plaza Yamaa el Fna y el taxi puede llegar directamente a la puerta del Riad. En el primer momento te sorprende bastante la entrada del Riad, que está un poco abandonada y no te esperas nada bueno, pero una vez te encuentras en el interior, la cosa cambia. Habitaciónes y salones amplías y todo limpio y decorado con gusto. El personal, en concreto Abdul, es súper amable y muy servicial. El desayuno es abundante y variado. Si volvería a Marrakech en un futuro, este sería mi Riad. Gracias por todo!!

La ubicación es perfecta, a 3 minutos de la Medina. Las terrazas del Riad son una auténtica belleza. La terraza exterior tiene vistas preciosas. El desayuno es muy completo, comida típica marroquí en abundancia. El té con pastas marroquíes se te ofrecen en cada momento que te apetezca sin coste adicional. Son muy cuidadosos con los detalles, asegurándose de que estés cómodo. La cama muy cómoda, el baño completo. No hay que olvidar que se trata de un Riad, no de un hotel europeo de 5 estrellas, por lo que las expectativas han de ser en acorde. El doble acristalamiento de las ventanas bloquea cualquier ruido de la calle. No hemos oído absolutamente nada. Nos ayudaron con las maletas, nos guardaron el equipaje mientras nos fuimos un día entero a Essaouira, con confianza absoluta. Recomiendo este Riad 100%.

Nos hemos alojado aquí 2 veces en 5 días. Incluso nos guardaron el equipaje durante dos días sin problema. Jelil y Abdu fueron anfitriones de 10. Ni media pega les puedo poner. Bueno, una: no quisieron aceptar bajo ningún concepto una propina simbólica que quisimos dejarles por el trato tan maravilloso que nos brindaron en las 3 noches que nos alojamos. En todos los años que llevo viajando, rara vez he visto un trato tan exquisito. No sólo durante la estancia, sino incluso antes de llegar. Hemos tenido respuesta inmediata sobre la marcha por WhatsApp a todas las dudas que ha ido surgiendo. 24/7 disponibles para absolutamente cualquier pregunta. La ubicación es excelente. A 1 minuto andando de la Medina, y aunque está en una de las calles más transitadas de Marrakech, si te alojas en las habitaciones de la planta baja, el aislamiento de las ventanas que dan a la calle es excepcional, no se oye ningún ruido. La habitación de la terraza está algo menos aislada del ruido, pero tienen su encanto. El desayuno es increíble, típico marroquí y en abundancia. Nunca les falta un detalle, y siempre con la sonrisa puesta. La terraza del desayuno es simplemente espectacular, tanto de día como de noche. Las fotos que ofrece el alojamiento son iguales que la realidad. La terraza superior tiene unas vistas muy peculiares de la zona. Muy chillout, preciosa. Nos gestionaron billetes de autobús a petición nuestra, nunca forzando un "si", simplemente ofreciendo ayuda. Confianza ciega y absoluta en ellos. A un paso del Riad a la izquierda, hay un supermercado pequeñito tipo Lidl, se llama Bib, tienen lo básico, está muy bien, se puede pagar con tarjeta. Eso sí, a Marrakech llévate efectivo y cambia todos los Dirham que puedas porque es prácticamente imposible pagar con tarjeta en los negocios locales.
Cons: Para una persona bastante mayor de edad, las escaleras pueden resultar algo incómodas, pero raro es el Riad que no las tenga, ya que son casas antiguas. Aun así, están los empleados del Riad pendientes en todo momento, para ayudar con tu equipaje. Por cuestiones de comodidad, yo pediría una habitación en la planta inferior.

Il Riad è in posizione eccellente, 5 minuti a piedi da piazza Jemaa el fna. E' situato presso una via trafficata, a noi non reca disturbo il rumore del traffico, quindi nessun problema. A 20 metri dal riad c'è un bancomat ed un supermercato, entrambi molto comodi. La colazione marocchina è abbondante e molto buona. La pulizia è impeccabile. Molto bella l'ultima terrazza dove poter fare colazione o relax, vista Koutoubia. Molto comodo un frigo comune, dove poter riporre le proprie cose. Un grazie speciale ad Abdul, sempre estremamente gentile e disponibile a farti sentire a tuo agio, a qualunque ora.
Cons: I materassi molto rigidi I cuscini potrebbero essere migliori. Tende completamente oscuranti per chi ha questa esigenza (a noi non ha creato fastidio) Essendo in una via trafficata, lo smog può non farti gustare a pieno, la fantastica atmosfera che si gode dall'ultima terrazza.

Ce qui nous a le plus marqué, c'est l'hospitalité exceptionnelle de l'équipe. Ils ont été d'une aide précieuse en déployant des efforts considérables pour récupérer des médicaments de notre fils que nous avions oubliés dans notre ancien hôtel. Leur attention aux détails et leur souci du bien-être des clients font toute la différence. El desayuno buenisimo. Si no puedes tomarlo porque tienes una excursión muy temprano te preparan un desayuno para llevar.Gestionamos los traslados al aeropuerto con ellos fue de 10, teniendo en cuenta que uno de los vuelos salía sobre las 5:00am. It was clean, air conditioned, once both doors were closed the sound from the road was not bothering much during sleep. The staffs were gentle. They immediately provided if something was requested. On our departure day they provided early some foods in a packet that was very kind.
Cons: Probably it’s my previous experience & expectations that didn’t match. I didn’t feel the quiet environment of a Riad as this is like a hotel architecturally on the 1st floor. BTW you need to take stairs to the entry of the Riad. Overall our stay was good in our family situation with kids.

Staff was fantastic, and the bed mattress was - no kidding - one of the best we had ever slept on (we even tried to find which brand it is so we can buy the same). The riad itself is beautiful and perfectly situated in Marrakech if you're a visiting tourist. Go for it with no hesitation.
Cons: The room was a little bit noisy (noises coming from the street and from other rooms, at least in room "Imlil") but it's pretty normal in Marocoo and with a pair of earplugs that was no problem to sleep ;-) The shower evacuation was a bit weak, turning it into a little swimming pool for the feet. We would also have appreciated a kettle in the room! But I am nitpicking here.

Very authentic place, with beautiful terrace and roof top. Tasty Moroccan tea prepared by Abdoul. Great location, clean, nice breakfast. You will have everything you need at this charming place. Helpful staff, good prices for day tours

Accueil très chaleureux et très agréable Jolie terrasse bien apprêtée Situation géographique au cœur de la Medina Petit déjeuner à emporter tôt le matin
Cons: Une odeur absolument nauséabonde dans les deux chambres en provenance des canalisations de la salle de vais à vraiment gâché notre nuit tout comme la Proximité de la route et la mauvaise isolation. Pour cette raison je ne peux pas recommander cet établissement malgré l’extrême gentillesse et serviabilité de notre hôte.

La amabilidad y atenciones del personal desde inicio a fin. La amplitud de las habitaciones La decoración de la terraza. El desayuno en la terraza súper agradable y todo muy bueno
Cons: La entrada da mala impresión por la alfombra desgastada, pero luego es diferente todo. Si bien es cierto que teníamos una habitación superior y una normal y la normal, era más pequeña pero mejor decorada, iluminada y mantenida. Ademas superior tenía un olor no malo pero no agradable. El desayuno repetitivo y con poca opción salada (esa no cambia: huevo y pan)

Breakfast was very good, if a little repetitive, served on the terrace by Abdul, the day manager who without question was an excellent host and advertisement for the Riad. He was professional, helpful, informative, attentive and caring when 1 of our party was a little unwell. A true gentleman. Overall the staff were all professional, courteous and surprisingly unobtrusive, we couldn’t have asked for more. Thank you to everyone for making our brief stay enjoyable 🙏🏽
Cons: The room, although comfortable could have been a little bigger for 3 people and full length mirror would have been a bonus ✊🏽 We will definitely book to stay in this Riad again but will specify a larger room.

Koutobia Royal is werkelijk een pareltje. Super locatie, vlak bij het plein. De koffers werden netjes bewaard, omdat we de dag erna de woestijn in gingen. Een lekker ontbijt stond voor ons klaar in de koelkast. Abdul is geweldig 🤩

We were a little late but were welcomed in by a member of staff who called the management. He said he would be 10 minutes which he was. We were shown into a large room on the first terrace. The manager explained about the Raid. He also had a map and showed us where places were on map. We decided to take breakfast on the top terrace which was served to us and were informed that it changes daily. We had fresh orange juice, coffee, Moroccan tea, an egg, a selection of breads and cake. oil, butter, jam and honey. check was easy and we were able to leave our bags at the raid while we went off for the day. we came back after lunch to collect bags and get taxi to the airport. Raid 5 minute walk from square with souks less than a minute awa.

The staff were extremely helpful. My parents were coming alone and they don’t speak any language (eng or French). The staff took a great care of them! I’m very grateful how respectfully and helpful they were

J'ai absolument tout adoré : de l'accueil très chaleureux avec un thé accompagné d'une pâtisserie maison, au décor magnifique, à l'emplacement idéal, à la propreté, au petit déjeuner fabuleux, à l'emplacement au cœur de la Medina... Merci à cette super équipe qui fait tout son possible pour nous faire passer un très bon séjour. Si je reviens à Marrakech c'est évident que je reviens ici.

La estancia no pudo ser mejor. El Riad muy bien ubicado, con preciosas vistas a la mezquita y a 5 minutos andando de la plaza. El desayuno estaba buenísimo, y los días que no nos daba tiempo a desayunar, nos prepararon un picnic. La habitación en perfectas condiciones, y la cama muy cómoda. Lo mejor del Riad es su personal, dos chicos súper cercanos, atentos y serviciales, cualquier duda que teníamos ellos nos la solucionaban. Abdol tuvo un trato increíble con nosotros. Sin duda de los mejores sitios en los que nos hemos alojado.

Excelente ubicación con tremendas vistas. Una terraza interior espectacular y el desayuno excepcional. El trato es una maravilla, están ahí para todo lo que necesites. Cualquier duda que tengas, te la resolverán encantados. Además de que te imprimen los billetes de vuelta. Justo al salir del Riad, tienes un supermercado, farmacia y varios restaurantes, además de tener varios taxis para poder moverte por donde quieras, incluso para no complicarte y volver directamente al aeropuerto. Muy recomendable! De volver a Marrakech, repetiría sin ninguna duda en este Riad.
Cons: Tienen una nevera comunitaria para dejar lo que compres por Marrakech y mantenerlo frío. Un día dejamos media botella de agua de litro y medio para que, al volver de una excursión, tener agua fría para la habitación. Resulta que al volver desapareció la botella... Deberían tener mas cuidado con esa nevera porque no saben quien mete la mano ahí. Eso fue lo único negativo.

We loved the area that breakfast was served. Breakfast was amazing and they gave us what we requested. The riad is really special, very well placed and staff so helpful and kind.

Me gustó el agradable trato del personal del establecimiento, muy pendientes de nuestra comodidad,sus indicaciones de la ciudad fueron muy valiosas. Incluso nos favorecieron la visita a un Hamman local. Auténtica experiencia!!! La situación inmejorable, dentro de la Medina pero al mismo tiempo cerca de una entrada, de forma que favorecía cualquier incursión a cualquier zona de la ciudad andando. Buenas habitaciones, tranquilidad y dos buenas terrazas donde nos relajábamos al final del día con un take away, después del trajín del turísteo diario y de una ciudad tan intensa. Desayuno local super!!!

Riad molto bello e caratteristico. I ragazzi sono gentilissimi Buona colazione, tutto preparato al momento. Se si parte la mattina presto, ti preparano la colazione take away. Camera spaziosa, confortevole, materassi comodi. Ottima posizione.
Cons: Bagno piccolo e da sistemare: accessori rotti, scarico della doccia che non funzionava, prodotti in bottigliette anonime e per questo non si capiva cosa ci fosse all' interno, se shampoo, gel doccia o altro.
