Riad Kaiss is absolutely beautiful, and the service is outstanding. The staff helped us with everything, including arranging our airport pickup, and made us feel genuinely looked after. Our room was perfectly air-conditioned, cleaned with great care every day, and we loved the warm hot-water bottle waiting for us each evening — such a thoughtful touch. Breakfasts were fantastic, and the team had no problem preparing an early meal on the days we had excursions. We also tried the hammam for the first time and loved it! We would happily come back. We truly enjoyed our stay and highly recommend Riad Kaiss.

This is such a beautiful place to stay, it feels like a palace. The staff are the most lovely, welcoming team - they absolutely made the riad feel like home and like our own wee oasis in the middle of the city. They gave us some really helpful info about Marrakech and introduced us to the culture on arrival. Everything is on the doorstep, very walkable to the souks and sites, and only 5 minutes from where most excursions will pick up. The breakfasts are brilliant - a real feast to set you up for the day with fruit, soup, bakery pieces, yogurt, eggs etc. Thoroughly recommend staying here!

Riad magnifique dans lequel nous avons séjourné 3 nuits. Excellent accueil de toute l'équipe avec de petits "plus" : le thé à la menthe et les gâteaux servis malgré notre arrivée tardive à plus de minuit, et la direction qui nous a proposé de garder nos valises pendant 3 jours durant un trekking dans l'Atlas. Jardin magnifique, Riad superbement tenu, toit terrasse très bien aménagé, petite piscine sympa pour se rafraichir. Et emplacement très calme, malgré la proximité d'une des rues très commerçantes. Excellent restaurants à proximité (néanmoins évitez "La pergola" dont on ressort en ayant faim ...). Un grand merci à toute l'équipe du Riad pour sa gentillesse, et au final un super séjour dans une adresse à conserver à Marrakech.
Cons: La piscine non chauffée ... Peut être du pain ou des aliments un peu moins sucrés au petit déjeuner.

Cons: Bauarbeiten und damit verbundener Lärm und gesperrte Dachterrasse. Fehlende, oder beschädigte Handtücher und Bademäntel. Keine Nachtische oder Lampen am Bett, obwohl wir die Suiten gebucht hatten! Der Eigentümer hat zwar versucht uns zu entschädigen, aber die Tage die wir mit Freunden in diesem Riad verbracht haben waren leider sehr getrübt!

Tout. Le cadre magnifique du riad, la proximité du centre de la médina, la gentillesse du personnel qui est disponible et aux petits soins tout le temps. Tout était parfait. Nous avons prolongé notre séjour d'une nuit car nous nous y sentions tellement bien. Le rapport qualité/prix est excellent pour un service et un confort comme celui-ci. Je recommande vivement si vous cherchez un bon riad à Marrakech, et je sais que nous reviendrons ici lors de notre prochain séjour. Encore un grand merci à tout le staff !

L’emplacement près des souks est idéal, le personnel est accueillant et disponible. La chambre était spacieuse, avec une salle de bain à la décoration traditionnelle et de bons produits de toilette. Le petit déjeuner était excellent.
Cons: La chambre venait d’être récemment repeinte et dégageait une odeur très désagréable, mélange d’odeur de Javel intense et d’odeur de pieds, ce qui a rendu le séjour un peu inconfortable. En compensation, le Riad m’a offert le taxi retour pour l’aéroport, ce que j’ai apprécié. Cependant, au vu du tarif payé de 100 € la nuit, cette solution reste largement insuffisante. Il aurait été préférable qu’un geste commercial plus adapté soit effectué, comme une réduction sur le prix de la chambre.

Me encantó todo, es un lugar maravilloso. Sus instalaciones son históricas puesto fue un Palacete, entonces es más que un Riad. El personal inigualable, siempre pendientes y cuidando cada detalle. Me sentí como en mi casa y en familia; cuidada y apoyada para todo. Además la alimentación es excelente, y no es poca, lo contrarío quedé feliz y satisfecha. Los espacios te sumergen en la experiencia Marroquí; la habitación divina; la piscina es refrescante, tranquila y limpia; las vistas espectaculares. Mi lugar favorito fue el patio, lleno de plantas que daban la sensación de aire fresco y pájaros cantando y bebiendo agua en la pileta. Llegamos y teníamos un tour por el desierto, nos cambiaron la hora, y nos recogían en un lugar lejano. La Gerenta y el personal se comunicaron con el operador del tour solicitando nos recogieran cerca al Riad y en otro horario. En el momento de ir hacia el tour una persona del Riad nos acompaño hasta asegurarse que estuviéramos con las personas indicadas. Definitivamente el mejor lugar en el que he estado. Gracias a cada persona por hacer que nuestra experiencia fuese única.

The whole riad was beautiful and the staff were so attentive, kind and caring. The toiletries the provide in the bathrooms are so good too.

A beautiful, calm riad run by an excellent team of dedicated staff. The riad itself was very well laid out with a cool, calming garden in the centre, a small pool on the roof, and a whole host of beautiful spaces to sit and unwind. Our room was large, beautifully decorated and had plenty of little touches to make an amazing stay. The staff were all friendly and polite and couldn't do enough for you, and Hamisa gave the best hamman experience I have had. Absolutely wonderful, I'm sure I will return.

I love the hotel, the breakfast they offer and its facilities especially hammam service! All staff is incredibly, nice, kind, welcoming and helpful. They made us feel like home. Our room was very clean, beautiful with traditional touch and every single spot of the hotel was exact same as presented photos on its booking page. Thank you for making our stay wonderful and thank you for always smiling:)
Cons: Although location is in the heart of old town, it is located in a narrow and silent street. At midnight, it might be little uncomfortable to walk alone as a tourist. Also, do not book any tours via hotel since they offer higher prices comparison to market.

The property is close to the streets of the souks but you cannot hear a thing only birds singing in the courtyard. The room was amazing with a large shower, 4 poster bed, fridge and water. Breakfast was traditional which we loved. What makes this Riad truly special is the staff, all of which were polite, knowledgeable and willing to go the extra mile. Well done to you all see you again one day x

Hospitality: The welcome was truly the BEST I've ever had in my travels, and I only book 4*+ hotels and resorts only. Every moment from our late arrival at the airport - we found someone from the Riad waiting for us despite being an hour late - they took us to the closest stop to the riad in a taxi and then carried my cabin luggage for me. We were offered tea and dates after we checked in. In the following two days, the Riad staff was always ready to to help us with any question, request, etc, often going out of their way to do so - coffee and tea in the room, advice, sometimes even just banter and good conversation. Honestly, I felt at home away from home. On the last day they allowed us to leave our luggage there and use their facilities after check out so we could use the swimming pool and the hammam shower. Cleanliness: Everything was VERY clean! You could see the employees scrubbing away each morning, everywhere across the riad. Room: Room and bathroom were spacious and clean - we had a twin room - AC was the right strength (as it sometimes is way too strong in hotels). Food: We had breakfast in the big garden every day - they offer a traditional Moroccan breakfast (crêpes, what looked like fried bread, cake with honey, jam, and butter) as well as yogurt and fresh fruit and, upon request, omelettes. We only had the traditional breakfast and it was amazing every morning - gave us the right energy to face the Moroccan heat! They also offer coffee. The garden was beautiful - I regret not asking how old the trees were because they were magnificent. And we had mommy and kid tortoises and cats as company. Swimming pool: Beautiful, clean and quiet - truly a small oasis in the middle of Marrakech. Location: PERFECT location! Very easy to find from Bar Mellah and extremely easy to reach Jemaa-el-Fnaa without the noise that comes with being closer to the centre of the Medina (and google maps works!).

It was a dreamlike stay at Riad Kaiss by Anika in Marrakesh. Every aspect of the riad was carefully designed and furnished with traditional Moroccan artifacts and styles. We had a rooftop room with our own private terrace—so beautiful, spacious, and peaceful. Lying on the big white bed with all the glass doors open to the terrace, feeling the cool breeze of the African night, was an amazing experience. All the staff were so polite and kind—I wish I had studied some Arabic greetings earlier to thank them properly. JiJi was such a gracious and generous host! The magic of Marrakesh will stay with me for a very long time.

The setting is absolutely perfect; quiet and serene, we woke up each day to the delightful sound of birds chirping, as if straight out of a movie. We had a 5 day stay in Riad Kaiss and had a lovely break. The hotel organised transport from the airport, and as it was our first visit to Marrakech, it was reassuring that someone was there to meet us when dropped off by the taxi, as you need to walk to the hotel due to the location. From being met at the drop off, to the time we left, all the staff couldn't have been more friendly and helpful. Hamza & Osama looked after us each day with freshly prepared breakfasts. Muhammad looked after us as we left, making sure we had everything we needed for our onward travels. We didn't get the names of the others who interacted with us, but everyone was kind and pleasant. The hotel is a beautiful old building retaining many original features, yet providing high quality accommodation in an oasis of calm. The courtyard in the centre with its fountain and resident tortoises was a lovely place to sit and relax, or alternatively, you could go up onto the roof terraces or use the small pool.

Cons: Wi-Fi was very weak in our room. Taps in shower labelled wrong way around. Door lock faulty. We paid about 300 Euros a night for a suite, BUT, we couldn’t really enjoy it for much of each day, especially in the mornings, as there were building works going on literally opposite the room. The noise from this meant we couldn’t really enjoy the suite and its terraces during the mornings or early afternoons. Shame, because otherwise we’d perhaps give the place a 10. It’s not the staff’s fault, in fact they were perhaps a bit embarrassed, but it is a poor management issue charging 300 Euro’s for a suite you can’t enjoy.

Cons: The only two things was that the rooms were a little cold and the location of our room was very noisy. The riad provided hot water bottles at night which was a wonderful treat for the cold as well as bedroom slippers on request. We were room #1 which was adjacent to the outside road and near to the reception and kitchen. As a result the noise levels from the reception (people checking in at night), the kitchen and the street with children playing (which is great btw) until 1am (not-so-great!) meant that it was difficult to sleep.

A Wonderful Stay at Riad Kaiss – A True Moroccan Gem Choosing where to stay in Marrakech wasn’t easy with so many Riads available, but we’re so glad we picked Riad Kaiss. From start to finish, our stay was nothing short of exceptional. From the moment we arrived, everything was well-organized, including the airport transfer arranged by the Riad. We were warmly welcomed by Soufiane, the night receptionist, who greeted us with traditional mint tea and even offered us something to eat despite the late hour. His hospitality and stories about his Berber heritage made us feel at home immediately. What makes Riad Kaiss truly special is its breathtaking ambiance—courtyards filled with lush gardens and fountains, hidden staircases leading to the pool and terraces, and an overall sense of tranquility amidst the bustling Medina. The rooms are spacious, beautifully decorated in authentic Moroccan style, and feature hammam-inspired bathrooms. Breakfast was a highlight, served on the patio next to our room. We enjoyed fresh coffee, fruit, homemade jams, omelettes, traditional cakes, and delicious msemmen flatbread. A big thank you to Osama and Hamza for their kindness and excellent service. Evenings by the fireplace, with the warmth of golden flames, added to the charm of our stay. Yolanda, the manager, welcomed us with professionalism and helped us book an unforgettable hammam experience at Les Bains de l’Alhambra. Initially, we had booked a guide, but the brilliant receptionist Mohammed’s detailed explanations and recommendations gave us the confidence to explore Marrakech on our own. The location of the Riad is perfect—within walking distance of the city's main attractions, lively markets, and fantastic restaurants with rooftop terraces. Despite some rooftop renovation noise from a neighboring property, it didn’t take away from our wonderful experience.

Our stay at the Riad was truly memorable! The location is fantastic—just a short walk to all the main attractions—while the traditional ambiance and attention to detail make it feel magical. Every corner is beautifully designed, making you stop and admire the surroundings. The staff are absolutely wonderful—always smiling, friendly, and eager to help with anything. It’s the little touches that really made us feel special: a fruit basket, fresh roses and candy, a warm bed with hot water bottles, impeccably clean rooms with a lovely scent, and everything arranged perfectly. Breakfast was delicious, and when we left, they even prepared a small gift and a snack for the journey. A standout moment was the thoughtful birthday surprise, complete with a cake, flowers, and the staff singing—it was such a heartwarming gesture! We also booked excursions through the Riad, which were well-organized. Our trip to Imlil was especially fantastic, thanks to our excellent guide, Hassan.
Cons: There were a few downsides. There was noticeable construction noise around the property, which was a bit disruptive. The hammam and massage experience was also underwhelming, especially considering the price (€110 per person). The hammam was warm rather than properly heated, and transitioning to the massage room was uncomfortable—we had to walk with wet hair and robes. The massage room itself was very cold, making it hard to relax, and afterward, I had to rush back to my room because I was freezing. Unfortunately, it didn’t feel like the luxurious and soothing experience we had hoped for.

Cons: The manager Yolanda was quite difficult, inflexible and opaque. I had booked city tour through hotel since I wanted a vetted guide and manager explicitly said 3 monuments included in the confirmation email. but on day of tour guide informed us that the monument entry was excluded. It’s not so much about the price or bargaining as much as clarity of messaging. When I tried to address this lack of clarity on a call during the tour she hung up the phone on me mid sentence which was quite unexpected and unprecedented for the hospitality industry. We may not have hired a guide for 8 euros to walk through the medina if we knew all entries to monuments were separate

From the moment we arrived and were greeted by a traditional Moroccan welcome of mint tea and biscuits we knew we were going to enjoy our stay. The Riad is as beautiful and tranquil in real life as in the photos, if not more so. The staff were all extremely friendly and helpful and the breakfast was excellent. We stayed in January, when by Moroccan standards the weather is cool but for us was perfect - sunny and 25C during the day, cool but not chilly in the evening. That being said the staff were considerate enough to have placed hot water bottles in our bed before we returned in the evening to ensure we were comfortable - amazing! On our first night we have Tajines from the restaurant which were excellent. We found the Riad easily enough - on arrival the narrow streets of the old town can seem a bit daunting but once you orientate yourself are fine. We felt very safe and everyone we met, including all the street traders were super friendly. The main square is only a short walk away but you can also easily get taxis or be collected for tours etc at the nearby square - Place Mellah (aka Bab Mellah).

I never stay in the same place twice but if I ever go back, I will be staying here again! We also had a hammam and massage again fabulous.

Kind staff who will go out of their way to ensure your needs are fulfilled. Liked the tortoises, and breakfast by the fire.
Cons: Took a while for them to understand our dietary needs for breakfast, and once they did they kept getting it wrong until the final day. This was despite us putting it in the booking info. It also took asking twice for anything to reach our room once requested (slippers, an iron, etc). We were also woken up early the first night by one of the staff throwing logs into the fire next door (at about 7am), and some construction was happening on the external wall which generated a constant hammering sound from about 6am. The former stopped on request, but there was apparently nothing they could do about the latter. Also smallish detail but the welcome booklet said the rooftop swimming pool was heated but it was not, very cold!

A very pretty Riad very close to the centre of the old Madina. We can see how lovely it is in summer in the courtyard. It is green and shady and a very good size. The staff are exceptional. They all are very helpful friendly and obliging.
Cons: Before I say anything negative about this Riad, please bear in mind of our own specifics which obviously affected how we feel about our experience. We are a married couple in our 60s and 80s who have travelled widely for many years and have lived in Asia for 30’years. Therefore the Riad for us is not that comfortable. It is too cold, too dark and too noisy. However we can imagine that it could be a magical experience for others.

It is beautifully designed with a nice courtyard . The breakfast is very nice with a nice variety. There is reception to attend to your needs. The staff is very nice and helpful. Yolanda the Manager is very kind to allow us to leave our luggage’s here for Agee days before we check in. They also gave us a bag of fruit and toiletry as souvenir.

The rooms were absolutely stunning, very spacious, high ceiling, and we loved having our own terrace. It felt like a really lush experience. Beds were also comfortable and having a bath was a nice touch.
Cons: All things considered, I'd still stay here again. Having said that, some small things would make it a 9-10 rating. For example, there was a good hair-dryer in our room that didn't work, we requested breakfast in our room on the first morning, but it didn't come, and the phone didn't work for us to call customer service. They seem like small things, but if you want to be in the luxury game, things need to be seamless from a service point of view also. Small tweaks would make it a lot better !

Riad Kaiss is a small, boutique hotel typical of the riads in Morocco. I had the best room in the riad. It was located at the rooftop and generous in size with a private terrace. The bathroom was at a slightly lower level, requiring the guest to go up and down a short set of stairs without a handrail; this was a bit problematic for me since I recently had a knee replacement. The room was very attractive and comfortable. I did not see any of the other rooms. The food was very good; we ate breakfast there in the morning and had one dinner. The dining is outside in a lovely interior garden. Even if you just want a coffee or Coke Zero, service is available throughout the day. The riad is located in the medina about a 10 minute walk to the main square - Jemma el-Fnaa. The location is basically on a side alley and quiet. This is in contrast to another riad where I stayed nearby which was noisy at night from people on the street. I should mention the Riad Kaiss is located in an area of the medina where vehicles are not allowed. The riad will help you move your luggage to or from a nearby traffic circle with their cart. Wifi service was very good. The riad has a small pool and deck area, which we used. The staff at Riad Kaiss was wonderful and so helpful. When we first checked in, they reviewed our plans for the next few days so they could accommodate any of our needs. At every encounter, they made an extra effort to meet our requests or food orders. They could not have done more to make our stay so enjoyable. Highly recommended.

Exceptional place to stay - we wanted to stay in a riad in the Medina and Riad Kaiss exceeded ALL of our expectations. The staff are truly all wonderful, the riad itself is stunning - a delicate and authentic respite, lovingly restored, away from the chaos. The food was excellent, breakfast very filling - fresh fruit - lovely pool - no plastic in the rooms - they even packed us a lunch on the day of our departure. I researched extensively and was thrilled to have stayed here. Highly recommend and be sure to book the hamman (and massage)!

It’s a beautiful Riad, lovely spaces and very pretty details. The staff were super nice and helpful. The manager went the extra mile after hearing about some “trouble” we had with the check-in. The bathroom was brilliantly designed and decorated - fell in love with it! The breakfast area was peaceful and in the middle of a nice garden. They were in general very detailed oriented and ready to make you feel taken care of. It’s very close to the central places and cool streets but also distant enough to give you some peace and quiet.
Cons: The bedroom although it was nice, it was a bit small and the bed and pillows were not the most comfortable ones.

Amazing Riad just outside the main Souk area of Marrakesh which is also great for getting a taxi to and from the airport which for us was a perfect location. (Just be aware the google maps pin is not right!) The staff cannot help enough from start to finish. We had one evening meal which was excellent (although my partners dish was a different to the one listed in the menu). The space is super relaxing with lots of areas to sit and a small pool area. Room was really big and cleaned spotless every day. We were also helped with printing boarding passes and getting a taxi.

Honestly, this was one of the best trips I have taken in recent years. The riad is absolutely stunning - it is so intricately and tastefully decorated, the location is perfect and the staff.... the staff were out of this world. Mohammed and Yolanda greeted us upon arrival and there was nothing they wouldn't do to make our stay the best it could possibly be. The food at the riad is AMAZING - breakfast, which was included in the price of our stay was plentiful and delicious. We ate dinner there also and it was out of this world. I would not hesitate to recommend any of my friends or family to stay at Riad Kaiss, my partner and I had the best time. We will definitely be back!!

The suites are so lovely, super cosy and private. I recommend this place over other more fancy riads for couples as the suites have an unprecedented amount of room, sunshine and comfort. It’s nice to be able to get away from the bustle of the town into your own sanctuary. The hammam was amazing after a long trip too and the Riad itself is charming and cute. Mohammad is amazingly helpful at the front desk
Cons: If you book a private transfer to Essauira do not book through the hotel or they will charge you 200 euro each way. The cost for a private taxi with air con is only 80 euro each way. Better to book yourself online than be ripped off this way. If you book an evening dinner and camel riding in the desert , you’re better off booking your own private airconditioned transfer there and back and telling the organisers you want the last slot booking for activities ( camel riding and / or buggy riding ) . Doing the whole tour by bus was not a great experience : the bus doesn’t have air con, it was 50C in the bus and after we got to the desert, we did our activities in 15 minutes and then waited for 3 hours in sweltering conditions doing nothing with no wifi before sunset and dinner commenced. Some others arrived very close to sunset in their own vehicle, did the activities and joined dinner straight away. You want to be these people

The decor and comfort is extremely high end and the staff were all exceptional - very friendly, welcoming and so helpful. They could not have been better. Our room was beautiful, quiet, cool and the Moroccan decor in room and bathroom was authentic and stunning. During the heatwave the staff were always asking if we needed cold drink or mint tea and took great care of us. Recommend 100%.

Absolutely beautiful Riad. We were made to feel extremely welcome. The staff were all exceptional and we will definitely return. The breakfast was delicious and expertly served by our waiter who went out of his way to anticipate our needs and provided exceptional service. We had a meal in the Riad upon arrival which was also fantastic. I would not hesitate to recommend this place and indeed I am trying to persuade my female friends that this would be a fantastic place for city break the next time we want to travel. I did not feel unsafe walking around the back streets and indeed the locals in the Main Street were friendly and welcoming and all very helpful if we looked a little lost on the first day. The only thing I would have liked would have been an electric kettle in my room but that is because I’m an English lady who loves to drink tea immediately upon waking however the fantastic staff were always on hand to bring a pot of hot water or mint tea up to our room which was very much appreciated by us both. The reception staff were very helpful in booking us a local tour guide who helped us to get our bearings and was extremely informative when it came to understanding the history of Marrakech. Another highlight was experiencing a private Hammam in the Hammam belonging to Riad Kaiss. I cannot recommend this experience enough, just wonderful.

The suite is located top floor near a small swimming pool and has its own private terrace. Like in every Riad there are a lot of stairs to do but it was just even more pleasant to us. Large bathroom with a bathtube and large comfortable bed too. Also full with light and perfectly clean every day. Perfect location and easy place to find inside the medina, few minutes walk from jemaal el fna square and palais bahia. Also easy to cach a taxi from the nearby Ferblantier square. Breakfast was served in the inner patio and was wide and tasty. All in all the price deserved the experience.
Cons: Staff not really as welcoming as we expected. But what we didn't appreciate was the attempt to charge with hidden fees like the transfer booked upon arrival: we paid the driver the amount agreed but at chek out the receptionist tried to charge the sum again. But after complaining he receded from his unfair claim. That's the reason why I can't give top valuation

Beautiful Riad, perfectly located between the two main squares. The correspondence before our visit was prompt and helpful. A warm welcome on arrival, we had everything booked, however the hotel can arrange any excursions and suggest multiple restaurants. Our room was beautiful, and one of the smallest, with a perfect bathroom decorated in classic style with comfort. We ate at Riad Kaiss on the first evening, it was delicious, we ended up eating there on the second evening, and the food was even better, which is rare! Good local wines and set in a beautiful courtyard. My mother and I booked in for an hour hammam, which was one of the most amazing experiences, and would say to try if you are visiting, to have this in your Riad is amazing rather than going anywhere. The roof top pool made all the difference, after a morning walking the souks, visiting the museums, to come back for a relax by the pool, and an afternoon Berber tea was heavenly and peaceful after the vibrant mornings. The team were charming, helpful and I would highly recommend Riad Kaiss.

The staff was extremely accomodating and friendly. We had quiet early arrival and we asked if we can leave the bags at the reception until our room is ready - and they completely exceeded our expectations. They offered us breakfast and also temporary room so we could take shower and refresh ourself (after almost 24h journey) and by the time we were done, the room was ready for us. They made us feel like at home and we just loved their hospitality.

It was so beautiful & perfect for my first trip to Morocco! I was a little uncertain because i’m someone who doesn’t like bed & breakfasts & will choose known hotel chains over boutique hotels. But I wanted to stay in the Medina & realized a riad would have so much more character. Wow, am I glad i changed from the original resort reservation i had. Everything was gorgeous & SO Marrakech & the staff & extra care was so lovely. I took SO many photos of my room & the common areas, it felt like a highlight of my sightseeing!! & all super comfortable. Will highly recommend to any friends/family.
Cons: Honestly i loved it all! But if anything that was less than perfect- The pool area was so small (as photos show & still nicer than many riads.) Still, on two days it was perfect for hour or so when i had it totally to myself. But it’s so small that even with only 2 other guests present & you won’t likely get a bed in the sun. Certainly not a deterrent & I found a little chair around the corner to catch brief sun. (& i moved to a large resort for last 2 days of my stay & with 3 pools & tons of chairs, it was SO crowded, I similarly couldn’t find any in the sun! So no reason to avoid, but just a reality. (& again, it was clean & someone even came to serve me a beverage which I didn’t expect).

This Riad is a little bit special. We stayed in the suite with private terrace, convenient for pool just outside the room. It was simply stunning, beautiful decor. They also booked restaurants for us and gave helpful tips on getting around the Medina. Lovely room (and hot water bottles), great views from roof, enormous traditional. breakfast. The staff couldn't do enough for us, the most wonderful hospitality from when we arrived to when we left. Lots of thoughtful touches like mint tea on arrival and fresh fruit in the room. The breakfast was great and it was lovely to be able to chose where we took it each day - we had ours on the roof terrace which was stunning. The location was perfect for exploring too. If we had had more time, we would have had loved to eat in the restaurant in the garden courtyard. We would definitely stay again if we returned to Marrakech.

The breakfast was good and very typical of a moroccan breakfast. Certainly did not leave us hungry. The Riad looks a little worn on entry and we were worried that it would be disappointing. However, we had 3 rooms and all were lovely. My husband and I had a suite on top floor and it was huge with indoor and outdoor space. The rooms were entirely authentic and made you feel like you were staying in a privately owned home rather than a hotel. If you are looking for the Four Seasons, this is not the place to be. If you are looking for a really special, authentic and stylish Moroccan experience, this will fit the bill.
Cons: I think management could smarten up the entrance areas a little bit. I don't think the Christmas decorations helped to convey a feeling of luxury. But as I've said, the rooms were wonderful. It was a little noisy (especially one of the rooms) but that sort of goes with the territory. It was well positioned for the central square and for the taxis!

The place is charming with amazing staff who are always there to help and guide you. We were given detailed instructions at the tile of Check-in which helped us to avoid fraudsters in the souk. The stay in the suite is worth it. Breakfast was really good and the staff went out of the way to prepare breakfast early in the morning when we had tours booked. Overall worth every penny.

Walk through the door and there’s a cozy charming oasis inside, with trees and birds and turtles. A good location for seeing the mellah, Badi and Bahia Palaces, Saadian Tombs, and exploring the passageways of the medina. It’s a short walk to Jamaa el Fna. The staff was fantastic and the meals were very good.

Incredible location and super friendly staff. We felt welcome from the minute we set foot into the quiet yard of the Riad. The breakfast was authentic and very delicious. The trip was a birthday present for my spouse and I was quite nervous whether I picked the right one (yes, there seems to be an endless amount of options), but I was happy that I chose this one. We had a wonderful stay and can highly recommend booking here if you are looking for an authentic Riad. Do yourself a favour: On your first evening order a bottle of wine to the rooftop for sunset, go up there and hug your spouse while you listen to the muezzins singing from three different minarets and take in that you are at this incredible location. There is no better way to start your stay.
Cons: To be honest, there is not much negative to say about this Riad. Just be aware that upselling is a popular sport in Morocco - and the Riad is no exception. :) Any excursion or activity you may be offered, you will find cheaper on Airbnb or Booking. If you order a bottle of wine be ready to pay 30 EURs for it and see the same bottle at the airport for 6 EURs but hey, it's the name of the game and the experience as well as the service account for it. Just FYI: You will have to pay your stay already the night before your departure.

Upon stepping inside this marvelous Riad, our minds were instantly blown away. The reception we received from the staff was so unbelievably great, leaving us in a state of curiosity and wonder. From the beginning to the end, the staff demonstrated an exceptional level of goodness. The property itself is impeccably clean and neat, displaying a remarkable level of maintenance. Every corner we explored seemed to be taken straight out of a picture-perfect scene. The architecture and the vibrant colors of the Riad truly left us speechless. Not only was the food excellent, but the way the staff served us truly made them stand out as the best. Their attention to detail and manner of service were beyond anything we had experienced before. The property also offered a great view and boasted superb interiors, with luxurious rooms that added to our overall experience. As we reflected upon our Moroccan trip, which included stays at a total of five Riads, there was no doubt in our minds that this particular Riad surpassed all the others. In fact, we boldly believe that they will undoubtedly be recognized as the top Riad in Marrakesh.

This is a beautiful, authentic Riad in a perfectly located spot in the Medina. What lovely people run this enchanting place. Exceeded expectations. Superb, authentic food, breakfast and dinner, my partner and I felt like sultans in our room with a private terrace. Birds singing nearby at dusk and dawn. I feel so lucky to have chosen Riad Kaiss by Anika. Oulaya and Hondayfa were so kind and generous. But especially Oulaya. Thank you for making our days there so perfect. And Tarek who saved the day when we had technical challenges. Don’t hesitate to stay here. Go for the big suite if you can, but if not, relax, have a massage, enjoy the little rooftop pool, and feel special this private oasis.

I cannot recommend Riad Kaiss highly enough. It’s a quiet oasis in the centre of the busy city. The staff made us feel like we were the only ones staying there (in fact, the property has so many romantic rooms and settings that we often had long periods without seeing any other guests) and could not have done more to make us feel welcome. The decor is incredible and the Riad has all the services that you would wish to have. Breakfast was sizeable and delicious and we had dinner on the last night which was a highlight of our holiday. If I ever come back to the city, I won’t look past booking Riad Kaiss again - it had everything.

The location in the medina was great. Easy walking, and also easy to get out for a taxi. We LOVED the food they served, and the service, and staff were truly impeccable. I would give them higher than 10 if I could. The decor was incredible, and the history of the Riad was so interesting. The staff were always cleaning. They were such wonderful hosts. We loved that they showed us the entire Riad and also gave us a map so we could find our way around. We did..... An absolutely lovely place that could not have been better for us.

We really enjoyed dining in the beautiful interior courtyard and lounging in the many places available on the riad’s various floors. Being out on the rooftop terrace for the sunrise was a rare treat. The staff members were extremely kind and attentive, well beyond our expectations. We won’t forget our excursion to the Atlas Mountains because of our fantastic guide and the amazing food his mother cooked after our hike of several hours.
Cons: There were a few staircases that were difficult to use because of low lighting and an absence of handrails.

The whole riad was so beautiful and was kept clean and tidy all the time. I loved eating breakfast in the courtyard. Staff were absolutely out of this world, nothing was too much. They were so welcoming and lovely, they made our stay extra special. Special thanks to oulaya,hafssa,houdifa,abdrhman,khadija, abdhul and hanan. (Sorry for any spelling mistakes) everyone was amazing, cleaning staff, waiting staff, reception staff.. I really can't big them up enough! The breakfast was so delicious, the homemade soups were lovely!

This is a beautiful riad lovingly restored. The small pool was great for cooling off. Our room had a gorgeous terrace but the hotel has lots of lovely places to sit and have a mint tea or a glass of delicious Moroccan wine. We were greeted with traditional milk and dates and given lots of information and advice. Breakfast is great and served in the beautiful courtyard. The very best thing about this hotel was the staff who were extremely friendly, generous with their time, and went out their way to ensure that we had the best time, their attention to detail was amazing. The housekeeping was also excellent. we would return to Marrakesh just to stay at Riad Kaiss

Location and breakfast were exceptional! The staff were very friendly and obliging. Walk up the winding stairwell to reach the top floor was tiring with a toddler, but the ambiance of our suite and the terrace made it worth the 'trek' :)

The interior of the Riad is stunning. Highly decorated, with beautiful furniture and a tangle of greenery. Our superior room, up its own winding stairway, was very romantic and full of gorgeous design. The interior courtyard, full of birdsong and foliage, is only one of several lovely public spaces. We hardly saw another guest during our five day visit. Breakfast is fabulous. All staff members were uniformly charming. The airport transfer, arranged by the Riad, was easy and very much worth the money. The hammam was a fantastic experience. We can’t recommend Riad Kaiss highly enough.

Cons: We never stayed in Riad and it was little different from the hotels we’ve used to. Ex, the price was not low but basic things such as coffee maker or tv did not exist. But I guess this is how it is in riads. On the positive side, one was feeling as at home with lots of people running after you.

A wonderful place to stay. Everything was perfect from the moment we arrived until we left. Once you step inside the Riad it’s just an oasis of calm and tranquility. Such a beautiful place. The people working there were the nicest we have ever encountered while on a holiday. Big shout out to Abdul Rahman who made our breakfast experience unforgettable. The food was amazing thanks to Hanan and her team. Loved the lentils and I don’t even like lentils. We would definitely recommend staying at Riad Kaiss.

We stayed for four nights and loved this place. The staff are welcoming and friendly and provide exceptional service. The map of the Medina which they provided was very useful. The Riad is very beautiful, with lots of places to sit and talk or read. The breakfast is superb. We liked the position, which is in a quiet area but with easy access to the main sights. There are nice touches - fruit and water is provided in the rooms, and when we left we were given an attractive canvas bag with sandwiches and fruit for our journey. (Don't miss the four tortoises.)

A beautifully appointed riad, with the most friendly and helpful staff! Lots of great little spots to hangout, including a sunny rooftop terrace. Breakfast was tasty and plentiful. They organised treatments for us, including a massage in our room, which was very good. Great location too. They also have the cutest little turtles/terrapins wondering around! Would totally recommend, you won’t regret it!
Cons: Very small things really, but just lighting/mirrors in the room for getting ready were not quite sufficient, but manageable. Full length mirror near some good lighting would be great.

The staff were amazing! The breakfast was out of this world! The room was private and traditional which is what we loved!! It was a bit small and there was no chair, however right outside the door there were beautiful seating and also covered cabanas. Tea and coffee were delivered all day with a smile 😊 . The toilet was tight but otherwise the place is awesome!
Cons: The toilet was tiny. It would be difficult for anyone with a slight weight issue. The overall bathroom was quite large. Perhaps the table in the room could have been replaced with a chair to sit on.

We were greeted by the staff when we arrived in a very welcoming and warm manner! They were all thrilled to have a small guest as our toddler and they went out of their way to accommodate their needs and ours! We loved the architecture and the beauty of the Riad, we were very impressed by the oasis of calm in the Medina and we were inspired by the culture in every niche inside the Riad. Breakfast was amazing and more than enough to energize you for 4-5h of walking in the Medina. The swimming pool was a really good surprise and made the day spectacular for our family after the long walks. The treatment at the Hamman where we participated all together as a family was amazing. The hotel staff were always attentive and went out of their way to fulfill all our requests. We loved the time we spent there and would recommend it to anyone looking into staying there or visiting Marrakech. A big thank you for all the people that made our trip unforgettable!

Abdu ( we called home that for short) provided wonderful service the whole entire trip to us. The staff was very accommodating as well. Everyone was so helpful. Riad was very pretty and decorative.
Cons: The bed was horrible. Need to have a better bed because we woke up just about everyday aching. The pillows were too soft so when sitting up we couldn’t.

We loved every single day of our stay in this Riad. The attention to detail and the service of the staff was simply above expectations. It is a small Riad, but you have privacy, and is big enough not to be bumping every minute with other guests. Hudaifa and the team really make you feel at home and are there to help you with any request. The facilities were more than what we expected, we loved our room, it was spacious, quiet and overlooking the beautiful inner garden. We carefully selected this Riad, because contrary to other Riads we saw, you can actually enjoy the pool, is not only decorative! We spent several afternoons relaxing by the pool, where they even have drinks service there! The breakfast was exceptional, fresh pastries, local bread and juice served every morning. They also organised several additional services for us, like trips to Essaouira or even a mani-pedi. We look forward to returning to this beautiful Riad!
Cons: The only thing I'd like to suggest is to update the AC in the room. Whilst it was fully working during our stay, the heat in Marrakech is quite intense, so it'll be great to have a more powerful one. Not a deal breaker, more of a suggestion.

Very kind and nice staff. Before I go there asked many times about taxi, and they arranged the taxi from the Airport to the hotel on time :) And room was great. Quite big and clean. Moroccan style of breakfast was perfect. Had breakfast in beautiful garden. Pool and rooftop also awesome! And they gave to me fresh drink all the time. Highly recommend this Riad.

This Riad was exceptional— the property was absolutely beautiful and well-kept, and the staff could not have been kinder or more accommodating. We were truly treated like family. The rooftop terraces and pool were wonderful, and you could barely hear the city beyond the walls of the Riad, even though we were walking distance from shops and the main square. There are small, friendly land tortoises roaming the courtyard as well, which was an additional treat! Could not recommend more.
