Ce petit Riad est vivement conseillé : un accueil très chaleureux, un personnel au petit soin, des chambres très agréables et confortables, de nombreux conseils pour se déplacer (avec le personnel qui nous accompagne pour négocier le taxi), des excursions organisées via le Riad (vivement conseillé pour éviter de se faire arnaquer), énormément de conseils sur les environs, les prix à négocier,....sans oublier un petit déjeuner fabuleux ! Vous avez envie de quelque chose? On s'occupe de vous...La terrasse est également très agréable pour prendre par exemple l'apéro...Et pour terminer, vous pouvez égaelment profiter d'un super massage et autres soins...Bref, nous avons été vraiment charmées par ce Riad!

Nos encantó nuestro Riad. Muy céntrico pero tranquilo, perfecto para descansar. El ambiente era muy familiar y acogedor. Amil fue muy servicial, siempre dispuesto a ayudar con una sonrisa. Los desayunos en la terraza fueron muy completos, variados y realmente deliciosos. Camas comodas y todo muy limpio. Y la dueña, Florence muy amable. Sin duda, una experiencia excelente que repetiríamos sin dudar.

Unfortunately the owner contacted us less than 2 days before we were due to arrive to say we could not stay in the Riad as renovation work had overrun. By that time we would incur a 50% cancellation fee to find somewhere else. They found us somewhere else to stay, but they should have told us earlier so we could find our own accommodation.

Everything! It was perfect in regards to location. The staff were amazing and went over and above for you. The cleaning was meticulous and done daily. I loved the little touches such as leaving us a water by our bedside every night. They also have meals that they're happy to cook for you which we thoroughly enjoyed. The location is phenomenal. You are close to everything and you are minutes away from the Medina and the souks. I would stay here again 1,000%
Cons: I'd say the only downside is that you cannot get a car back there so you have to arrange all your pickup nearby and it was challenging at first but once we figure it out any close by location it seemed to work out for everybody and regards to being picked up for tours or anything like that. The walk to the Riad was relatively short so you're not logging your bags for hours. I would suggest checking with them ahead of time and having them meet you on the main street and guide you in because it can become quite amazed until you get your bearings.

This historic riad is the perfect place to spend a few days in Marrakech. It’s located a few minutes from the main square and all the attractions. The staff are always available and very attentive! They make you really feel at home. The rooms, behind beautiful hand carved wooden doors, are furnished in classic style with very comfortable beds. We’ll definitely be back.

Breakfast was wonderful - not buffet style, but catered to guests wishes and with enough variety for us (no dietary restrictions). It was hot outside, but inside was still cozy and cool. I know it was just the beginning of Spring. Location is great. The team is very nice - Amsa is lovely and very attentive, the cleaning ladies, the Chef lady, the owner (Florence) is also very kind. It was a great experience and we would choose to stay there again. The Riad will undergo renovations and I'd love to see how it will be after the transformation.
Cons: The only thing that can be improved is the bell. I believe this is already underway.

This riad is at a very convenient location, very close to many places that we visited, but it's also very quite. The breakfast was quite nice, the rooms simple but very clean. The staff was truly lovely, helpful and professional and definitely deserves a special mention here.

The riad is centrally located and very well maintained. Very good breakfast spread. We definitely recommend lunch/dinner at the riad, the food (lemon & chicken tagine and Tangier) was finger licking. The service is top notch - Adil, Humza and team made our stay the most memorable. We can’t thank them enough. Our little one still misses Humza!

The Ryad itself was very pittoresque, based in a great, not too chaotic part of Marrakech close to all the palaces, the main square, etc. The rooms were good, the view from the rooftopterrace great and the hosts, Hamza and Adil, were extremely friendly and helpful. They alone deserve it to book a couple of nights here. One free advise: have dinner here, because the chicken with lemon is one to remember.

This is a lovely place to stay. The staff are so welcoming and helpful. Our room was very comfortable. It was cleaned and tidied each day. Breakfast was amazing and always served with a smile. The location is ideal. It's in the centre of the Medina, a short walk from the main square, Saadian tombs and Bahia palace. Thanks so much for the Pastillas con leche and the fresh lemonade we enjoyed on the lovely rooftop terrace. It truly is a little place of tranquility for a relaxing afternoon. The advice on bargaining in the souks, hailing taxis and general advice on where to go was invaluable too. Well done to all of the staff. We have so enjoyed our stay with you.

Just returned from 3 nights at the Dar Khmissa, we had a wonderful time. Big shout out to Hamza and Adil who were always on hand for all of our needs, it felt a home from home. Location is perfect, only 8 minutes walk to the main square but the raid was lovely and peaceful. Would highly recommend when visiting Marrakech.

It was a beautiful Riad with exceptional decor - the staff were really excellent and very attentive. It was very well located just inside the medina of the old city!
Cons: While it was very well located - the instructions to find the property were a bit complicated - a simple description of less than 2 mins walk from one of the entrance gates to the Medina (opposite a school, the police station & large taxi rank) would have been useful - then turn right & second left - with a landmark identified. Also, the phone should be diverted to someone in the Riad to help with arrival or maybe cone out & find you! We will still stay again as all of the staff were so nice and it is just a beautiful place!

I loved the decor, very stylish and the furniture was so nice. The roof terrace was lovely, great location, extremely friendly and helpful staff. Bathroom and toiletries were good and the whole building smelt amazing! Good aircon, the best mint tea!

Where would you start? Adil met us from our taxi on the street and took us the short distance to the Dar. (ie like a riad but no garden in the centre) Check in was quick and efficiaent. The attention to detail in the decoration of the Dar was sooooo beautiful and Vincent (the owner ) was just so sweet. I stayed in Indigo and it was soooo lovely. The bathroom is quite small, but perfect. We ate in the Dar for the first two nights - the food was really good, but the table decoration was even better! (Thak you Simo!) There were 3 male staff at the Dar - Adil who was there the most and also at night - we had no key to the Dar, but just rang the bell and were seen on camera and let in. When we had to catch a 3am taxi to the airport Adil was there to help with our bags and leave us to the right taxi. You could breakfast at a table for 6 with other guests or have your own little table or even eat at one of the higher terraces. The air conditioning in bedrooms was quiet, efficient and easy to use. The Dar itself is up a quiet little land, but so close to everything in the medina, The care and kindness that the staff and Vincent gave us really made our week in Marrakech extra special and I cannot recommend this Dar highly enough.crossed

Our host Vincent was absolutely brilliant and welcoming, we had the best time inside Riad, including jacuzzi, drinks and chats. The lady in the kitchen showed us how to prepare fluffy pancakes with holes. Breakfast was great, and staff helpful and friendly, giving us tips and tricks how to shop and bargain in Souks! They also printed our boarding passes and arranged taxi at 2.30am to airport. Would definitely come back, as this was an amazing experience.

We were treated very well at this Riad. The staff was excellent, very kind and accommodating and our dinner was exquisite. The Riad has a very large rooftop, where we relaxed after a long day. I also enjoyed the hammam, scrub and massage at the Riad. After consideration of booking at a spa or our Riad, I recommend the riad, the women were professional and polite and with this option you easily return to your room in a robe afterwards. :)

Cons: Not easy to find. Tucked down a dead end alley. Lots of rules such as no food or alcohol in rooms. If I had known that before, I would have chosen a different riad. Beds are very uncomfortable. Difficult to communicate with. Airline required printed boarding pass and staff was able to print them for us but we never got them and no one could undrstand us when we needed them when leaving.

Everything was so perfect! The staff is the kindest, everybody was so nice, smiling all the time. Breakfast was amazing, I felt like a princess, they were asking if I need something all the time. The room was very clean but a bit small. They arranged shuttle to the airport and they even helped with the luggage and walked us to the car. The terrace is also amazing with the view and the whole atmosphere. It was my 3rd time in Marrakech but I would return to this riad in a heratbeat!!! ♡

The rooftop and chill area are very beautiful! You can see the sunset and sunrise from the rooftop while using the jacuzzi! The Riad is beautiful inside and you can feel you are in one of the original Riads. Location is great and the staff extra attentive.
Cons: Being an older Riad you could hear people talking next to the room but in the evening the guests were quiet. The room was a bit small and the facilities a bit older but wasn’t such a big issue :)

Location - In one way the location was excellent because of the proximity to both the medina and historical buildings south of there. On the other hand it is a the very end of a dead end alley. That was a bit intimidating for newcomers to Morocco arriving to the riad past midnight. That said, said we did not have to walk the alley alone. Instead Mohammed left the riad to come great us at our taxi in a nearby street. He insisted on picking up our luggage and led us back to the riad. As the perfect host he showed us our room but then took us to the rooftop for a relaxing sweet tea and a chance to look out over the medina before heading off to bed. Breakfast the next morning was plenty of Moroccan dishes already in place on the breakfast table while staff were there to pour coffee or offer up more food from the kitchen. Delightful. All of the staff were friendly and welcoming. If you are looking for local character in your lodging this is the place. Unlike any place I have stayed in the states or in Europe I felt like our Moroccan adventure began here.
Cons: What could have been better? Well this isn't a polished five star Ritz Palace. Sure some amount of money could be spent on renovations. The stairs in particular are challenging. Narrow, railingless, steps of different heights and width. You could look at that as imperfections but I feel like it is part of the charm of the place. Also being at the end of the alley can give you an uneasy feeling if you are used to a retreat on a tropical isle, but everywhere we went we found the local people to be friendly and helpful, never threatening nor surly.

Location of riad is perfect - very easy to find as it is near the big road, but at the same time on a small and quiet street, which you need very much after returning from the chaos of Medina. Decorations of the common area and room is very much Moroccan style, so it was lovely. Breakfast was simple, but still delicious. But it is all about the people - Nourdin helped us with transfers, showed us on where to go, and in general was very nice to communicate with. Cons: Be prepared that riad has super thin walls, so you can easily hear your neighbours in the next room. There are about 4 or 5 rooms in total, so it was never loud or disturbing. But still we got the feeling you need to whisper in your own room when get back late at night, as neighbours sleeping. Another tiny issue is that you need to ring a bell when getting back to riad, as you are not given an entrance key. There was never a problem of waiting for too long for door to open, but when coming late it felt a bit inconvenient.

It’s located within the old city so close to all the attractions but not so close that you can’t get away from the endless hustle and bustle. It’s clean and the atmosphere is great

We really feel greatful to have found this Riad, we were so warmly welcomed and had such a nice stay. It's a cosy place, wonderfully decorated with love and much detail. Most of the places you might want to visit are in walking distance. It is just around the corner from Jema el-Fnaa place and the Souk, but yet very quiet at any time. Vincent and his team made sure that we felt in good hands, every single moment. He gave us tips for our stay and helped with organizing a tour to the Agafay desert. The roof terrace is inviting for a rest after a day in the city, even so good restauants and rooftop bars are just aroud the corner. The breakfast was abundant and different every day. Everything tasty and home made, I just regret I didn't take a picture of the breakfast table. Thanks a lot, Vincent and team!

The Riad is beautiful and the staff were extremely attentive and on hand whenever we needed. They helped us arrange taxis to the airport, gave restaurant recommendations and showed us where the nearest atm was, for example. The Riad is in a great location just inside the walls of the Medina and we liked being in walking distance of everything but not being right in the centre. It was fairly quiet at night and the bed was very comfy. The roof terrace is especially nice to come back to and relax after a busy day walking and shopping.
Cons: I had some trouble locking my door but everytime it happened, a member of staff came to help.

The breakfast was nice, everything was fresh and tasty. Hotel is completely silent, it is located very close to busy street and yet you hear nothing. Connection from/to airport is very easy with pubic bus.
Cons: When someone in another room was using water, pressure in my bathroom was suddenly dropping. But it's a minor, the room exceeded my expectations.

Cons: It is the nosiest riad/hotel I have ever stayed in. Bring your earplugs. And do not let them put you on the 3rd floor. It's right by the kitchen and the very noisey terrace. The kitchen help will wake you at 7 every morning. I think that several.people live here, and they literally live on this terrace. Constant talking, morning and evening. And there is only one table for breakfast. So if you don't want to eat with, and be surrounded by strangers, this place is not for you. Also, don't ask for a transfer from the airport. They won't show up. I was lied to, and told that they would send their driver. They don't have a driver. I waited and waited. Just get a taxi. The TV doesn't work. And tell them when you think you might be returning. Because they don't always hear the buzzer. Why they don't give guests a key to the front door, I don't know.

Dar Khmissa is my favorite place to stay in Marrakech. It looks beautiful, it always smells so nice. Rooms are not big but equipped with everything you need. The staff is excellent and go out of their way to fulfill your needs. I was really sick and because of their efforts i felt soooo much better. They are the best.

Riad Dar Khmissa has become our home away from home. The staff, Abdou, Maria and Brahim, were wonderful and we had the best time there. We both took advantage of the special hammam and massage spa treatment with Yasin, and felt more than refreshed - invigorated afterwards. The calm and quiet of Dar Khmissa couldn't contrast more with the noise, hustle and bustle of the city.
Cons: Nothing. We loved everything there and look forward to our next trip back.

That was the second time where we visited Marrakech and first I tried to book same Riad which I stayed in the past! Finally Khmissa Riad is much better! Amazing room, their breakfast has so many options, near the main square! The best Riad you can book!

The riad is nice and clean and in a perfect location. The terrace is super nice and relaxing and if you happen to have dinner here, not only you will enjoy the view on the Moroccans roofs and surroundings but you’ll get to eat very delicious food - actually one of the best food we had in Marrakech. Breakfast is also very very good!!! But what we enjoyed the most was the friendliness and helpfulness of the staff - they did make the difference for our stay, all of them!But a special thanks goes to Tariq for going the extra mile and making our stay absolutely perfect!

the property was in an excellent location. the staff was excellent and very helpful for all your needs. breakfast was included and was good.
Cons: the rooms are a little small. not a lot of space for luggage or room to relax unless you are on the bed. bathroom was very tight.

We had a wonderful stay at Dar Khmissa. the terrace is lovely. Breakfast and Dinner were delicious. Staff was warm and welcoming full of great suggestions.
Cons: There was an issue with the bathroom odor in one of the rooms.

The people of the Riad! From the first moment it was a warmly, friendly and almost familiär situation! We joined one night the dinner there - it was amazing and really like a good dinner with good friends. The Riad is clean, comfortable. And very silent.
Cons: we had a very small room - but for this price it was more than fine ! and there are bigger rooms as well!

Really nice staff, we left early morning and we recieved our breakfast in a package <3. The rooftop jacuzzi and the hammam is superb. Clean and really comfy beds
Cons: the room was a bit small for 3 people but it was all fine. The doors in riads are not soundproof (wood) so talking from people in the mid hallways is hearable in the rooms

Cons: It was loud till late night (2 am) - the room was not soundproof at all. Had not chance to use the bathtub as the group of friends had alcohol party next to it/in it till 2 am. - slightly upsetting when you think that this facility justifies the price rate. Only one staff member communicated in English.
