Breakfast was o.k. The streets by the hotel were dirty.
Cons: Our room to the front of the hotel was lovely, but, it was hard to sleep with the constant traffic outside, which was paricularly bad at night. Perhaps, if shutters were istalled on the windows, it would help keep out some of the traffic noise.

The location is good if you want to stay in the old center. The terrace is very nice. The room is big enought.
Cons: We recived a room that had no natural light and was always dark as so the hotel. The breakfast is very poor but some of the products are interesting. The riad is traditional but very old with old furniture. We found one day the locker left open even thought we have closed it. Fortunatelly nothing was missing

great location, very close to the medina madness but far enough so the rooms are not noisy. Easy to walk around from here, easy to grab taxis and arrive to the front door from the airport. It felt very safe walking alone as a woman at night.

Cons: While paying the reception worker Mustafa charged over by cheating the currency between euro and dirham, saying it is the instruction of the administration. He gave me an extreme noisy room on the main street. TV doesn't work in any room. Light is dark, you can't read. Cleaning staff are noisy, you can't rest afternoon.

Overall, the staff was very helpful and attentive and made our stay more enjoyable. Shout out to Ayyoub, the morning receptionists, and the cleaners and concierges. The rooms were cleaned regularly and the breakfast and bathroom were amazing. Itâs also super close to all the attractions and right beside Koutoubia.
Cons: It is older so the doors and locks will need getting used to. Also water bottles were only provided once and there were no Kleenexs.

Beautiful big bathroom, upon arrival staff were friendly taking the suitcase upstairs. There was flexibility with cleaning staff about times of replacing towels although there was a bit of a misunderstanding about it (expected when there are 3 languages involved). Staff generally easy going and discreet. Although the breakfast buffet wasn't amazing, the a la carte options were very tasty, especially compared to many other restaurants we tried in Marrakech.
Cons: -It's advertised as a 5 star accommodation but it doesn't meet such a standard, e.g. it is not possible to order any food to the room and the tv doesn't work in any room (as explained by staff) even though the description says "cable tv" -There is no proper system to track hot drinks orders and charge them to the room. Bar/restaurant staff just write by hand notes to pass to reception if paying by card so we opted to pay in cash after the first time. This however results in no receipts being given and on the last night we were accused of not having paid for 2 coffees which we had paid in cash already. When we asked when it was we didn't pay we were not given answers and we were interrogated about our movements so that we provide dates or times and their answer kept changing. -There was no actual daily cleaning, just moving our towels around, making the bed and emptying the bin. -Located in a very polluted spot in Medina. We both got nose and throat pain and irritation from the fumes. -Quite unstable Internet connection being reset often.

The location of the riad was excellent as we could easily walk to the medina and the main square. The riad had a lot of character, a great terrace where we had breakfast, and the staff were very helpful. We loved the riad and had a lovely stay.
Cons: There wasn't much we didn't like. If we were being picky, I would say the breakfast, although fresh and plentiful, could have been more varied, perhaps some more fresh fruit. The shower was hot, but the pressure, although ok, could have been better. However, these were only minor things and did not bother us. Overall, the riad was very good.

The location is quite handy and even though the hotel is located on a busy intersection it is really quiet inside. It has a rooftop restaurant with a great view. Breakfast is decent and some of the staff are quite friendly and helpful.
Cons: This is typically a hotel that has seen much better days but still attracts a fair number of travelers due to its location and name. However, considering the sheer number of options around town we would advice staying here for now. On the first night we stayed in room 3 on the first floor. We found the room dusty and not properly maintained. There was only one towel plus had to request for more and better pillows. The toilet did not flush properly, the lid broken. There was barely any water pressure in the bathroom. The aircon did not work and instead blowing cool air switched to blowing really hot air after a while. Even after we had called reception a few times and had somebody over to the room, no solution could be offered and we had a very poor night sleep. We received no apology or compensation the next day. We had been offered a different room though. However, nobody at the reception seemed aware of this and when we inquired about it again in the afternoon we were told only one was available. It not being clean yet we were told to wait. It being three o'clock in the afternoon we though the hotel would hurry this up but instead nothing happened until we lost our temper and really demanded that something be done about the situation. More than an hour had passed. It may not seem much but by the that time we were well passed check-in on our second day after a very lousy time on the first, yet having already paid for three nights. Room number one where we stayed the next two days was better equipped but again fell short of expectations. The shower is just a shower head you need to hold in your hands. There's nothing to keep it stable while standing under it. Moreover, only really hot water comes out. There is barely any cold water to mix it with. The toilet does not flush properly. The water in the sink does not drain. The aircon functioned but we doubt it will do you much good when it's actually summer. The room's are excessively dark otherwise.

Great location. Helpful staff, they helped us with printing some of our documents and finding a taxi. Served a delicious tea. Always smiling. Rooms are clean, spacious. Breakfast was delicious.
Cons: At the beginning there was a misunderstanding, even though we booked several rooms long time ago, as soon as we arrived they tried to move us to other hotel and say that our booking was cancelled. But at the end we managed to solve it and stayed at Riad Marrakech.

I have never been to a hotel where staff are this nice before. Everyone is so caring and loving, I was welcomed like a part of the family. The receptionist Umaimah is just the best when it comes to hospitality and Umar at the rooftop kitchen made me feel like Iâm at my house.

The riad is in a good location for public transport (the bus stop is right next to the building - easy travel from the airport). It is next to Koutoubia mosque which makes it easy to navigate in the area. The staff were very friendly and helpful with information about the city.

Location was incredible, right in the middle of Marrakech, great access to the Koutoubia, Souk and Palaces. The restaurant on the top roof was the cherry on the cake.
Cons: The facilities were ok, some areas a little run down, like the paint on the bathroom was coming off from the wall. The Hotel is right on one of the most trafficked roads, so it was noisy with the cars and motorbikes.

The staff were really helpful and friendly. The riad was amazing. Location was really good for access to the souks as it is in the Medina walled area. No noise from the airport which is only 15 mins away
Cons: We had to ask a few times for the breakfast buffet to be topped up. Birds were getting in and walking over uncovered food on the buffet. The place is missing an opportunity. They should have a cooler and sell water as the prices charged to tourists in the local shops is a rip off 8euros for a bottle of water. If you ask the desk if you can buy some water they will call the restaurant upstairs and they will give you 1 bottle, (to be paid for downstairs)

The location is excellent. Itâs a few minutes walk from the Jemma el Fna Square and markets, as well as the Kasbah. The old Medina is about 15 minutes walk. The staff is helpful and we enjoyed having breakfast on the roof terrace. Our room was spacious and comfortable. However, the lighting was very inadequate. The room had no ceiling lights, only one small table light. Also there are no wall plugs either. We had to unplug the tvs to charge our phones.

Great traditional authentic Moroccan feel. Very central to the square. Conveniently located staff were helpful and nice. The decor in the central courtyard and the way the roof opens up is beautiful. The roof top terrace is great, I think in summer months when all the cushions are out will be fab, and I will most likely return to see this.
Cons: I think for the price you for this accommodation there is nothing to say I didnât like. The rooms and bathroom are basic, but clean and comfortable and worth the value and price you pay. However no plug near the dressing table which always drives me nuts, wish hotels would think about women doing their hair with electrical straighteners etc and have a mirror or plugs at the dressing table. Or just put a small portable mirror that can be moved near a plug area.

Cons: It is a fake riad, built to be a hotel. Our room had view over a car park. No lift is ok in a real riad, but not in a fake. The shower was closed(!) in our room, the bath tub did not fit older people. Worst was the lousy breakfast. Actually the worst we had for many years. The hotel is far too expensive.

The location was great, next to the Koutoubia mosque and less than 10 minutes walk to the Medina. Room was spacious, got upgraded, the Riad is attractive, lots of old decor, good size bathroom. Breakfast was simple but good, fresh orange juice. Great staff, especially the manager, opened up the terrace garden though it was not yet operational. Overall excellent, good value. Great sunrise from the terrace.

The staff and check in experience was very smooth. We had an issue with the room smelling strongly of paint and they offered to change our room to another which was better but the smell of paint still gave us a headache overnight and we found ourselves eager to leave as soon as possible. Unfortunately the floor tiles and rugs were dirty. They may claim that the tiles are old but even antique tiles can be cleaned much more thoroughly. Our socks picked up so much dirt walking around and there were no slippers. with the rugs and tiles being dirty, this made us conscious of sitting on the sofa too. The bed sheets were clean but so old they had bubbled and nearly ripped on the edges. Breakfast was disappointing, we expected a modest but delicious Moroccan breakfast and had supermarket pale and chewy croissants, pale orange juice and hard boiled eggs. Nothing was tasty unlike the other Riad we stayed at. Overall we were really happy with the people but were glad we had only booked this riad for one night.

The breakfast provided by this Read was brilliant! the service was fantastic and the staff could not haver been more helpful. there was a menu to choose from, but the Read also offered freshly made omelet's if you wanted one. staff we always at hand if you needed anything and we so friendly and helpful. this really made our stay even more special.

I cannot recommend this Read highly enough!!! it is a very short walk to the Medina and yet is is so peaceful and relaxing at the Riad. fantastic views of the Mosque and Medina on offer from the roof top. I would like to thank: Mustapha, Oumaima, Lachen, Hakima, Youness and Mohammed Bennani for treating us so very well during our stay, they all helped make our time in Marrakech special

Nice clean cosy rooms and common spaces. It has a good terrace, but when we came there it was not working - you can go on top to see the view, but you can't have breakfast there.

This hotel was exactly what I prioritized. Walking distance to major attractions, with a secure parking lot just a half block away. There was Moroccan flavor, with a multi-lingual staff. The water was hot, but the water pressure was low. There was heat in the bedroom, and clean towels. I was initially put off by the graffiti on buildings outside, incense smell in the lobby, and less than clean Riad common room. However, I never felt unsafe, coming and going, even at night. And the friendliness of the staff, along with the funkiness of the place caused it to grow on me. One problem was that there were only two power outlets, needed for lights. If I wanted to charge my phone or laptop, it got pretty dark. Stairs, no elevator, but someone always handy to help with luggage.

Cons: We stayed in this hotel for 4 night in November 2022. We had Junior suite. Hotel was choose because of the location and bathtub, our experience is nightmare. -location what is marked on booking website is wrong, correct location on google maps. -google maps have invalid photo of the hotel building, -room doesn't have lights (no joke, ceiling is empty). There are 4 tiny wall lamps in the room what have light, room is very DARK, not possible to read. We asked for additional lamb, but this didn't change situation. -In expensive Junior suite for what we payed 500 dollars, we have 1 socket. Other sockets connected to wall lamps, plus another socket is removed, just hole with trash inside. -when we arrived our linen was with dots, sofa was shabby and with holes. -street what is upfront of the hotel is very laud, don't expect to have good sleep there, even with closed windows. -when we check some drawers inside the suite we found trash (shitty cleaning), -there was no trash bin in the room only tiny bin in the bathroom, -they clean numbers at 4pm, what is below any standards. -lock in our room wasn't worked well, it took dexterity skills to close and open room door. -In Morocco mint tea is everywhere. But in 5 star hotel Riad Marrakech By Hivernage they serve only tea bags. Disgusting and unacceptable! In Morocco fresh orange juice is very cheap and sells everywhere. During the breakfast, staff pour half of the glass to new guest. Instead to put jugs with fresh orange juice to the table, where people can pour themselves, they pour manually only half the glass. and final! -when we asked to print flight tickets, woman at reception said that we have to pay 10 dirhams for each list of paper. So to be clear hotel employee ripping off their guests!!! We refused to pay. -next ripoff is taxi to the airport, asked for 150 dirhams, when official price is 70 dirhams. We catch taxi on the street and payed 70 dirhams.

One night none of the ATMs in town worked for a few hours. We had to catch a flight and couldn't get any cash from the ATM for a taxi. Front desk was completely unbothered and would refuse to help. Which meant we literally had to ask other hotel guests to let us transfer them money for cash.

Upon arriving at the hotel, the room that i was given had a linking toilet, a roach in the bathroom, no working outlets, a dirty carpet and a foul smell in the room. The hotel gave me another room. The second room had a leaking sink, ants in the bathroom, a filthy remote control and 1 working outlet.

Not too impressed by the place. Very dark riad and needs a huge tune up... Positive side is the location which is ok. We were changed rooms after the second night since the toilet was broken since day 1 and we even had to ask for a bucket in order to be able to flush the toilet as they were unable to fix the toilet. Thankfully, the second room saved the rest of the stay (total 5 nights).. Dining was good but breakfast was constantly lacking food. the breakfast guy kept on bringing small quantities of food at the time for the buffet which I found to be counterproductive since he was always running to the kitchen. We are very rarely disappointed with our choices on Expedia but that location was a disappointment.

Das superior zimmer was mir gegeben wurde entspricht nicht dem angebot von hotels.com. auf meine reklamation hin wurde mir ein zimmer mit balkon gegeben. Balkon isch wohl die falsche definition. entweder passt das hotel oder hotels.com die beschreibung der zimmer an, da sie nicht ĂŒberein stimmen. Beim frĂŒhstĂŒck muss man zu den ersten gehören, denn die warmen speisen werden nicht nachgefĂŒllt.

Central location for exploring. Easy access to the food stalls and souk. Bedroom was clean with comfortable bed. Bathroom was functional but could use some updates. Breakfast was basic. Staff was super friendly. Would stay there again.

The hotel is located v3ry near the central square with easy walking access the many markets and sights worth seeing. Although itâs on a crowded street, itâs quiet in the room, the bed is comfortable and the level of cleanliness high, staff were helpful. Breakfast had adequate choice.

Quel dommage que la rue devant soit si bruyante et tellement polluĂ©e... Vraiment prĂ©fĂ©rer les chambres donnant sur le patio si vous souhaitez dormir! Les chambres sont grandes et lits confortables, avec climatisation et TV.

Nach 9 Tage Andalusienrundfahrt einfache EnttĂ€uschung! Das Zimmer war nicht sauber obwohl jeden Tag die Dame zum putzen kam. Toilette lose. Schimmel unter der Klimanlage und in der Badewanne. Die Badewanne wurde unproffessionell mit MarmorstĂŒcken verkleidet, innen drin zig lagen Farbe und drunter wahrscheinlich Schimmel. Abfluss verstopft. BadezimmertĂŒr schrecklich laut. Die Austattung allg. Schon runtergekommen. ZEIT zum investieren anstatt nur kassieren! Meine Empfehlung.. Finger weg!!! Wirklich das einzig Gute ist die Lage. Selbst das Ibis Budget Standard FrĂŒhstĂŒck ist ausgewogen und Schmackhaft im gegensatz zu das was die anbieten. Kellner zum GlĂŒck geizig da halbe kleine Tasse "frisch" zubereitete o.-saft/pulver schmeckt nach was anderem. Kaffe instant! FĂŒr durchschnittlich 65⏠die Nacht haben wir mehr erwartet. Bitte sucht euch was anderes. Danke

Property was close to the Medina in old towne. However the included buffet was very minimalistic and low quality and usually empty. The housecleaning staff were great.

Although the staff are nice, informative and willing to help, I find my experience quite disappointing. The bathroom requires a bit more cleaning and updating as mold can be seen along the tub and wall... a fresh paint and well scrub would have help, also a little noisy and kiotic in the lobby and noisy in the room as well.

I feel bad leaving this review since the staff at the hotel were nice and helpful. But this is not a 4-star hotel, far from it. The rooms shown in their site and here are not accurate at all. The terass on the roof were used as some kind of storage for broken furniture, the view is not what the photos show and the breakfast is just sad for being a 4-star hotel. Our room (superior) was small and with an extra bed that took up space. We are not very picky but this was a not worth the money spent.

Ănsker man noget udover, koster det. Der er ikke mulighed for at lave kaffe pĂ„ vĂŠrelset (kan ikke huske, hvornĂ„r jeg sidst har prĂžvet det!). Ved afrejse virkede hotellets betalingsmaskine ikke, sĂ„ vi mĂ„tte rundt i byen for at hĂŠve kontanter. Heldigt, at vi havde flere kort med, men det kostede sĂ„ 300 kr. ekstra i hĂŠvningsgebyrer, som hotellet ikke tilbĂžd at dĂŠkke. Alt i alt var hotellet vĂŠsentlig under det niveau, vi havde forventet.

Location is completely different from hotels.com showed map. This hotel located next to old city. So if you want to stay near old medina I super recommend this hotel. Looks nice but hotel equipments are stinky. Hotel stuff are so helpful. Especially Annas who is working at reception desk who should work at 5 stars hotel.

I was given a gorgeous suite with what looked like a roman bath in my bathroom. It was a huge room! But the first night was tough because the air conditioning wasn't strong enough for the room. The staff had no problems giving me another room which was smaller but so comfortable....

Riad was within walking distance to many sightseeing locations in Marrakesh, especially the Jemaa el-Fna market. The staff was very helpful and accommodating. Room was small but big enough for two people. Breakfast is provided consisting mostly of pastries, which we definitely did not mind. Overall we had a great time and would definitely recommend the Riad Marrakech!

Das Hotel war ein sehr guter Ausgangspunkt fĂŒr unsere Exkursionen in Marrakesch, da der Hauptplatz Djema el-Fnaa, die Koutoubia, das Centre Artisan, das JĂŒdische Viertel, der Palais de Bahia und andere sehens- und erlebenswerte Orte in Marrakesch gut zu FuĂ erreichbar waren. Zudem lagen TaxistĂ€nde in der NĂ€he, die das Erreichen entfernter PlĂ€tze (Gerberviertel, Jardin Majorelle, Jardin de Menara) einfach machten.

Man gab uns beim Einchecken das Zimmer Nr. 14 ohne Balkon, wo die Kanalisation stark roch. Nach Reklamation konnten wir Zi. 11 mit kleinem Balkon beziehen. Das Fenster bzw. der Balkon waren zur Strassenseite gerichtet, welche sehr belebt ist und bis in die spĂ€ten Nachtstunden hört man den LĂ€rm von der Strasse. Das FrĂŒhstĂŒck wird im Innenhof serviert, wo es im Winter morgens sehr kĂŒhl ist. Das ZimmermĂ€dchen war sehr freundlich und dekorierte das Bett jeden Tag aufs neue mit RosenblĂ€ttern und kreierte aus den HandtĂŒchern Fantasiefiguren. Das Bett war sehr bequem.

Firstly the hotel is now called 'Riad Marrakeck', taxi drivers will not know where it is if you ask for palais riad batoul. Hotel is centrally located, about 5min walk from Jamaa al Fna (central square) or the big mosque (Koutoubia) so is excellently positioned to walk around the city. Rooms are a good size, nicely decorated and surprisingly quiet for a hotel that is so close to things they also have nice big bathrooms with big bath +plenty of hot water (if you wait long enough... Hotel is very clean and generally quite smart (the odd bit of paint flaking off here and there). Staff are helpful but speak limited English (you might get on better in French), breakfast is limited to croisants and pastries, coffee and orange juice, you will probably eat out in the evenings any way in the Jamaa as more fun + cheap (tagine +a drink and salad for under ÂŁ10 in most places), try the upstairs at Cafe de France or Le grand balcon du cafe glacier for great views +hassle free eating away from the beggars, cigarette sellers etc. Hotel very quiet when I was there (December) only 1 or 2 other guests, the neighbourhood is noisy +shabby but that is true for any of the hotels in central Marrakech (try Gueliz for more swanky neighbourhood but further out). Riad Marrakech is great for a 2 or 3 night stay in Marrakech and I enjoyed my time.

Jag Äkte med manligt sÀllskap men tyvÀrr hade han glömt sitt pass i vÄrt hotellrum dÀr vÄr huvudvisstelse var. DÀrmed fick vi inte dela rum utan om vi hade valt att stanna pÄ hotellet hade vi varit tvungna att boka ett till rum, vilket vi vÀgrade och vi valde dÀrmed lÀmna hotellet. Har sÀllan stött pÄ sÄ oresonlig personal pÄ ett hotell och har sÀllan blivit mer förolÀmpad. Rekommenderar inte detta hotell!!!

I absolutely loved staying at this location, although it was just a couple of days. The riad/atrium in the middle has wifi internet and a roof that opens up. Small singing birds fly in through the crack in the ceiling, filling the space with the beautiful song from birds and lights up the space just enough. Rooms are comfortable and the noise from the street is not too bad. Staff was friendly and accommodating.

du grand n'importe quoi, un booking a l hotel hivernage et je me retrouve dans un riad en pleine ruelle vers jamaa el fna, bien que sur mon booking il y ai l'adresse et le numero de l'hotel hivernage. Une fois à l'hotel on ne retrouve pas ma resa et me demande de payer une autre nuit car le commercial ne leur a pas transmis ma resa. La clim ne marche pas en plein mois de juin et bien sur pas de piscine, génial sous 40° Le petit dejeuner: jus d'orange et deux mini pain au chocolat on repassera pour le pur petit dejeuner beldi dans un riad vous m'avez gaché mon weekend,publicité mensongÚre

Super locatie. Mooie kamer aan de binnenplaats. Goede en aardige service. Enige kleine minpuntje was het wat rommelige dakterras. Naam hotel is gewijzigd in Riad marrakesh, waardoor we wat verwarring bij aankomst hadden. Met bus naar Riad: lijn 19 sttat links als je vliegveld uitloop.

We had a really lovely stay here and will be returning. The staff bent over backwards to accommodate us. Our room was comfortable and had that 4* appeal. Located on the outskirt of the medina, everything was in walking distance. So we could take the hustle and bustle of the medina or not by staying at our Riad or taking a taxi to the newer part of the city.

The hotel location was ideal as it was close to the Medina and the Koutabia Mosaque and the Dj e Maa El FNA Medina and other sights. We walked everywhere which saved on transport. We looked forward to returning to our room in the evening to see what designs the chamber lady had made with our towels. She was very artistic. We thoroughly enjoyed ourself.
