La tranquilidad del alojamiento. La terraza. La ubicación dentro de la Medina y cercanía a la plaza Jemaa el Fna a la que se puede llegar andando en menos de 10 minutos. La amabilidad y hospitalidad del personal, especialmente de Zacaría.
Cons: Para acceder al Dar hay que ir por unas calles algo oscuras y menos transitadas, pero muy tranquilas, sin ningún peligro y realmente agradeces que el Dar esté fuera del ruido de otras calles de la Medina.

De flexibiliteit en de hulp van de Riad was uitmuntend. We konden eerder ontbijt krijgen dan de geplande tijden, we konden op het terras dineren wat niet gebruikelijk was. De kamer was schoon, geventileerd en zag er mooi uit. Het was er super rustig en het personeel was heel erg beleefd. Bovendien was het 5-10 min lopen vanaf het centrale plein. Ik zou dit aanraden aan iedereen die naar Marrakech gaat

Un accueil chaleureux, avec un bon petit thé à la menthe, un mini paradis caché dans les rues de Marrakech, situé au calme malgré la proximité de la médina, riad avec une très très belle structure. Propreté de la chambre. Le linge, la chambre dès qu on y rentre, sentaient bon. Le petit dej diversifié, avec jus d orange ultra frais, bon et copieux. Le personnel gentil est à disposition quelque soit l'heure. Tout à été juste parfait Riad recommandé a 100%.

Staying at this beautiful family-run Riad in Marrakech, was honestly one of the best parts of our trip. The place is super cozy and feels like a home away from home. The riad has this perfect mix of traditional Moroccan style with all the modern comforts you need. The family who runs the place are super friendly and made us feel so welcome, eventhough we arrived very late in night. Marrakech can be busy and bustling, but the Riad itself is such a peaceful escape. The rooftop is beautiful – it’s the perfect spot to relax after a day of exploring. All in all, I can’t recommend this Riad enough. It’s the perfect spot for anyone looking for a peaceful and authentic Moroccan experience while still being close to everything Marrakech has to offer.

Cons: Not the fault of the riad, but I forgot to take location directions and couldn't access the internet so only had offline google maps - this did not work and just took us to a point on the main alley, but the property is a few twists and turns further in. Take directions and/or follow the numbers round through the tunnels!

Cons: We could hear other guests coming in at night or leaving in the morning (we were ground floor room). This would have been better if the quiet hours had been enforced. Vegan breakfast was requested - some understanding (no eggs given) but we were given butter /honey and strongly suspect the cakes/pastries were not vegan.

The staff were incredibly helpful, and the gentleman at reception was always available to answer questions or provide valuable tips about navigating Marrakech. The welcome dinner was a highlight and absolutely worth it—the tagine they served was better than what we tried in many restaurants. Breakfasts were also a delight. There’s no buffet, but each morning you’re served fresh, homemade food prepared right before you sit down. One of the best features of the riad is the spacious rooftop terrace. After a day exploring the busy and stimulating streets of Marrakech, it’s the perfect spot to unwind and relax. Stepping into Riad Dar Al Kounouz was like entering a dream. Nestled within the bustling heart of the souk, this serene hideaway provided our family of four, including two teenagers, with a magical and tranquil retreat. We stayed in the Jade Suite, a spacious haven with two bedrooms perfectly arranged for a family or group of four to six. One room featured a large bed and the other a large bed and two single beds, ensuring plenty of space and comfort. The beds, though firm, felt luxurious, with crisp, perhaps overly starched sheets that whispered of thoughtful care. The centerpiece of the riad was undoubtedly its courtyard, a peaceful, verdant oasis where we began each day with a breakfast experience we’ll never forget. Traditional, colorful, and elegant, the courtyard was adorned with exquisite tiles that reflected the beauty of Moroccan craftsmanship. My teenage daughter summed it up perfectly when she said her favorite moment of the day was having breakfast here. It was a complete meal, including fresh-squeezed orange juice and delicious omelets, and served by the kindest and most gracious hosts, whose warmth and attention to detail made us feel cherished. The rooms and bathrooms mirrored this traditional beauty, with their authentic Moroccan aesthetics and charming touches. The bathroom, with its stunning design and silver handheld shower head, was a blend of elegance and cultural authenticity—a detail that added to the overall charm. One improvement would be to adjust the wall fixture so the shower head can hang at the right angle for rinsing. What truly elevated our stay was the incredible team who run the riad. Their kindness and generosity were unmatched. It was a fascinating "riad": the architecture and details were impeccable. Clean, comfortable, quiet. Very good breakfast, something in between continental and full: it consisted of coffee/tea (or both), freshly pressed orange juice, bread+butter+jam/marmalade, crêpes, both classic (French) and "Maroccain" and a slice of cake, always different. The welcome is a traditional Moroccan mint tea, served from a silver teapot. The location is near - not too near, though, it takes a few left-right-left turns in let's call them "pictoresque" alleys - the main street of the Medina, which is the old quarter. Next time, I would definitely use their recommended pick-up service from the airport, because it wasn't exactly easy to find the riad, but I want to stress that it was not their fault, only ours. The staff: Zakaria, the manager, is a true gentleman, who will give you a warm welcome (including the above mentioned tea) and always heartfelt suggestions. Said suggestions will be about - excursions (he personally booked one for us, finding the best price in town) - places to visit, - restaurants to eat at. Also the rest of the staff was impeccable. Oh, and we enjoyed a very good Moroccan dinner at the riad, for a reasonable price: you will have to book one day in advance, because they will buy fresh food in the morning, according to what you order, and cook it directly. Would definitely come back.

1. It is a gorgeous riad, the room and bathroom is beautiful. 2. In front of the riad entrance, there was a nesting box of cardboard and old clothes for a nursing mother cat and its kittens. Looks like someone at the hotel cares for animals which is always a positive in my eyes.
Cons: 1. The man who greeted us in front of the medina bought our luggage in a cart and did not mention that he will charge us 5 euros for this service. Where I live we call this deceit. This riad obviously wants to appeal to foreigners, so the first thing they should do is to be transparent about any charges before offering a service, not after. This already set off our visit on the wrong note. 2. The staff member who attended to us didn't speak English, it was very hard to communicate with them. 3. We arrived tired and late so we asked for dinner and they said we have to order it a day in advance, there was no option to order dinner on the same day! This is absolutely insane - we only stayed one night, how were we supposed to know? At every other place we stayed at we were able to get dinner. 4. The breakfast was all sweets, just jams and bread and some brownies. No eggs (at every other riad or hotel we stayed at there were eggs or omelette). 5. Wifi was not working in our first floor room. Only downstairs.

Great riad with comfortable beds. The location is in a quiet part of the medina (you have to walk 7 minutes from the gates to reach it). The hospitality of the staff has to be called out - they were very helpful on check in, talking about Marrakesh and Morocco, booking a car to go to the airport, and even printing airport boarding passes.
Cons: Hot water pressure dies off in the evenings. I'm not sure if this is due to too many people showering or a small hot water tank, but it should be looked at.

I booked another riad which was more luxurious than this one for our third night stay in morocoo, but we were all praising how good the service was in this riad. I cant remember the name of the person serving us, but he always had a smile on his face. More than the facility, the service is great. We felt welcome and relaxed. Breakfast and tea were great. Peacful but yet very close to the hustle and bustle of medina. Little secret garden nearby recommended by the hotel manager was also great..

The team was very helpful, always smiling, kind and doing their best to answer our request. They gave us good tips for restaurants and real prices. The Riad is well mantained, well aired, and the terrace is quiet , a great place to relax after strolling around in the souks.

Absolutely amazing place in the heart of Medina. Welcome tea, birds singing while having breakfast on the Riad's roof - just perfect. Zakaria and Oussama (hopefully my spelling is correct) are very friendly and open hosts, looking after every detail. E.g. they adjusted breakfast time for us when we had an early event planned out of the city. The owner must be happy to have such competent stuff on board. Congratulations! We will be back soon 😊 Thank you for your hospitality.

Our family likes to travel to immerse ourselves in the local culture for the most authentic experience possible. We were not disappointed. Riad Dar Al Kounouz is very beautiful and provides all the inside to the traditional Medina livestyle. When you visit Marrakech for the first time, it only makes sense to stay in the heart of Medina, with a short stroll to the Souks and Jemaa el-Fnaa square (experience on its own, for another story). It is close to everything. The Riad is located in narrow little streets only accessible by foot. There is a need for approx. 10min. walk to the nearest street where a taxi or activity provider can pick you up. Luggage handlers are available to assist at arrival and departure. The place is clean and tidy, well managed. Staff are very nice and extremally helpful. Breakfast is beautiful. There is a rooftop to relax at. We stayed in winter so it was great up there, not sure how it would be in a hot summer day. I guess someone else needs to write about that. It is like an Oasis hidden from the hectic Marrakech streets, where you can hide and enjoy peaceful moment. Ohh! and if you love cats, there is millions of them everywhere.
Cons: Really couldn't find anything negative, other than too many cats for my liking..., I am a dog person :)

The main host, Zachariah, is very pleasant and resourceful, as are the other workers. They were discrete, but ready to help at the mere hint of a need or a question.The riad is lovely, a haven of peace in a riotous and exciting city. We particularly liked the rooftop in the late afternoon after hours of exploration and discovery. The house is also centrally located. There are many restaurants, boutiques, hammams and other amenities in the neighbourhood. Excellent breakfast in a warm and quiet atmosphere.
Cons: Nothing comes to mind.

The location was a little hard to find at first, but once I got it figured it out, it was a perfect quiet location right in the medina. The staff was very welcoming and helpful with suggestions with regard to what I should visit, how much to pay for a taxi and the best way to get to Essaouira. They even provided a map of Marrakech - something none of the other Riad's I stayed at did. When making multi-day trips from the Riad, they happily stored all of my unneeded items until I returned.
Cons: It was a little tricky to find at first.

Very good location and all meals were excellent. Great staff who were very helpful. Ideal for couples and family. Thr family room has two bedrooms interconnecting and a bathroom and was very spacious and can accommodate up to 6 people.

Zakaria and his staff were absolutely fantastic. The riad is gorgeous and the breakfast was excellent: assorted breads, jams, coffee, madelines, freshly squeezed orange juice, coffee and a plain omelet. The riad is a quiet oasis in the wonderful chaos of the medina. Zakaria arranged for a porter and taxi to riad for arrival and to the airport on departure. Housekeeping even washed my clothes!
Cons: I appreciated the two things that I'll discuss below but other travelers might not like them. First, the riad is located on Derb Snane off of Rue Sidi el Yamani. The path to the riad requires several turns off of Rue Sidi el Yamani. The riad will send a porter to take you there, so getting there the first time is easy. Those with a poor sense of direction might struggle with this. For me, it was great since you can't hear any of the medina's clamor. Second, my bed was very firm. For me, it was great. My old bones demand a firm bed but that isn't for everyone. In the end, my visit could not have been more perfect.

It's such a great place, stayed here a few times over the years, I'll always come back when in Marrakech, It's just peaceful and beautiful and super helpful staff
Cons: There's nothing to say bad, I just hope they don't do any works to remove the fountain and trees, yes a pool seems like a nice idea, but it would remove the serenity of the place, I feel other users of the ground floor rooms wouldn't be at peace with pool users and also it might represent a hazard for children

I was traveling in Morocco alone, and I had some difficulties in my travel. First I got my leg injury on the day before I arrived at Marrakech, and second my credit card had connection problem between the bank in my country. (couldn’t withdraw money!) The staff in this riad were very nice, one talked to the other guests to solve the credit card problem, and the other guy made a light meal for me. Both guys took care of my leg. Finally the card turned out to be available in Restaurants and souvenior shops, so I did not starve, and made to go back to my country. I really appreciate these guys, and I definetely recommend this riad when you travel in Marrakech. The room was nice and Jamaa el Fna and Koutoubia mosque are walking distance.

This Riad has a lot of character, is clean, offers great personal service and is located close to the main square in the Medina (the older part of Marrakech, which I think is where most visitors would spend their time). I recommend it if you like a comfortable, clean hotel with great local flavor. It is located at the end of several long alleyways off of another narrow street, and it would be very hard to find the first time on your own. It is not directly accessible by taxi, which is common in the Medina part of town. I highly recommend that you ask the Riad staff to arrange for a driver to pick you up at the airport, and they will also arrange for a porter to meet your taxi and bring you and your bags to the Riad. The Medina part of town is old and looks pretty scary when you first arrive, but seemed safe after we walked around and is full of character. I suggest asking the Riad staff to arrange for a guide to take you around the Medina area your first day - a half day is around $50 and is well worth it - the guide will bring you to some nice shops too, but there is no obligation to buy. If you are an adventurous traveler, you will enjoy this Riad experience. If you like to stay at five star hotels, this is not for you (and you should probably stay in the newer part of Marrakech).

When I first walked in, I was amazed by the open courtyard with ornate columns and palm trees. A water fountain in the middle really gives the feel of an oasis in the desert . Birds were flying about high in the trees and I was served a mint tea with biscuits to get a chance to relax before seeing my room. There is also a rooftop garden that was a great place to sit on a couch and read, quiet above the chaos of the streets. Everyone I met at the riad was incredibly friendly and helpful and you can really tell they truly care about the guests. My room was well-appointed with interesting paintings, furniture and antiques. It was very comfortable with a lot of personal touches and ornate carvings. The morning breakfasts were excellent and I loved the room they are served in. I can't recommend this place enough. I guarantee you will be happy here. If you are worried about finding it, don't be...that's part of the fun. However, if you really don't like exploring (why are you going to Marrakesh?) use google maps to search for this address: "Mouassine, 54 Derb Snane, Marrakesh, Marrakesh-Tensift-El Haouz, Morocco". Once you're close and have found Derb Snane (look for the mustache-like graffiti or small metal sign), just follow the map attached. You'll be able to walk right to it.

Zac and the staff at Riad Dar al Kounouz were fantastic. They were always more than happy to help with questions or requests. We had never been to Marrakech before and only speak english, but Zac answered all of our questions about Marocco and the neighborhood. From the rooftop you can hear the calls to prayer from surrounding mosques - a magical and exotic experience. The riad itself is beautifully set out, superbly clean and peaceful. An amazing display of Maroccan craftsmanship and a haven within the crazy bustle of the Marrakech markets. The Riad will be difficult to find on your own - hire one of the handy barrow men to take you there.

While this Riad is difficult to find (even if you're right outside), the reward is great once you do get inside. Upon arrival, you are immediately served steaming host mint tea and biscuits in the open-air courtyard. It is one of the most charming and quaint places I've ever stayed. Don't forget to visit the patio on the roof! The breakfast was better than most hotel "continental breakfasts", with more than enough to eat. The staff could not be more helpful and friendly, even getting up at 5:00AM to carry our bags down and see us off.

Having stayed in Marrakech some time ago at another Riad, I've benchmarked against that memory and location. The staff here are friendly, however a couple of items left me a not let down: not being at the Riad and having to waiting outside in the heat for 25mins; happened a 2nd time but only for 1min as the guy was out getting breakfast and we had a quicker than normal dinner. Surprised no TV, but same as several years ago. In hindsight I would hv choose. A Raid 3-4mjns closer to the main square; might not sound a lot but I think it can count for those trips back thru the day.

We were made to feel very welcome; the service and Jemina's cooking were outstanding. The riad is beautifully restored with a great roof terrace giving views over the city and the royal palace next door. Some rooms are a bit small but are designed with great care. The route to the riad might be a little off-putting for some travellers but the location in the medina is ideal for the souk's etc and they organise an efficient collection service. Highly recommended.

Loved this little riad. Loved the decore and great location. Walking distance to everything. Staff was great especially yoseph. Had supper when we got in and it was amazing. The negatives are that it can be loud as windows and doors face courtyard and that if you go in winter it's cold. Furnsce didn't work in both rooms we had. Otherwise loved it.

Our stay in this riad was our best experience in Morocco. Guests are made to feel exceedingly welcome, and are quickly on first-name basis with all the staff, who go above and beyond. The owner, Dominique, is a very friendly French ex-pat who has seen the world, and the Zachariahs are happy to tell you about the culture of the country. They even went to the train station to buy and collect our tickets, and organised a cake for a birthday! The cook, whose name I missed, is extremely talented, and the cleaning lady very friendly. This place becomes a wonderful haven from the city, which can become overwhelming. It is in a quiet neighbourhood yet is very close to the markets. Moreover, the photos on the internet don't fully show how exquisite and detailed the renovation of the building is. The only sour note was the bag carrier / guide who collected us at the medina boundary, who aggressively demanded a 5 Euro tip once at the riad, when 5 Dirhams is generous. I must stress though that these guys don't work for the hotel. Just be sure to fix a price before setting off. Certainly, if we returned to Marrakech we would stay here again, and will recommend it to our friends.

friendly, clean, pretty hotel in the medina with a fountain in the middle and patio on the roof. very friendly and helpful staff. but also nonintrusive. close to the main square but on a side path, so quiet. we were worried about being very inexperienced travelers, with an 11 year old, in a country where we didn't speak the language or know the customs much at all, but they made us feel very much at home. great breakfasts too! we were very happy to have chosen it.
